    Bed bugs and poor management

I liked the building's location near downtown Lambertville/New Hope and the spacious, attractive apartments, but my experience was marred by repeated annual rent increases and serious maintenance and cleanliness problems. I encountered bed bug infestations that management denied while they gossip about residents, common areas and laundry were dirty with old machines, floor tiles coming up, dark halls, sticky floors and blocked/broken parking spots. Management felt ineffective and threatening (high staff turnover, lease non-renewal warnings), residents were afraid to speak, and there were safety/police incidents. I can't recommend it unless pest control, repairs, cleanliness, parking and management practices are fixed.

    Summary review

Overall sentiment across these reviews is mixed but leans heavily toward serious operational and safety concerns despite some positive aspects about the location and apartments. Several reviewers praise the property's location near downtown Lambertville and New Hope, describe apartments as spacious and attractive, and note friendly neighbors and a manager that at least some residents find pleasant. Those positive comments indicate that for some residents the property can be a good fit and is recommendable based on aesthetics, layout, and neighborhood convenience.

However, a significant portion of the feedback raises multiple, consistent red flags related to cleanliness, maintenance, safety, and management. The most alarming and repeatedly mentioned issue is a bed bug infestation; reviewers not only report bed bugs but also allege management was dishonest about the situation. Cleanliness problems extend beyond that: reports include dirty common areas, filthy laundry rooms, old/broken laundry machines, sticky floors, garbage piled up in the trash/garbage room, dark and poorly maintained hallways, and floor tiles coming off. These complaints suggest chronic facilities maintenance and housekeeping failures rather than isolated incidents.

Safety and community well-being are also major themes. Reviewers mention police presence on the property and describe the environment as unsafe. There are also complaints about parking infrastructure (broken parking and handicapped spots being blocked). Additional worrying patterns include high staff turnover and allegations that management threatens lease non-renewal, intimidates residents, and tolerates personnel who discuss residents privately. Multiple reviewers indicate residents are frightened to speak up, which combined with claims that elementary school children are allowed to live within a senior community and concerns about Fair Housing practices, raises questions about management policies, resident screening practices, and regulatory compliance.

Management and staff receive mixed but mostly negative commentary. While some reviewers called the manager "nice," others accuse the manager of talking about residents to other residents and of being ineffective in addressing core problems (infestation, cleanliness, maintenance). High staff turnover, along with claims of threats and retaliatory behavior by management, suggests systemic leadership and retention problems that likely impact day-to-day operations and resident experience.

There is little or no mention of dining services, activities, or care quality in these summaries, so conclusions about programming and clinical care cannot be drawn from the provided comments. What can be stated is that the housing-related experience—cleanliness, maintenance, safety, management responsiveness, and tenant relations—appears to vary widely and, for several reviewers, is unacceptable.

For prospective residents or family members, the reviews suggest performing careful due diligence: inspect units and common areas in person, ask for documentation on pest control and recent remediation, request clarity on parking and handicapped access, inquire about laundry availability (in-unit vs. on-site), review lease renewal and rent increase policies, and probe management practices around tenant communication and complaint resolution. Given the allegations of intimidation and Fair Housing concerns, it would also be prudent to ask how management handles grievances, retaliatory behavior, and accommodations for vulnerable tenants. In summary, while the property has notable positives (location, some attractive and spacious apartments, friendly neighbors), persistent and serious complaints about pests, cleanliness, maintenance, safety, and management oversight are dominant themes that should weigh heavily in any decision to move in or recommend the community.

    About Heritage Village at Lambertville

Heritage Village at Lambertville sits at 258 Brunswick Avenue and has been around since 2005, with a total building size of about 76,070 square feet, offering 87 apartment units that come in either one-bedroom or two-bedroom, one-bath styles, so people have options for different living needs, and being a multifamily property, it aims to feel pretty homey for those who live there. The place carries a mix of care types, mainly focusing on assisted living and memory care, and they've included special programs for residents with cognitive conditions, helping folks who need extra support to live as independently as they can. Residents can take part in on-site activities, and there are both indoor and outdoor common areas for spending time with friends, chatting, or just relaxing, while the apartments and shared spaces have their own features and amenities laid out in detailed reports, so you always know what you're getting.

For pets, Heritage Village allows cats and dogs, though there are weight limits for dogs, and there's even some help with pet care if needed, which is nice for animal lovers who want to keep their companions close. Residents have access to healthcare staff and extra support services, designed to help with daily life, and there's parking for everyone plus complimentary transportation, so getting around isn't a hassle. The place tracks things like rental rate history, occupancy numbers, rent per unit, and market rates every month, quarter, and year, always keeping clear records, and they actually have more than 30 different reports on things like property utilities, site specifications, and what's available to rent or lease at any given time, so everything's pretty organized. Services and amenities get recorded using Yardi Matrix data, and every service and feature has its own unique name, so it's easy to find out what's offered in each part of the building or program, and the overall aim seems to center on helping seniors stay independent while making sure they've got what they need each day.
