    Great community but responsiveness issues

I live here and love the convenient, well-designed campus - clubhouse/cultural center, two pools, fitness, arts & crafts, woodworking and computer rooms, regular activities, gardens, 24-hour nursing with great nurses, friendly caregivers, security, and spacious rooms with kitchens and in-unit washers. That said, many buildings are older and some areas look rundown; maintenance fees are high, office staff can be unhelpful, grounds repairs are often delayed (we had a driveway hole that wasn't fixed), and there are occasional resident conflicts and accountability concerns. Overall I find the care, community and activities excellent, but I'd recommend it only with reservations about responsiveness and fees.

    Summary review

Overall sentiment about Clearbrook is polarized but centers on two consistent themes: strong social, health and amenity offerings versus uneven facility upkeep and management concerns.

Care quality and staff: Reviews frequently praise the caregiving side of Clearbrook. Multiple summaries mention a nurse on staff and 24-hour nursing coverage, with comments calling the nurses "great" and caregivers "compassionate." Many residents describe staff as friendly and supportive to the point that the community feels like family. At the same time, there are repeat, specific complaints about office staff being difficult to reach or not having time for residents. So while clinical and frontline caregiving appears solid, administrative responsiveness is inconsistent according to reviewers.

Facilities and amenities: The property offers a broad range of desirable amenities that are repeatedly highlighted: a clubhouse, cultural center, two pools, fitness/exercise center, woodworking and computer rooms, arts and crafts center, and outdoor recreation like bocce and shuffleboard. Units often include kitchens and in-house laundry facilities; the community is described as convenient and easy to navigate with proximity to the clubhouse. The community also provides a gated environment with security presence and pleasant gate staff. Housing choice is another positive: reviewers note apartments, attached homes, freestanding houses, and condos are available, and example pricing (around $2,400 for a three-bedroom) was provided and described as good value by many.

Activities and community life: Activity programming is a clear strength. Reviewers list frequent weekend and daily offerings (bands, movies, card games, knitting, painting, and group trips). This contributes to a socially active, culturally rich environment for residents. Several reviewers specifically call out the clubhouse and nursing facilities as "the best," and mention community practices like residents sharing homegrown produce, which indicates strong neighborly interactions and a communal atmosphere.

Maintenance, safety, and property condition: This is an area of substantial divergence in the reviews. Some residents describe the property as very clean and well-maintained, with pristine maintenance and responsive services (trash removal, snow shoveling, lawn care). Others report the opposite: older, rundown buildings, poor lawns, and infrequent grounds maintenance. There are also specific, serious safety concerns noted — most notably an unrepaired driveway hole that posed a risk to elderly residents and led to an accountability dispute and threats of legal action. Multiple reviewers cite long delays to fix issues and a reliance on outside contractors, which feeds suspicion of mismanagement.

Management, fees, and transparency concerns: A recurring negative thread concerns high maintenance fees combined with perceptions of under-delivery on maintenance and repairs. Some reviews explicitly allege mismanagement of funds or poor prioritization of maintenance spending. These concerns dovetail with complaints about unresponsive office staff and long repair delays, producing deep dissatisfaction for a portion of reviewers. A few reviews are strong enough to describe the overall experience as "horrible" or to advise not referring others, indicating that management and administrative issues significantly impact the overall reputation among some residents.

Net impression and patterns: The reviews paint a mixed but instructive picture. Clearbrook appears to excel in health-focused care, social programming, and amenity breadth — factors that make it attractive to many seniors seeking an active, supported community. However, there is a consistent minority (and in some areas more than a minority) of residents who report serious problems with maintenance, safety, administrative responsiveness, and fee transparency. These problems are serious enough in some reports to raise legal and safety concerns.

For prospective residents or family members, the pattern suggests specific due diligence: verify current staffing and nursing coverage, tour multiple building types (including older units), ask for recent maintenance records and examples of how safety issues have been handled, request a detailed breakdown of maintenance fees and what they cover, and speak directly with current residents about both daily life and any unresolved facility issues. That balanced approach will help separate the strong positives (care, activities, amenities) from the documented risks (maintenance delays, fee concerns, and occasional safety or accountability failures) seen in these reviews.
