    Friendly staff but pest issues

I live here and appreciate the friendly, caring staff, clean well-kept grounds, bright comfortable apartments and affordable price with useful on-site amenities (shuttle, salon, activities, religious services). That said, management is inconsistent, laundry is inadequate, maintenance/service can be slow, and there have been ongoing pest (bedbug) and some security/mail concerns. Overall I'm reasonably happy with the people and facilities but would advise prospective residents to ask pointed questions about pests, security and laundry before deciding.

    Summary review

Overall sentiment about Summer Hill Apartments is mixed but points to a community with solid advantages for independent 55+ living alongside some serious, recurring problems that prospective residents should weigh carefully.

Care quality and resident community: This is primarily an independent living, 55+ community rather than a senior care or assisted-living facility. Many reviews emphasize a friendly, caring resident population and a welcoming community atmosphere. Several long-term residents report feeling comfortable and safe, and newcomers have described feeling at home soon after moving in. Social opportunities are present — activities, a social calendar, and religious services are noted — and many reviews call out the supportive interactions among residents.

Staff and management: Feedback about staff and management is polarized. A large number of reviews praise staff as friendly, helpful, responsive and accommodating, with specific compliments to maintenance teams and a new chef. Conversely, there are multiple strong complaints about inept management, curt or unprofessional behavior, low morale, and apathetic responses. Some of these negative accounts describe distant management, slow corporate or third-party responses, and friction between residents and leadership. This inconsistency suggests that experiences can vary significantly depending on which staff or management team a resident interacts with and that recent management changes may have contributed to variability.

Facilities, cleanliness, and maintenance: Many reviewers describe the property as clean, well-kept, and attractive — beautiful exterior and interior, well-maintained grounds, bright airy apartments with big windows and generous closet space, and large bathrooms in some units. However, other reviewers report deterioration in places: dirty corridors, long-unreplaced light bulbs, and a general sense of buildings that feel cold or unwelcoming when décor is lacking. Maintenance receives mixed reports: some residents call maintenance staff outstanding and very responsive, while others report slow repair turnaround times, especially when third-party vendors are involved.

Pest control and cleanliness concerns: One of the most significant and recurring negative themes is pest control, specifically bed bug infestations. Multiple reviews indicate past and ongoing bed bug problems affecting many floors, with pest-control efforts not fully resolving the issue for some residents. While cleaning companies and staff are sometimes described as friendly and trying to help, the persistence of infestations is a major red flag. Cleanliness is further compromised in some reports by poorly maintained common areas and laundry facilities.

Amenities, dining, and daily living: The property offers a range of useful on-site amenities that many residents value: regular shuttle/daily bus service, on-site transportation, a beauty salon, religious services, and structured activities. Dining has mixed notes — a past loss of food service was reported by some, but other reviews point to a new chef who is outstanding and to meal prices in the $10–$12 range. Utilities such as heat and hot water are included in at least one quoted price, and overall pricing is described by several reviewers as reasonable or affordable.

Practical concerns: Prospective residents should be aware of operational issues that recur in the reviews. Laundry facilities are repeatedly cited as inadequate (too few machines, long downtimes, slow repair service, increased costs for use). Security and occupancy concerns appear in a few serious reports: allegations of youth being allowed on-site despite occupancy rules, mail theft, and instances involving landlord or police intervention. Waitlist timing is variable but generally described as short to moderate in several reviews (examples include a 2-month waitlist and reports of 3–6 months).

Conclusion and recommendation: In sum, Summer Hill Apartments offers substantial positives for independent older adults: a friendly resident community, useful on-site amenities, attractive grounds and many clean, bright apartment units, and overall affordability. However, the property shows notable and recurring issues that merit careful investigation before a move: persistent bed bug problems, inconsistent management and staff behavior, laundry and maintenance service gaps, and a few reports of security/occupancy violations. A prospective resident or family member should tour multiple units, ask specifically about recent pest-control outcomes and bed bug remediation records, inquire about current management and maintenance response times, review security measures, and confirm laundry capacity and policies before deciding. If the well-documented positives (community, amenities, price, and some strong staff/maintenance reports) align with your priorities and the facility can demonstrate recent, effective resolution of the pest and management issues, Summer Hill may be a good fit. If unresolved pest problems, inconsistent management, or security concerns are deal-breakers, further caution or additional options should be pursued.
