    Affordable but dirty and smoky

I live here - the community and many staff (the super and his wife especially) are friendly, it's affordable and one-person rooms are a good size, though kitchenettes are small and you must cook your own meals. Staffing and on-site care are limited, maintenance is spotty and apartments are outdated, but management has recently hired cleaners, painted halls and done some upgrades. Major downsides: cigarette smoke is everywhere despite a non-smoking policy, there's daily drinking in the community room, hoarding/filthy neighbors and even bedbug reports - risk of secondhand smoke and poor hygiene is real. I'd suggest touring before deciding.

    Summary review

Overall sentiment across the reviews is mixed but leans toward concern. Multiple reviewers praise the people who work at Heritage Pointe Apartments, especially an on-site superintendent and his spouse, describing them as friendly, pleasant, and knowledgeable. Several reviewers say the community itself can be friendly and that the property is affordable with reasonably sized one-person units. Recent or partial improvements are also noted, including hired cleaning crews, corridors being cleaned, hallways painted, and some apartment upgrades. These positives suggest that when management addresses issues directly the living environment can improve and that the property has appealing features for budget-conscious single occupants.

However, the reviews contain numerous and recurring complaints about building condition and safety. Common themes are neglect and poor maintenance: many units and common areas are described as filthy and outdated. There are multiple reports of bedbugs, hoarding, and residents who refuse to maintain personal hygiene, which reviewers say contributes to unsanitary conditions. Smoking appears to be a major and persistent problem: reviewers report cigarette smoke at entrances, a smell of smoke throughout the building, and smoking inside apartments despite expectations of a non-smoking site. This creates a clear secondhand smoke risk. Additionally, several reviewers mention daily drinking and disruptive behavior in shared spaces like the community room, and concerns about mentally ill or otherwise disruptive neighbors.

Care quality and services are limited. Reviewers consistently note few or no on-site care services, meaning residents need to prepare their own meals and manage their own daily care. In-unit kitchens are described as small, though larger communal kitchens exist and may mitigate this for some residents. Limited staffing and frequent management changes are also cited; these factors appear to contribute to uneven enforcement of rules and inconsistent follow-through on maintenance. One set of comments indicates that after management changes some remedial actions were taken (hiring cleaners, painting hallways, making upgrades), but other reviewers still report ongoing problems, suggesting improvements may be partial or recent and not yet comprehensive.

Safety, health, and enforcement are major concerns. Reports of bedbugs, pervasive cigarette smoke, hoarding, and unsanitary behavior among some residents raise red flags for prospective tenants, particularly those with health vulnerabilities. The inconsistency between the stated non-smoking policy and actual smoking behavior is a recurrent issue, and enforcement appears weak. High resident turnover and accounts of daily drinking or disorder in common areas also point to potential problems with community cohesion and rule enforcement.

For prospective residents or family members considering Heritage Pointe Apartments, the key trade-offs are affordability and a potentially friendly staff and community versus significant maintenance, cleanliness, and enforcement problems. If low cost and a one-person apartment size fit your needs, and if you are comfortable with minimal on-site care, the property could be appropriate—especially if you verify recent improvements in person. Important steps before deciding would be to arrange a tour, inspect for smoke smell and signs of pests, ask specifically about current bedbug history and pest control measures, confirm how non-smoking policies are enforced, inquire about staffing levels and maintenance response times, and evaluate communal areas for cleanliness and safety. The reviews indicate some positive staff interactions and isolated upgrades, but they also document enough systemic issues that careful, current verification is advised prior to moving in.

    About Heritage Pointe Apartments

Heritage Pointe Apartments sits over on 6 Anderson School Road in Staatsburg, New York, and provides 82 apartment units designed for adults aged 55 and older who want independent living in a safe and friendly spot, and when you walk in you'll notice the comfortable setup with senior-friendly bathrooms, small kitchens inside the apartments that can fit a table, and plenty of accessible common areas like a community room, shared laundry, and even an outdoor patio with seating where neighbors often sit and talk. This place is classified as affordable senior living, follows ENERGY STAR and LEED standards, and takes steps to make things both energy-efficient and good for the environment, and all household members must be over 19, with the head of household being at least 55, and the property enforces a firm no smoking policy throughout the entire community. The staff here-folks mention the super and his wife-tend to be friendly and they help out when they can, though residents generally manage their own daily needs, sometimes with occasional outside aid visits, but if you're looking for on-site medical care, that's not provided here. Heritage Pointe Apartments focuses on compassion and preserving the dignity of everyone, which shows through in their full calendar of social, educational, and fun programs aimed at keeping everyone active and engaged. The building is maintained with security measures, and staff is trained to respond to the unique needs of older adults, though it's mostly independent living so most care comes from outside providers if you need it. Residents can enjoy the community dining space for gatherings or a meal, and anyone with a pet can have one if they pay a $250 refundable deposit, as allowed by the rules. Lease terms run one year at a time, and residents have to complete yearly income certification when renewing leases. Heritage Pointe doesn't have a lot of details about parking, air conditioning, or outdoor amenities besides the shared patio, and there's no clear info about utilities or extra services included in the rent. The place accepts residents regardless of gender identity, orientation, or source of income, and it prioritizes safety, respect, and kindness for all who live there, and while the apartments are meant for people who want a good degree of independence, there are occasional reviews that mention a warm, supportive atmosphere from staff and neighbors alike.
