    Nice units, overpriced, dirty, unsafe

I moved into a modern 2021 building with nice, well-cared-for units and in-unit appliances, but I'm disappointed overall. The place is overpriced for very small rooms, has limited amenities (no pool/hot tub, little outdoor exercise space), and serious security/maintenance problems - broken garage gates, ineffective controlled access, filthy common areas and dog waste, plus an extra $100 parking charge for unreliable parking. A few staff and maintenance folks were great and responsive, but management felt indifferent and the building cleanliness and safety issues outweigh the positives for me.

    Summary review

Overall impression: Reviews for Heights by Vintage are highly mixed and polarized. Many reviewers praise the building as modern, attractive, and well appointed inside, with in-unit conveniences and multiple amenity spaces. At the same time a substantial set of reviews report serious and persistent problems with cleanliness, security, maintenance, and management. The result is a property with clear strengths in apartment features and common-area amenities for some residents but recurring and significant operational failures that worry others.

Care quality and staff: Staff impressions diverge sharply. Multiple reviewers describe staff as friendly, responsive, knowledgeable, and helpful — with particular compliments to rental and some maintenance team members. Other reviewers, however, report cold or unsocial staff, young staff who do not appreciate senior social needs, limited office hours, phones routinely unanswered, understaffing, and lack of staff continuity. These conflicting accounts suggest variable service depending on timing, team members on duty, or unit assignments; several reviewers explicitly called out inconsistent management and staffing as a core issue.

Facilities and amenities: The property offers a long list of desirable amenities: fitness/workout rooms, card and game rooms, pool table, movie/media room, craft/sewing/art rooms, library, dining areas, and in-unit appliances including full-size washer-dryers, dishwashers, and modern kitchen appliances. Many reviewers confirmed that photos and unit features match the website and praised the interior finishes. However, several amenity spaces such as the craft room and interior exercise room were reported as seldom used or inaccessible, and common outdoor space for walking or exercise is lacking. Expected amenities like a pool or hot tub are absent, and some reviewers found unit sizes smaller than they expected.

Cleanliness, maintenance, and management: A dominant negative theme is poor cleanliness and perceived neglect. Multiple reviewers cite trash and debris in hallways, dirty elevators and stairwells, garage garbage, overflowing pet waste in dog areas, and broken or non-functioning lights in mail rooms. Maintenance is described in polarizing terms: a few reviewers praised standout maintenance staff, but many more stated that maintenance is non-existent or slow to respond. Management is frequently criticized for neglect, indifference, and misleading practices such as bait-and-switch pricing and unclear charges (notably a recurring complaint about a $100 parking fee). Several reviews allege that advertised features or protections (for example, 55+ restriction and controlled access) are misleading or untrue.

Safety and security: Safety is a major recurring concern. Numerous reviews report broken or ineffective controlled-access systems, garage security doors and gates that do not work or have been out of service for months, and poorly secured entrances. The building’s location is described by several reviewers as rough or in a high-crime area, with one reviewer specifically noting unsafe access near International Boulevard. A smaller number of reviewers, however, described security as excellent, indicating inconsistent or changing conditions. The frequency and severity of security complaints mean prospective residents should verify current access controls and security measures in person.

Pricing, availability, and transparency: Several reviewers accuse management of deceptive pricing tactics (bait-and-switch) and unclear or extraneous fees, especially for parking. Multiple reports say parking has been charged while the gate system was broken for long periods. Some reviewers feel the rent is high relative to the problems they experienced, while a minority consider it a good value. Unit availability and matching the exact unit seen on tour or online also came up as pain points for some prospects.

Notable patterns and final assessment: The reviews show a strong split between residents who are very happy with the modern apartments, amenities, and some staff members, and those who are deeply dissatisfied with cleanliness, security, and management responsiveness. Recurring, specific red flags are broken controlled-access/garage gates, prolonged parking gate outages, trash and pet-waste issues, inconsistent maintenance, and accusations of misleading advertising around age restrictions and fees. These are concrete, actionable concerns a prospective resident should investigate.

Recommendations for prospective residents: Before deciding, visit the community multiple times (day and evening), inspect the controlled access and garage gate operation, check common areas for cleanliness, ask management for written policies on age restrictions and parking fees, and speak with current residents about maintenance response times and security. If on-site security, functioning access controls, reliable maintenance, and clear pricing are priorities, verify those items in writing and confirm recent fixes or management changes. Conversely, if you prioritize modern in-unit features and well-equipped interior amenities and are comfortable confirming security and upkeep in person, Heights by Vintage may still be a good fit for some renters. The decision will largely hinge on whether management has addressed the systemic issues reported by multiple reviewers.
