    Immaculate community with attentive staff

I moved my aunt here and we're very pleased - a beautiful, immaculate, well-maintained community with caring, attentive staff, excellent dining, and lots of activities (pool, gym, library, theater and outings). Spacious apartments and a full continuum of care (independent/assisted/memory) make it good value; residents seem happy and engaged.

    Summary of reviews

Fellowship Square Surprise is described primarily as a clean, bright, and newly constructed faith‑based senior community with a broad range of amenities and active programming. Many accounts highlight the facility’s modern appearance, well‑kept common areas, large dining rooms, and attractive outdoor features (pool, walking paths, koi pond, barbecue areas). Independent‑living units include options with full kitchens and in‑unit laundry, and several reviewers cited spacious two‑bedroom floor plans. The community offers a variety of social and recreational programming — including games, clubs, fitness classes, field trips, weekly entertainment, and an active library and theater — which contributes to a lively social environment for residents who participate.

Care and staffing present a mixed picture. Numerous comments praise friendly, compassionate caregivers, attentive dining staff, and knowledgeable admissions personnel. An on‑site therapist without extra charge and available housekeeping were noted as positives. At the same time, there are recurring operational concerns: inconsistent staffing levels were tied to delays in assistance for some residents, and reviewers described variability in staff conduct and responsiveness. Families should ask about current staffing ratios, shift coverage, and procedures for urgent assistance to understand how staffing is managed across care levels.

Dining and meal services receive both strong praise and criticism. Several reviewers described high‑quality, varied menus and excellent dining experiences, while others reported frozen or low‑quality meals and dissatisfaction with specific kitchen staff performance. The community uses a meal‑point or meal‑allowance system; some families found this limiting. Prospective residents should clarify how meal plans work, delivery options, and how the dining program accommodates special diets and preferences.

Management and administrative practices are another area of contrast. Positive interactions with sales and admissions staff were reported, but there are also comments about limited or reactive communication from management, disputes around transfers and shower scheduling, and complex billing situations involving private pay versus ALTCS placement. Some reviews referenced aggressive enforcement of payment policies and concerns about financial transparency. Interested parties should request clear written policies on billing, refund procedures, payment assistance programs, and how transitions between payers are handled.

Notable patterns: the community suits residents seeking an active, amenity‑rich, faith‑based environment in a newer facility. However, for families of residents who require higher levels of hands‑on assistance, the evidence indicates potential limits to activity participation and occasional delays in direct care. There is also variability in dining experience and administrative responsiveness. Recommended next steps for prospective residents and families include touring during program hours to observe staffing and activities, asking for current staffing ratios and care‑level examples, reviewing meal plans and sample menus, and obtaining written clarification on billing and visitation policies.
