    Updated apartments, filthy halls, unsafe

I live here and have mixed feelings: the apartments themselves are updated, rent is reasonable, location and activities are good, and a few staff (Joyce, some helpful maintenance) do a great job and respond to alarms. But overall maintenance is slow or lies about fixes, management is rude/unstable and corporate won't help, and cleanliness is awful - stained carpets, dirty halls, roach infestation and heavy smoke/ashtray odors from units. With poor rule enforcement, noisy/problematic neighbors and weeks of inaction on serious issues, I don't feel it's a safe, reliable senior option and I'm looking to move.

    Summary review

Overall sentiment in the reviews for Briarwood Manor is sharply mixed, with a distinct split between reviewers who describe a welcoming, affordable community with good activities and those who report serious cleanliness, maintenance, and management failures. Positive comments emphasize caring staff (several reviewers name staff members positively), an active events calendar (bingo, outings, cookouts, bus rides), on-site amenities (library, computer center, beautician, pool table), and convenient location near shopping, transit, and medical services. Multiple reviewers also highlight that some apartments—particularly studio units—are attractive and a good fit, and that the community can provide affordable housing when options are scarce.

However, the negative reports are frequent and severe in several areas. The most consistently recurring issues are pest problems (cockroach infestations cited multiple times), dirty and stained hallway/second-floor carpeting, and pervasive smoke and ashtray odors. Several reviewers specifically state that smoking occurs inside units and communal areas, leading to secondhand smoke exposure and a lingering smell described repeatedly as unpleasant. Physical maintenance failures—plumbing problems, ceiling holes, and other signs of building neglect—are paired with reports of slow or non-existent responses from management. Some reviews recount weeks of inaction on serious problems, contributing to perceptions of an overall low standard of upkeep.

Staff and management receive strongly mixed reviews. On the positive side, a number of residents praise individual employees for being friendly, quick to fix issues, and making residents laugh, creating a family-like atmosphere. Several reviewers praise specific staff or managers for responsiveness and professional maintenance/24/7 repairs. Conversely, a significant cluster of reviews report rude managers, staff who smoke on the job or in communal areas, and high turnover that leaves the facility without stable leadership. Corporate responsiveness is criticized by some, and a subset of reviewers describe maintenance personnel as untruthful or slow. This inconsistency suggests variable on-the-ground management and uneven staff performance depending on timing or particular personnel.

Facilities and living arrangements are also divisive. Multiple reviewers appreciate updated apartments, reasonable rents, and planned renovations; others describe the building as old, run-down, and in some places resembling a homeless encampment with shopping carts and worn carpet. A recurring practical complaint is the lack of full kitchen equipment—many units reportedly have no oven or stove and lack a regular-sized sink or adequate cabinet space, which is a crucial consideration for residents who cook. Cleanliness and pest control are the most serious recurring red flags: roach infestation and persistent odors are reported often enough to be a central concern.

Health, safety, and community environment receive conflicting assessments. Some residents feel safe and supported, and point to no COVID cases as a positive. At the same time, other reviewers label the property as dangerous for seniors and disabled people, cite possible city code violations, and describe noisy or disruptive neighbors and inconsistent rule enforcement. This indicates significant variability in resident experience and possibly in which building sections or floors the issues are concentrated.

In summary, Briarwood Manor presents as a property with real strengths—affordability, a robust activities program, some updated apartments, and individual staff members who provide excellent personal care—alongside recurring and serious weaknesses in pest control, smoke management, cleanliness, and consistent maintenance and managerial responsiveness. The pattern suggests that experiences can vary widely depending on timing, specific staff on duty, and which part of the facility a resident occupies. Prospective residents or family members should prioritize an in-person inspection of both the unit and common areas, inquire specifically about current pest-control measures and smoking policy enforcement, confirm appliance and sink sizes if cooking is important, ask for recent maintenance logs or examples of recent repairs, and meet current management and maintenance staff to gauge stability and responsiveness before deciding.
