    Gorgeous grounds, excellent care, pricey

I live here and love the gorgeous, park-like grounds, historic buildings, lovely pool/patios and every amenity from the fitness center to the café. The staff are wonderful and attentive, the food is top-notch (three meals/day, guest meals, healthy and indulgent options), and activities are varied and often resident-driven - quilting, concerts, outings, bible study. The apartments are beautiful but many are small and can feel cramped for a couple, and the campus is a bit pricey and on narrow, hard-to-reach roads. Overall it's high-end, care-focused and friendly, with a Christian background that's not heavy-handed.

    Summary review

Overall sentiment across the reviews is strongly positive, with frequent praise for the staff, grounds, dining, and activity offerings. Reviewers repeatedly describe the staff as delightful, attentive, and willing to listen to residents’ needs; individualized care and a balance between safety and independence are emphasized. The facility projects a high-end, well-managed atmosphere, with particular appreciation for the landscape design, gardens, and historic architecture that create a park-like campus. Many reviewers note the pleasant location near shops, restaurants, and the beach, making it easy for residents to explore the local community when interested.

Care quality and staff performance emerge as standout strengths. Multiple summaries highlight wonderful staff and good care, including staff who are responsive and considerate of resident preferences. Programming appears resident-driven in many cases, with active interest groups (sewing, quilting, clubs) and religious options (Bible study, prayer meetings) available for those who want them. The community offers a robust schedule — concerts, swimming, golf, tennis, fitness center classes, bus outings, and on-campus events — which helps maintain a lively and engaging day-to-day life for residents.

Facilities and dining receive high marks. The campus is repeatedly described as having gorgeous grounds, lovely pools, patios and balconies on many units, and meticulous attention to detail in common areas. Dining is frequently called top-notch: specially hired chefs, three meals per day, guest-meal options, and healthy alternatives are cited. Reviewers do note that some menu items can be rich, indicating a mixture of indulgent and healthy offerings. Amenities such as a café, fitness center, and multiple buildings with varied room layouts contribute to the sense that "everything you can think of" is available on site.

The most consistent complaints center on living-unit size, cost, and access. Several reviewers describe units as cramped, with small living rooms, dining areas, and kitchens that can be especially tight for couples — signaling that not all floor plans will meet the needs of residents seeking larger private spaces. Cost is mentioned as somewhat high, which aligns with the facility’s upscale positioning. Location access is another concern: while the campus is near desirable local attractions, some reviewers mention narrow roads and a difficult or potentially dangerous entry/exit, which could be a practical issue for residents, visitors, or emergency services.

A notable pattern in the reviews is mixed perceptions about the community’s religious identity. Some reviewers say the campus feels Christian faith-focused with religious activities available and non-discriminatory practices, while others feel it does not present a strongly religious atmosphere despite Covenant branding. This divergence suggests prospective residents should ask specific questions about the role and visibility of faith-based programming to determine whether the cultural fit matches their expectations.

In summary, Covenant Living at the Samarkand is generally portrayed as an upscale, well-run community with excellent staff, attractive grounds, strong dining, and a wide range of activities that keep residents engaged. Prospective residents should be prepared for potentially smaller apartment sizes (particularly for couples), consider the premium cost, and evaluate the practicalities of site access. Those valuing active programming, attentive care, and beautifully maintained grounds will likely find the community appealing; those who need larger living spaces or easy vehicle access should verify unit options and entry/exit conditions before deciding.
