    Happy resident, beautiful peaceful community

I moved to Del Webb (Ave Maria/Naples) and couldn't be happier. It's a beautiful, peaceful town with friendly neighbors, terrific amenities (clubhouses, pools, golf) and well-built homes - sales, construction and warranty teams were professional, responsive and organized. A few builder quality-control hiccups and some remote/slowly completed amenities are the only downsides; overall I highly recommend it.

    Summary review

Overall impression: Reviews of Del Webb Naples at Ave Maria are overwhelmingly positive with consistent praise for the community lifestyle, staff, housing quality, and breadth of amenities. Most reviewers describe a resort-like, small-town atmosphere with a strong sense of community: friendly neighbors, plentiful clubs and activities, and regular events that support an active 55+ lifestyle. The location is repeatedly praised for its scenic setting — golf-course and lake views, preserved nature areas, and memorable sunsets — and many reviewers explicitly compare it favorably to Naples for price and tranquility.

Staff, sales and construction experience: A dominant theme across reviews is strong satisfaction with the sales, construction, and field-management teams. Numerous reviewers named specific staff (sales and field managers) and used words like professional, transparent, responsive, and organized. Many accounts describe a smooth sales process, good communication during long-distance builds (weekly photos, timely updates), efficient closings, and attentive warranty support. Pulte and Del Webb teams receive multiple positive mentions, and many buyers reported turnkey or near-turnkey experiences with prompt responses to warranty items. That said, a minority of reviews call out problems originating from specific subcontractors or builder representatives — described as sullen or abrasive — and occasional isolated workmanship issues.

Housing quality and builder performance: The reviews contain strong, repeated praise for home design and finish quality: well-designed floorplans, high-end appliances, careful trim and hardware, and generally excellent craftsmanship. Several reviewers explicitly said homes were well-built and high quality. However, there are notable counterpoints: a smaller set of reviewers reported serious builder-related issues such as walls out-of-plumb and difficult closet installations. These negative reports are not the majority but are significant enough to highlight as a real concern for prospective buyers to inspect closely at contract and closing.

Amenities, recreation, and activities: Amenities are one of Del Webb Naples' clear strengths. Reviewers frequently list multiple clubhouses (including Oasis facilities), pools, a water park, a state-of-the-art fitness center, golf amenities (clubhouse, golf shop, pro), and abundant clubs and classes. Social and faith-based activities (including a noted Catholic community presence) and golf-cart convenience to local destinations are cited as enhancing daily life. At the same time, reviewers also identify gaps or mismatches between expectation and reality for some amenities: some amenity-build projects reportedly used lower-cost labor and suffered from poor quality control; the Rusty Putter was called out as misrepresented as a full-service restaurant; poolside dining options are missing; and some planned craft/woodworking spaces and arts programs are not provided or included in expansion plans. Several residents felt that certain amenity decisions were made with builder convenience in mind and that residents had little input into some aspects or timelines (for example, the delayed golf-course redo).

Dining and social spaces: Opinions on dining are mostly positive — many reviewers praised excellent food, lively bars, and friendly dining staff including a well-liked downtown Pub. However, mixed feedback appears around specific venues: at least a couple of reviewers described dining spots that felt empty or misrepresented (Rusty Putter example), and the absence of poolside dining was repeatedly noted as a missed amenity. Overall, dining quality gets high marks, but capacity, concept execution, and convenience around outdoor dining are areas for improvement.

Location, accessibility, and services: The community’s location is a double-edged sword in the reviews. Many buyers value the peace, nature, lower cost relative to Naples, and proximity enough to Naples for additional services and events. Conversely, a recurring complaint is that the development feels remote: reviewers mention long drives to reach retail and medical services, the absence of a nearby pharmacy and nearby hotels/motels, and general isolation from city conveniences. Prospective residents who prioritize immediate access to medical centers, pharmacies, or retail should weigh this carefully.

Management, HOA, and decision-making: Property management and the HOA receive praise for responsiveness and attentiveness, with many residents saying management takes a personal interest in resolving issues. Still, some reviewers expressed frustration at perceived top-down decisions on amenity design and expansions and cited little member input on certain projects. Delays in some amenity upgrades (notably a major golf-course redo) were called out by multiple reviewers as sources of dissatisfaction.

Common patterns and recommendations for prospective buyers: The dominant pattern is very positive — strong customer service, high resident satisfaction, excellent amenities, and quality homes — but with repeated, specific caveats. If you are considering Del Webb Naples, the most sensible next steps based on reviewer experience would be: (1) personally tour the specific amenity spaces you care about (poolside dining, arts/woodworking centers, restaurants) to verify current status and usage; (2) inspect model and completed homes carefully for fit-and-finish and any structural or subcontractor issues; (3) ask management about timelines and resident input processes for future amenity expansions (including the golf-course renovation); and (4) evaluate whether the community’s relative remoteness meets your needs for routine medical care and retail access.

Bottom line: Reviews portray Del Webb Naples as a highly desirable 55+ community with resort-like amenities, strong social life, and many satisfied homeowners who praise staff, construction teams, and overall value. The most frequently mentioned negatives are location-related access issues and isolated instances of builder or amenity construction quality problems and planning decisions. For most reviewers, the positives — lifestyle, people, service, and home quality — outweigh the negatives, but careful due diligence around the specific concerns noted above is advised for new buyers.
