    Beautiful, clean, social senior park

I live in this family-owned, beautifully maintained senior park and love it - clean, quiet, and central to beaches, airports, shopping and theaters. The heated, newly renovated pool and full clubhouse (exercise, games, classes and social events) keep me active, staff and neighbors are friendly and helpful, and lot rent is reasonable with no hidden add-ons - ideal for full-time residents or snowbirds.

    Summary review

Overall sentiment: Reviews for Twin Lakes, Inc. Retirement Manufactured Housing Community are overwhelmingly positive, with recurring praise for the location, physical upkeep, social life, and family-owned management. Multiple reviewers call the park well maintained, clean, quiet, and safe, with many describing it as the best- or A+ park in the area. The community is highlighted as centrally located — close to malls, restaurants, theaters, Clearwater Beach, and airports — making it convenient for errands, entertainment, and travel. Both full-time residents and snowbirds appear to find Twin Lakes suitable, with several reviewers explicitly recommending it for seasonal visiting, retirement, or winter homes.

Facilities and activities: The property’s amenities are frequently singled out as major strengths. The heated, newly renovated pool and a large, full-service clubhouse with an updated kitchen receive consistent positive mentions. On-site conveniences such as laundry facilities and well-maintained common areas contribute to the strong maintenance reputation. The active clubhouse calendar and variety of activities are central to the community’s appeal: reviewers list shuffleboard courts, a golf league, beading classes, exercise classes, Bingo, euchre, street dances, social events, and dances. These offerings help foster social bonds; many reviewers say they "made friends" and that the park is a great place to exercise, socialize, and participate in organized events.

Management, staff, and operations: The community’s family-owned and -operated character is emphasized repeatedly and is generally seen as a positive factor. Many reviewers praise the owners as polite and attentive, and several specifically call out friendly, helpful management and maintenance teams. The on-site manager named Michelle gets direct commendations for being friendly and helpful. Maintenance staff are described as good and responsive, reinforcing the perception of pride in property and strong upkeep. Reasonable lot rent and claims of "no rent add-ons" appear attractive to residents and prospective buyers.

Community and neighbors: The social environment is often described as friendly, neighborly, and peaceful. Multiple reviewers note the community is quiet, safe, and tranquil, with a welcoming atmosphere and good neighbors. Typical interactions reported include neighbors helping each other with projects (for example, fixing a grill), garage sales and social gatherings, and some reviewers reporting they are "happy" or "couldn't be happier" living there. The combination of active programming and approachable neighbors contributes to a close-knit feel that many residents value.

Concerns and negative patterns: Despite the overall positive tone, several recurring concerns appear in the reviews and should be taken seriously by prospective residents. A minority of reviews report unprofessional or unkind behavior by staff, including unkind remarks about residents and allegations of false eviction information. Administrative issues are another theme: there are mentions of strict or unrealistic renter expectations, background-check or loan-related hurdles for newcomers, and confusion around payments, including late mail payments and general payment-process misunderstandings. A few interpersonal incidents are noted — such as neighbors threatening to call police over disputes and complaints about snooping or boundary/privacy issues — suggesting that, while most neighbor interactions are positive, occasional conflicts occur.

Net assessment and recommendations: On balance, Twin Lakes presents as a well-kept, active, and conveniently located manufactured home community with strong amenities and a lively social calendar, well suited to retirees and seasonal residents who value community engagement and convenient access to local attractions. The dominant strengths are the family-run ownership, meticulous maintenance, robust clubhouse programming, and central location. The primary caveats relate to administration and interpersonal dynamics: prospective residents should seek clarity about application qualifications (background checks and loan requirements), payment procedures, eviction policies, and community rules to avoid surprises. Visiting in person, attending an activity, and speaking directly with management (and current residents) — including asking about any documented policies on tenant conduct and dispute resolution — will help assess whether the community’s culture and administrative practices align with an individual’s expectations.

About Twin Lakes, Inc. Retirement Manufactured Housing Community

Twin Lakes, Inc. Retirement Manufactured Housing Community sits at 2419 Gulf to Bay Blvd #208 in Clearwater, Florida, and offers housing mainly for retirees aged 55 and older, and people like a place like this because they can keep living on their own while getting a few extras they might not find in a regular neighborhood. The community started in 1989 and manages about 214 home sites with both single and multi-section homes, some built as recently as 2022, with peaked roofs and lap siding found on many, so the homes look neat and up to date compared to older types you may have seen before. There's a paved street layout, even if the streets are on the narrow side, and you see off-street parking throughout for residents and their guests, so finding a parking spot isn't something folks complain about much.

Around the community, you find a swimming pool, clubhouse, laundry area, and WiFi for residents, and they do host social activities so neighbors can meet each other if they want, which helps folks feel like they're part of something. The community's run by a team that includes people like Maureen, Margaret, Michelle, and Mike, and Michelle Marion handles the on-site sales office, which helps when someone's got questions about buying a home or needs help with something about their place. Mobile and manufactured homes come in different sizes, with several 2-bedroom options available, so couples or people on their own have choices. There are options for independent living without needing staff to do things all the time, but if someone needs services related to real estate or help with home concerns, the company tries to assist, with Lasalle Properties, LLC as the main company involved.

The streets are paved and homes come with modern features, and amenities like the clubhouse and scheduled activities make it easier for residents to get out if they feel like it, so you're not locked into just sitting at home all day unless you'd rather be. With laundry facilities on site and WiFi available, day-to-day needs are covered about as well as you'd expect, and the community sticks to a Monday through Friday schedule if you need to talk to staff in the office. Sales stay quiet-about six employees run things for around 500,000 dollars in business each year-so it's got a steady pace, not like the big assisted living buildings you see elsewhere. Twin Lakes, Inc. Retirement Manufactured Housing Community is mainly set up for seniors who want a quieter lifestyle, with the good parts of independent living in a community setting, and does offer most of what people look for in a retirement manufactured home park.
