    Small compassionate home, attentive care

I placed my mom in this small, family-owned, homey facility and have real peace of mind. The RN owner (Kaitlan) and staff are kind, compassionate and attentive, offering personalized, high-quality care, excellent home-cooked food, varied activities and well-kept indoor/outdoor spaces. It's intimate-staff are always nearby and responsive-but better suited to lower-to-moderate care needs than very complex medical cases. The building is under construction and doesn't show its best yet, but overall I'm very happy and would recommend it.

    Summary review

Overall sentiment from the reviews of VILLA OF KINGS & QUEENS OF DELRAY INC. is strongly positive, with many reviewers emphasizing a warm, home-like environment, attentive staff, and well-maintained outdoor grounds. Reviewers repeatedly praise the smaller, family-owned nature of the facility, noting that the size contributes to quick attention to needs, a close-knit atmosphere, and plenty of personal interaction. The presence of a registered nurse and staff with geriatric knowledge is highlighted as a key strength, and several families report peace of mind, daily updates, and extraordinary hands-on care for residents with medical complications.

Care quality and staff: The dominant theme is compassionate, individualized care. Multiple reviews single out specific staff and owners (for example, an owner named Kaitlan or staff member Kettly) as approachable, capable, and personally involved. Reviewers describe aides and nurses as kind, attentive, and willing to go beyond typical duties — including visiting hospitalized family members and providing frequent updates. The facility is described as delivering a high level of personal care and supervision, with staff often “within earshot” and able to respond quickly. However, a subset of reviews raises concerns about staffing consistency and communication: examples include a head nurse leaving early without notifying families and some indications of turnover. Several reviewers also caution that the facility is best suited for residents with lower or moderate care needs rather than for those requiring higher-level skilled nursing.

Facilities, cleanliness, and environment: Many reviewers applaud the grounds, outdoor visiting spaces, and a large yard that families appreciate. Indoor communal areas are described as homey and nicely designed, and private rooms are reported as clean and personalized. The facility’s small scale and quiet neighborhood are repeatedly noted as positives. Conversely, a few reviewers report problems with interior cleanliness or a bad odor, and several mention that portions of the building were under construction or did not “show well” during visits. Those comments suggest that while outdoor and some indoor areas are attractive and well-maintained, there are inconsistencies in interior presentation and housekeeping that prospective families should verify in person.

Dining and activities: Dining receives consistently favorable comments: reviewers mention home-cooked meals, a diverse menu overseen by a dietician and chef, and readily available snacks and beverages. Food quality is described as excellent in multiple reviews. Activity programming is generally seen as robust for a small facility — reviewers cite movie nights, bingo, pizza parties, barbecues, outings, and other social events — and entertainment is singled out as excellent in many accounts. That said, a few reviewers felt activities could be increased or expanded, indicating some variability in resident engagement depending on expectations or timing.

Management and communication: Several reviews highlight accessible owners and management who communicate well and create a welcoming, family-like atmosphere. Positive anecdotes include owners being present and responsive, and daily communication to families about residents’ status. On the other hand, notable negative patterns around organization and communication appear in a minority of accounts: missed tour communication, staffing changes not communicated to families, and isolated instances of poor organization. Medication administration was explicitly mentioned by at least one reviewer as an area needing improvement. These concerns suggest that while management is often praised for hands-on engagement, there are occasional lapses in operational consistency that warrant attention.

Notable patterns and suitability: The overall pattern is that VILLA OF KINGS & QUEENS functions well as a smaller, family-style assisted living option that emphasizes individualized attention, warm staff-resident relationships, and a homelike environment. It appears particularly suited to residents with low-to-moderate care needs and families seeking personal attention, good food, and outdoor/family-friendly visiting spaces. The most significant caveats emerging from the reviews are its limited capacity for higher-acuity nursing needs, occasional organizational or communication breakdowns, some interior appearance/odour concerns (especially during construction), and intermittent staffing inconsistencies. Prospective residents and families should weigh the strong personal care and community feel against these concerns and consider an in-person tour (ideally at a time when construction, staffing, and day-to-day routines are representative) and direct questions about medication management, staffing continuity, and how higher-acuity needs would be handled.

In summary, reviewers largely recommend the facility for its compassionate staff, personalized care, pleasant outdoor spaces, good dining, and family atmosphere. At the same time, several reviewers advise caution for those needing higher-level clinical care or for families for whom privacy, flawless organization, and a consistently pristine interior are top priorities. Checking current conditions, activity schedules, and staffing arrangements in person will help determine if this smaller, home-like facility is the best match for an individual resident’s needs.

About VILLA OF KINGS & QUEENS OF DELRAY INC.

Villa of Kings & Queens of Delray Inc. sits at 13415 Barwick Road in a quiet part of Delray Beach, Florida, where you'll find a private and family-owned place with room for only 14 residents, which helps make it feel more like a home than a regular facility, and the owners, who run everything themselves, try hard to treat everyone with care and respect like family, with the owner being a registered nurse with 25 years of experience and her brother as administrator. The house is large and easy to get around, even with a cane, with a bright, big yard, lovely places to sit, walking paths, and garden spots, and both private and shared areas for peace and company, as well as furnished rooms and plenty of natural light. Services cover everything from independent living to assisted living, memory care, respite stays, and even enhanced assisted living for those who need more support, with special nursing care allowed under Florida's limited nursing license that lets staff handle things like insulin for people with diabetes, and there's always 12-16 hours of nursing care plus 24-hour supervision, help with daily needs like bathing, dressing, and taking medicine, and a call alert system for safety, so staff can come quickly if someone needs help day or night. Some people stay short-term for respite, others longer, and enhanced assisted living comes with a specified charge for those with extra needs, and there are choices like $650 a month for assisted living, $125 a day for respite, $175 a day for enhance assisted living, and $50 a day if transportation is needed. Residents get two prepared meals a day in a dining room that looks and feels a lot like a family kitchen, with home-cooked meals, all-day dining options, and special diets available for allergies or diabetes, and all housekeeping, laundry, and dry cleaning is taken care of, so there's not much worry about chores. Medical support includes regular visits from doctors, help with medications, access to physical therapy, and specialized programming for dementia or hospice patients with proper waivers. For safety, there's an emergency alert system plus a generator with a large propane tank to keep things running in case the power goes out, and strict license checks and health inspections keep everything up to state rules under license number 11308. People who don't walk or use wheelchairs get support with transfers and accessibility, and there's always someone there to help. A move-in coordination service tries to make transitions smooth, and activities range from group games in the game room, reading in the library, fitness sessions, scheduled events, and trips using provided transportation, so there's always something to do, but peace and quiet are easy to find if that's what someone likes. The villa isn't part of any big chain, it's family-run from top to bottom, and everything aims to give a supportive place with dignity, respect, and attention to all who choose to call it home, with a score of 6.8 according to Seniorly's rating, and a focus on comfort, engagement, and safety, all wrapped in a homelike setting where everyone can feel like a king or queen, surrounded by care that feels personal and genuine.
