    Gorgeous resort vibe, leadership concerns

I toured and helped my mom move in - the place is gorgeous and brand-new with a resort vibe: spotless grounds, lakeside location, pools, gym, great activities and multiple dining options. The day-to-day staff and many residents are warm, attentive and make it feel like home, but upper management, turnover and occasional unprofessional conduct have led to slow or poor food service, communication/safety lapses and other kinks. Overall promising and well-equipped, but pricey and still needs stronger leadership.

    Summary review

Overall impression: Reviews for Amavida at Lakes Park are strongly polarized but lean positive in areas that matter most to many residents: frontline caregiving, amenities, and community life. The dominant themes are of a modern, resort-like campus with extensive amenities and a robust social calendar that creates a lively, engaged resident community. Many reviewers emphasize beautifully maintained grounds, multiple pools, a variety of dining venues, well-equipped fitness and therapy spaces, and frequent activities that range from classes and games to bus trips and sports. Numerous accounts describe friendly, compassionate staff who contribute to a warm, family-like atmosphere and make transitions and daily life comfortable for residents.

Care quality and staff: A large number of reviews single out the front-line staff — dining servers, nursing aides, housekeeping, maintenance, and lifestyle coordinators — as attentive, caring, and responsive. Several reviewers named specific staff members and described individualized, compassionate care and efficient move-in assistance or admissions experiences. On the other hand, a significant subset of reviews raises concerns about inconsistent caregiving quality, high turnover, and shortages. Complaints include aides who were rude, inattentive, or physically rough, as well as slow follow-through on medical or doctor requests. Importantly, there are severe allegations around harassment, disrespect, and racism against brown-skinned individuals, plus claims that HR did not act on complaints; these are red flags that prospective families should investigate directly with management.

Facilities and hygiene: The facility is repeatedly described as new, bright, and modern with many resort-like features: lakeside dining, multiple courtyards, well-appointed apartments, art rooms, salons, and on-site medical services. Most reviewers praise the cleanliness and upkeep, noting weekly apartment cleaning and pristine common areas. However, a small but important number of reviews report localized hygiene problems — mildew in ice bins, fruit flies in dining areas, unsanitary chairs, and other food-service cleanliness concerns. These contradictory reports suggest good general maintenance overall but potential lapses in food-prep/serving areas or inconsistent enforcement of sanitation protocols.

Dining and food service: Dining is a prominent, mixed theme. Many reviewers rave about restaurant-quality meals, themed events, lakeside grill experiences, and variety across formal and casual dining rooms. Yet other reviewers report inconsistent food temperature and quality (cold or overcooked items), limited menu variety for some residents, slow service, and even staff yelling or poor conduct in dining rooms. Multiple accounts note improvements or changes to food service over time, implying variability during transitions (for example, new food-service operations ramping up). Prospective residents should taste the food, ask about menu rotation, and query management about quality-control measures.

Activities, community, and lifestyle: One of Amavida's strongest selling points in the reviews is its active lifestyle offerings. Exercise classes, water aerobics, bocce, pickleball, tennis, arts and crafts, themed parties, and frequent social events are cited repeatedly. Residents describe a welcoming social atmosphere, numerous clubs, and engaged programming that fosters friendships and long-term residency. Families repeatedly mention that parents are happy and well-integrated into community life.

Management, communication, and operations: Management and leadership receive more mixed-to-negative feedback. Many reviews praise responsive admission and front-office staff and note that management listens when things are working well. Conversely, there are recurrent complaints about upper-management disorganization, poor communication, rapid changes under new management, and slow or insufficient responses to complaints. Several reviewers highlighted a sales or lease issue — claims of misrepresentation, problems with deposit refunds, and advising to read the lease carefully. These patterns point to growing pains common in new communities but also to areas where governance and transparency could be strengthened.

Safety and security: While campus safety is not the dominant theme, multiple reviewers raised concerns about gate access and security guard availability, with at least one incident described where a manager yelled at a family member and accused them of false behavior. Such accounts suggest that security procedures and staff training in conflict resolution and visitor policies should be clarified and reviewed by prospective residents and families.

Patterns and reconciliation of conflicting reports: The reviews show a clear split: many reviewers experience a near-resort lifestyle with excellent staff and amenities, while a smaller but vocal group reports serious problems with management, certain caregivers, dining service, hygiene in food areas, safety, and alleged discrimination. Given that Amavida is often described as a brand-new facility still working out kinks, variability over time and between departments is plausible. Many positive reviews note continued improvements and management listening to residents, which indicates that some issues may be transient. However, the serious allegations around harassment, racism, and HR inaction are not transient matters and should be treated as high-priority concerns for anyone evaluating the community.

Practical guidance for prospective residents/families: The strong positives make Amavida attractive for those seeking resort-style independent or assisted living with abundant activities and social opportunities. Before deciding, visitors should: (1) arrange a meal tasting and observe mealtime service during a busy hour, (2) ask for specifics about staff turnover, training, and retention incentives, (3) review sanitation policies for dining/food prep and ask about recent inspections or corrective actions, (4) probe management about incident reporting, complaint escalation, and HR responsiveness, (5) verify security protocols for gate and visitor access, and (6) read lease terms carefully and get deposit/refund policies in writing. These steps will help families confirm whether the strong community, amenities, and frontline staff culture align with their expectations and to surface any unresolved leadership or safety issues.

Bottom line: Amavida at Lakes Park frequently earns praise for its facilities, active lifestyle, and caring front-line associates, making it a compelling option for many seniors. Nonetheless, inconsistent management practices, staffing variability, specific hygiene and dining complaints, and several serious allegations regarding conduct and HR responses introduce meaningful risks that warrant careful, targeted due diligence by prospective residents and families.
