    Beach-like facility with attentive staff

I toured Vizcaya on Ocean Drive and it truly feels like a beach resort - palms, sunny central courtyard and direct beach access. Lana and the caring, friendly staff made my mom's transition easy; they're attentive, reassuring, and quick to resolve issues. The facility is clean, beautifully decorated and spacious with a large activity room (daily fitness, bingo), pleasant dining and delicious desserts - my mom seems happy and well cared for and I would recommend Vizcaya.

    Summary of reviews

Overall impression: Reviews for Vizcaya by the Sea present a mixed but consistent set of themes. Many families emphasize strong, compassionate front-line caregiving and a pleasant, small, oceanfront setting; others raise operational concerns that can materially affect daily life for residents. The result is a polarized picture in which individual experience appears to depend on staffing levels, timing, and unit condition.

Care and staff: Caregiving staff are frequently described as caring, knowledgeable, and reassuring. Several reviewers noted visible cleaning activity and staff who are responsive to questions and resolve issues quickly. At the same time, there are repeated notes about short staffing and insufficient personal-care capacity; these operational limits are cited as creating gaps in hands-on assistance for some residents. In practice, that means families may encounter either attentive day-to-day support or delays and reduced one-on-one care depending on staffing at the time.

Dining and clinical services: Dining impressions are mixed. Some visitors praise the dining area, attentive service, and desserts; others describe poor meal quality and lack of appropriate diabetic options. Additionally, reviewers have pointed out the absence of certain on-site clinical services, such as physical therapy, which may require families to plan for external therapy or additional medical visits. Prospective residents with specific dietary needs or therapy requirements should verify current menus and on-site clinical offerings before deciding.

Activities and engagement: The facility can offer structured programming — examples cited include daily fitness classes, bingo, and well-executed activities that appear to engage residents. Conversely, several accounts indicate irregular activity scheduling, limited offerings on certain days (notably weekends), and a desire for more consistent programming. Activity availability appears variable and may correlate with staffing and management prioritization.

Facilities and maintenance: The location and outdoor spaces are consistent strengths: oceanfront placement, direct beach access, a sunny courtyard with palms, and a resort-like ambiance are repeatedly mentioned. Facility condition comments diverge: many describe clean, spacious, nicely decorated interiors, while others describe an older or recently refurbished motel-like structure, maintenance deficiencies, and issues such as broken stairs. This variability suggests uneven maintenance or differences between units and timing of visits.

Management and transparency: Families praise instances of prompt responsiveness and effective communication from staff and administration, and some report smooth transitions and active reassurance. However, there are also concerns about marketing accuracy (outdated photos and presentation), pricing transparency for room types, and an inconsistent management communication style — including descriptions of an unfriendly owner in a few accounts. These management-level issues can influence trust and should be explored directly during tours and contract review.

Notable patterns and advice for families: The dominant pattern is variability. Strengths include caring staff, a desirable oceanfront location, attractive outdoor spaces, and available programming; weaknesses center on staffing consistency, meal and dietary accommodation variability, limited on-site therapy, and uneven facility maintenance or marketing accuracy. Prospective residents and families should do an in-person visit at different times (including a weekend), ask detailed questions about staffing ratios and on-call clinical services, review current menus for dietary needs, request recent photos or a walk-through of the specific unit, and discuss contract and pricing clarity with management to set expectations aligned with their needs.

About Vizcaya by the Sea Inc

Vizcaya By the Sea Inc, now listed as VIZCAYA ALF INC, sits at 1621 N Ocean Blvd, Pompano Beach, FL, right across from the Atlantic Ocean, surrounded by big palm trees and a quiet, sunny courtyard that gives folks a nice spot to relax outside or watch the sunset, and since it changed its name and address in 2025, it keeps its paperwork in good order, always staying active and filing its reports on time. The place, managed by folks like Svetlana Kagan and Andrew Kagan, Esq., is a Florida Profit Corporation registered at a Sunny Isles office, but the big story here is the support and structure for seniors it offers, with services for assisted living, independent living, and memory care, all under ALF 11555.

The building feels friendly and calm, kind of like living with a small group who look out for each other, and the living options run from studios to one- and two-bedroom apartments, with choices for waterfront views, patios, or balconies, and rooms have private baths, kitchenettes, cable TV, WiFi, and washers and dryers. Residents get help with daily tasks-things like bathing, dressing, or taking medication-and if someone needs more hands-on care, staff can step in for assistance, even with two-person transfers or insulin shots, and there's support for special diets too, including meals for diabetes or high blood pressure.

Meals come homemade three times a day, with an extensive menu prepared to suit different tastes and allergies, and there's a dining room for those who want to visit with others, plus options like a hot tub, wellness room, fitness center, game and activity rooms, and a reading nook, so there's always something to keep busy. Activities fill the weeks-exercise classes, music, arts and crafts, movie nights, bingo, barbecues, social nights, picnics by the beach, pet therapy, and creative programs-plus trips to appointments, errands, or even church, since transportation's provided as part of the package.

For people needing memory care, there's a secure environment that helps reduce confusion and keep folks from wandering, with special staff on hand, and if a break is needed, respite care gives families temporary relief, and hospice care's available too. Safety's a focus, with features like sprinkler systems, handicap access, and a 24-hour call system, so someone's always around if needed, and families can visit or even come for a tour to see things for themselves.

Housekeeping, laundry, dry cleaning, and move-in support are offered, and rooms can be furnished or not, depending on what makes someone comfortable, and with beauty salon and barber services, as well as a mobile hairdresser visiting, folks generally find it easy to stay neat and feel at home. There's a strong sense of community, with staff helping residents keep to routines they like and encouraging everyone to take part in activities, learn new things, stay healthy, and make friends. The small size, hands-on support, safety features, and open space close to the beach make it a decent choice for seniors who want comfort, security, and a little bit of freedom, all without much fuss.
