    Warm caring community with issues

I live here and overall it's a warm, active community - staff are kind, professional and attentive, dining is restaurant-style and nutritious, and there are plentiful activities with beautiful lakeside grounds and clean common areas. Apartments are comfortable but some buildings show aging or maintenance issues, occasional communication/care lapses, and pricing can be high. I recommend it for the caring atmosphere and quality of life, but check recent staffing, maintenance and costs before committing.

    Summary review

Overall sentiment: Reviews for CountrySide Lakes are strongly polarized but lean considerably positive overall, with many reviewers praising the staff, dining, activities and the campus setting. The most frequent strengths reported are the compassion and attentiveness of the caregiving and hospitality staff, high-quality and varied dining (often described as cruise-ship style or chef-driven), a rich calendar of activities and live entertainment, and attractive grounds with lakes, walking paths and outdoor amenities. However, a consistent minority of reviewers report serious concerns about maintenance, cleanliness, safety and management responsiveness. These negative reports are specific and recurring enough to merit careful attention by prospective residents and families.

Staff and care quality: The dominant theme across most reviews is praise for the staff. Many reviewers describe staff as kind, respectful, personalized in their interactions, and willing to go “above and beyond.” Nurses and care staff receive positive mentions for professionalism and frequent resident checks; several reviews note doctors and nursing services available on-site. Staff often are singled out for knowing residents by name and fostering a welcoming, family-oriented atmosphere. At the same time, a not-insignificant number of reviews describe instances of uncaring or untrained staff behavior, a “mean” secretary or poor caregiver interactions, and gaps in care following administrative changes. In short, while the prevailing impression is of warm, engaged caregivers, there are documented episodes of inconsistent staff performance tied in some cases to management or ownership transitions.

Facilities, units and grounds: Many reviewers emphasize attractive, apartment-like units (kitchenettes or full kitchens in some units), screened-in balconies/porches in every unit, renovated apartments, and very pleasant common areas and dining rooms. The property’s lakes, walking trails, mature trees, and pool receive frequent praise and are a major draw. Unit sizes are described across a range (commonly 574–900 sq ft) and some reviewers note units as small but functional. However, there are recurring reports of older building issues: uneven or failing flooring, cheap materials, dented doors, scraped walls, and parts of the property appearing worn or in need of further renovation. Some reviews describe high-quality, renovated spaces while others describe poorly maintained apartments—indicating significant variability by building section or individual unit.

Cleanliness, maintenance and safety: Reviews diverge markedly on cleanliness and maintenance. Many guests and residents describe meticulously maintained communal spaces, spotless dining and regular housekeeping. Conversely, several serious complaints detail dirty windows, stained carpets, rusty fixtures, caulking over caulking, urine odors masked with chemicals, unclean apartments and public bathrooms, and maintenance shortcuts. There are explicit safety concerns in multiple reviews: instances of uneven thresholds, glued baseboards, faulty flooring and at least one reported injury (a cracked/broken rib) attributed to maintenance failures. These safety and maintenance complaints are among the most consequential negative themes because they directly affect resident wellbeing.

Dining and activities: Dining is one of the facility’s strongest, most-consistently praised features. Many reviews highlight delicious home-style meals, chef-driven menus, weekly special events (including a 10-course chef’s table mentioned by multiple reviewers), and flexible à la carte dining and extended dining times. Several reviews also note that meal quality can vary (new chefs trying, or a few “food okay” comments), but the overall tenor is highly favorable. The activity program is robust and diverse—live music, bingo, exercise programs (Tai Chi), cornhole, Family Feud, veteran-specific programming, outings to stores and restaurants, beauty shop visits, and frequent social hours were mentioned repeatedly; this contributes to a vibrant social life and strong sense of community for many residents.

Management, communication and cost: There are mixed reports about administration and management. Many reviewers praise the admissions/tour staff as attentive and informative, and several reviewers explicitly recommend the community. Others, however, criticize poor communication, unfulfilled promises, inconsistent training after ownership changes, and even sales pressure or misleading affordability information delivered during tours. Pricing and affordability also appear inconsistent: some reviewers call the community expensive (one-bedroom mentions around $4,000/month versus a budget of $2,400), while others report affordable prices or low buy-in; perception of value tends to align with the individualized unit condition and the level of care provided. These discrepancies suggest prospective residents should review contracts carefully, ask for clear written pricing, and confirm what is included.

Notable patterns and guidance: Two dominant patterns emerge: (1) exceptional staff, dining, activities and property amenities create a highly positive experience for many residents; (2) a meaningful minority of reviews report maintenance, cleanliness and safety failures and poor management responses that have caused significant harm or dissatisfaction. The dichotomy suggests variability across units, floors or timeframe (e.g., before vs after ownership changes, or between renovated and older sections). Prospective residents and families should weigh the consistently cited strengths—especially staff quality, social programming and dining—against the specific negative reports on maintenance, safety and management responsiveness.

Bottom line: CountrySide Lakes offers many of the features families look for—engaged caregiving staff, strong dining and activities, desirable grounds and useful on-site services—but the facility exhibits marked inconsistency in unit maintenance, cleanliness and administrative responsiveness according to multiple reviewers. If considering CountrySide Lakes, schedule an in-person tour, inspect the specific unit you would occupy (flooring, bathroom, kitchen, odors, balcony), ask for recent maintenance logs and incident records, clarify staffing levels and escalation procedures, verify exact pricing and what services are included, and get references from current residents or families. These steps will help determine whether you are joining the well-maintained and highly praised parts of the community or risking the issues reported by other reviewers.

    About CountrySide Lakes

CountrySide Lakes sits by the water on seven acres just minutes from Daytona Beach, where you see folks out fishing at the Halifax Sport Fishing Club, gathering in the Riverside Pavilion, and taking part in all sorts of activities like golf, shopping trips, or "happy" hour, and some days you'll find them volunteering, collecting teddy bears for police, or helping with the Hydrate-a-Hero project, since this place really tries to stay involved with the wider community, and there's always projects and fundraisers going on year-round. They have independent living, assisted living, and memory care here, so you'll find different care options depending on what you or your loved one needs, and if someone needs skilled nursing, that's on site, too. The staff is fully trained, friendly, and available round the clock, with people like the Director of Engagement, who's known as the "Director of Fun," making sure residents have a full schedule of social, educational, and entertainment programs that keep everybody busy and feeling at home.

You'll see that the facility has both indoor and outdoor common areas, a swimming pool and hot tub, a playground and dog park equipment, and even a boat yard or marina for anyone interested in watercraft. Wi-Fi is available everywhere, and if someone wants to bring their pet, the community is pet-friendly. Residents get a variety of dining options, with meals served every day by Chef Frank Ziegler, who has experience from both fine dining and the military, and the goal has been to serve nutritious food that keeps everybody's health in mind. For folks who want to stay active, there's a health club and fitness center, plus clinics and wellness centers if anyone needs extra care, with on-site nursing services and home health help for those who live at home.

There's also a chamber of commerce that helps with networking, and business services like accounting, tax help, and consulting, and if anybody needs help planning events or parties, that's available too. Residency can be temporary for people who need short stays, and the facility is fully accessible for those with mobility issues. People living with Alzheimer's disease or other dementias get special attention through the dedicated memory care program, which aims to give them as much comfort and safety as possible. Activities happen on and off the grounds, and devotional services and a beautician are also on site. With over 35 years of experience, CountrySide Lakes tries to offer a safe, friendly environment for seniors, where friendship, joy, gratitude, and charity are valued, and awards such as Best of Senior Living and Best Activities in Senior Living show the effort put into supporting residents is recognized by others as well.
