    Caring staff, bright airy facility

I toured and moved my parent here - the staff are caring, friendly and knowledgeable (special thanks to Kim and Jessica) and every employee seemed invested. The facility is bright, airy and impeccably maintained with large private-bath studios, excellent rehab and amenities, a small community feel (≤14/floor), and all-inclusive pricing ($5,495 private; $5,195 if sharing a bath) - cats welcome. Not flawless (occasional odors in spots, some disengaged staff, and price may be out of range for some), but I highly recommend it and would place my father here again.

    Summary review

Overall sentiment across the reviews is strongly positive, with the most consistent praise directed at the staff, leadership, cleanliness, and the quality of rooms and rehab services. Many reviewers emphasize that employees at all levels are caring, friendly, and knowledgeable; several single out the Executive Director (Kim / Kim H.) and the Health & Wellness Director (Jessica) by name as particularly attentive. Multiple family members reported smooth transitions for parents, praising staff responsiveness and the welcoming nature of the community. The overall impression is of a well-run, intimate assisted living community that delivers consistent day-to-day care and support.

Staff and care quality are the standout strengths. Reviews repeatedly describe staff as attentive, caring, and helpful—ready to answer questions and assist during tours and move-ins. Leadership visibility and responsiveness are mentioned as important contributors to resident and family satisfaction. Reviewers also note high-quality care services and a very positive rehab/therapy area, with several comments that they would choose the community again for a family member. At the same time, a minority of responses mention occasional disengaged staff; while this appears infrequent relative to the volume of praise, it is a recurring enough comment to note as a localized concern.

Facility and room quality are another major theme: reviewers report large, modern, bright rooms with private baths, updated floors, and good lighting. The facility is described as clean, well-maintained, and secure, with a classier, airy atmosphere. Private studio pricing is called out explicitly in reviews (private studio cited at $5,495 per month, $5,195 if sharing a bathroom), and the community’s all-inclusive pricing model with no extra fees for level-of-service is highlighted as a selling point. The community’s placement within a larger campus is also mentioned positively, suggesting access to broader resources and continuity of care.

Community culture and amenities receive generally favorable notes: many reviewers describe a family-like, intimate atmosphere that works well for people who prefer smaller settings (floors of 14 or fewer). Amenities and dining are mentioned positively in multiple summaries. The community is pet-friendly (cats welcome), which is an important draw for some families. Tours and interactions with sales staff are commonly described as helpful and informative, which supports a positive first impression for prospective residents.

Areas of concern are limited but worth noting. Several reviewers reported occasional odors in some areas of the facility and a few noted a lack of a "homey" feeling—describing the environment as perhaps more institutional or classier rather than cozy, depending on personal taste. Price sensitivity is a real factor: some prospective residents felt the cost was out of their range despite reviewers also calling the community a good value. The absence of shared-room options deterred at least one prospective resident; while many praise private studios and private baths, lack of roommate/shared-bath choices could limit fit for people seeking lower-cost or social shared arrangements. Finally, although rare, comments about disengaged staff should be monitored by management to maintain the otherwise strong reputation for caring service.

In summary, Homewood at Sun City Center is portrayed as a well-maintained, bright, and intimate assisted living community with a strong emphasis on compassionate, competent staff and visible leadership. Its strengths are consistent care quality, an appealing physical environment, a positive rehab program, pet friendliness, and an all-inclusive pricing model. Prospective residents who value smaller communities, modern private rooms, and a supportive staff are likely to find a very good fit here. Those whose priorities are lower cost, a more shared-room living model, or a distinctly "homey" ambiance should weigh these preferences against the community’s many positive attributes.
