    Clean friendly staff, limited activities

I moved in and overall I'm pleased - the place is clean, well-maintained and hotel-like with spacious, well-designed apartments, friendly, caring staff, great maintenance, and an excellent location near stores, doctors and hospitals. The grounds, gardens and activities are nice and there are affordable/income-based options, but COVID cutbacks mean fewer activities and dining is cafeteria-style (often one basic meal). Be aware IT/phone support is poor and higher levels of care are limited. I'm happy here but it can feel overhyped for the price.

    Summary review

Overall sentiment across the reviews for Givens Gerber Park is broadly positive, with consistent praise for the staff, location, apartment design and general livability. Staff at many levels receive repeated commendations: reviewers describe employees as cordial, friendly, genuinely caring and appreciative of residents. The office and management teams are frequently called helpful and accommodating, and several accounts specifically praise staff involvement with residents’ needs and with family members handling care transitions. Long-term residents report a home-like environment and high day-to-day satisfaction.

Facilities and location are major strengths in these summaries. The property is described as beautiful, well-maintained and easy to navigate, with tidy lobbies, appealing hallways, plentiful landscaping and mountain views. Apartments are regularly noted as spacious and well-laid-out, with accessibility features such as walk-in showers and other handicap-accessible design elements. On-site amenities highlighted include a cafeteria-style restaurant, Wi‑Fi included, raised garden beds and walking paths (including an easy walk to Publix). The community’s proximity to hospitals, doctors, grocery stores and other retail is repeatedly cited as a practical advantage, and the demand appears high — a wait list is reportedly filling up.

Activities and programming receive mixed but generally favorable mentions. Many reviewers point to abundant activities, informative luncheons and presentations, and an active social environment. However, a subset of reviews report fewer activities than expected, often tied to COVID restrictions, which has reduced some communal programming. Dining also shows a split pattern: kitchen staff and individual meals are praised in several reviews (enjoyable lunches, helpful kitchen staff), while other comments say the food quality has declined compared with the past or is basic/limited in some cases.

Care quality and service levels are another nuanced area. Several reviews refer to “top-notch” care and staff that are serious about residents’ needs, and one account mentions staff being especially helpful with a family member’s needs. Conversely, a few residents express a desire for a higher level of clinical care than is currently offered, and the on-site clinic—while available—is noted as an extra-cost service rather than included. Operational concerns appear in a small number of reports: IT and phone services are criticized (notably no landline availability and slow IT response), and one reviewer described delayed or unresolved maintenance issues despite generally positive comments about the maintenance team elsewhere.

Value perception is also mixed. Many reviewers praise the community as reasonably priced or income-based and affordable, with added conveniences such as tax preparation services. Yet some describe the facility as overhyped or overpriced, and a few visitors found the tour experience or amenity level underwhelming (comments included an uninterested tour guide and a sense that the community can feel hotel-like and lacking character).

In summary, prospective residents and families can expect a well-located, attractive community with spacious, accessible apartments and a generally caring, responsive staff. The property offers a good range of amenities and active programming for many residents, though COVID-related reductions in activities have been noted. Dining and higher-level clinical care are areas where experiences vary; if restaurant food quality, comprehensive on-site clinical care, uninterrupted landline service, or fast IT/maintenance turnaround are priorities, visitors should ask specific questions and verify current practices during a tour. Availability may be limited due to demand, so interested applicants should plan accordingly.

Givens Gerber Park sits at 40 Gerber Rd #100 in South Asheville, right in a lively area where shops, restaurants, and stores are close enough to walk to, which makes things pretty easy for folks who like to get out and about. This retirement community is meant for adults 55 and older who want to keep active and live on their own, but still want some support close by, and it's connected with Givens Estates, its bigger parent organization. Residents can pick from studio, single, and two-bedroom apartments, and there are different options available like tax credit, HUD-subsidized apartments, and places for people with moderate incomes who don't qualify for subsidized housing but still want something affordable with more services than usual.

The place has several care levels, so people can stay as their needs change. Folks can get independent living if they're mostly taking care of themselves, or assisted living with help using the suite care model if they need daily help like medication reminders, bathing, or getting dressed, along with skilled nursing if they need more hands-on care. Friendly staff and designated helpers, including a Community Nurse and Resident Services Coordinators, are around to make sure everyone gets what they need during the listed hours, which run Monday through Thursday from 9 AM to 3 PM.

Daily life here lets residents do things like grow vegetables in raised garden beds, hang out in cafes or libraries, use computers, and join social activities in roomy communal spaces or the game/activities room. Givens Gerber Park offers regular meals, help with cleaning, laundry, and even dry cleaning, and personal assistants are available to help out as needed. The buildings are safe, with features like a sprinkler system, wider doors, and handicap-friendly touches, which help everyone get around easily.

For staying healthy, there's a wellness clinic and a fitness center, along with programs for health, education, and arts and crafts. The grounds are well-kept, and there's guest parking, a salon/barbershop, WiFi, cable TV, and places for dining, relaxing, or spending time with neighbors. Each apartment has a kitchen or kitchenette, washers and dryers are available, and staff handle regular maintenance needs.

People here like to keep busy and find new things to do, and the community focuses a lot on helping everyone feel independent but still supported, with resources and care levels that go beyond what most rental retirement places offer. Long-term care insurance options are available, which helps residents and their families plan ahead for whatever comes next. Givens Gerber Park aims to give older adults a safe, fulfilling place where they can keep growing, trying new things, and enjoying each day in a real community.
