    Beautiful community, caring staff, pricey

I live here and overall I'm glad I did - beautiful, meticulously kept community with countless activities, friendly caring staff, great communication, and very good dining. Staff routinely go above and beyond (Brittany, Markeith, Amber were outstanding) and issues are fixed quickly, giving me peace of mind. My downsides: it's expensive with a nickel-and-dime feel at times, occasional understaffing and inconsistent memory/assisted care, and a few shady/agency staff that worry me. If you can afford it and don't need high-level memory care, I'd generally recommend it.

    Summary review

Overall sentiment: Reviews of Abbotswood at Irving Park are strongly weighted toward positive experiences, with repeated praise for the staff, activities, dining and the attractive, well-maintained facilities. The dominant themes are a caring, responsive team that often goes beyond job descriptions to know residents personally and support their independence; a varied and active social program; high-quality dining with multiple options; and a campus with multiple levels of care and appealing apartment choices. However, a consistent minority of reviews raise important concerns about inconsistent management practices, occasional lapses in cleanliness or service, and variable experiences in assisted living and memory care.

Care quality and staff: Care and staffing receive the most frequent praise. Many reviewers name specific employees and describe staff as compassionate, attentive, and proactive — learning residents’ names and preferences, providing regular check-ins, managing medications carefully, and supporting families. Physical and occupational therapy teams, nursing staff, and dining personnel are often singled out for excellence. Several reviewers credit staff with positive outcomes (e.g., recovery after hospital stays, improved physical functioning). That said, there are recurring reports of uneven staff warmth and some instances of understaffing, particularly in memory care and assisted living. A few reviews allege serious incidents — including abuse or injury — and others allege dishonest behavior by agency staff; while these appear to be outliers compared with the volume of positive reports, they are significant and warrant careful follow-up by prospective residents and families.

Facilities and living units: The community is frequently described as beautiful, recently renovated, and resort-like with tasteful common areas, salons, game rooms, and cottages with desirable features (fireplace, large garages, walk-in closets). Apartment sizes range up to 2BR units near 1,200 sqft and many units include kitchenettes, washers/dryers, and generous bathrooms. Cleanliness is a repeated positive in many reviews, as are Covid protocols when relevant. A minority of reviewers, however, report specific cleanliness problems (e.g., ineffective housekeeping practices, a bed bug incident) or note areas that feel older and in need of upgrading.

Dining and activities: Dining is a major strength cited across reviews — reviewers frequently describe first-rate meals, varied menus with vegetarian options, formal dining room experiences, and flexible dining plans (anytime dining, pay-as-you-go or meal plans). Multiple complaints about food are relatively few but include reports of unimaginative or overly spicy meals and occasional dissatisfaction with meal delivery or room dining restrictions. The activities program is robust and diverse: bingo, sing-alongs, concerts, trips, volunteer opportunities, church choir, and creative events are common. Transportation to errands and appointments, weekly shopping trips, and an active calendar contribute to strong social engagement and a lively community atmosphere.

Operations, management and fees: Many reviewers praise the leadership and responsiveness of management, with several naming administrators who are engaged and problem-solve effectively. Resident advisory committees and family involvement are positive organizational features. Contrastingly, other reviewers perceive management as procedural, indifferent, or overly focused on fees. Specific operational concerns include a nickel-and-dime approach to charges, non-refundable facility fees, and occasional communication lapses. Pricing is frequently described as high; while several residents feel the cost is justified by the quality of care and amenities, others view it as poor value and cite sticker shock (examples of high monthly costs appear in reviews).

Memory care and assisted living: While many reviewers report strong care and a seamless transition between levels, memory care opinions are mixed. Some appreciate a new, well-structured memory care neighborhood and attentive dementia services; others felt the memory care unit was large, institutional, or not a good fit for higher-functioning residents. Understaffing concerns and reports of minimal care or inattentive staff in some memory care instances are recurring criticisms that prospective families should investigate in person.

Safety, cleanliness and community culture: Most reviewers emphasize a clean, safe environment with pandemic precautions, visitor-friendly programming, and a genuine sense of community. Residents and families often report peace of mind, active engagement, and long-term satisfaction. Nevertheless, isolated reports of security concerns (unverified access), housekeeping lapses, and a small number of troubling incidents mean that prospective residents should ask direct questions about housekeeping protocols, pest management, security measures, staff turnover, and incident reporting processes.

Overall recommendation and guidance for prospects: Abbotswood at Irving Park appears to be a strong option for seniors seeking an active, well-appointed community with attentive staff, varied programming, strong dining, and flexible living arrangements. The most consistent strengths are staff engagement, social opportunities, amenities and an attractive campus. Areas to probe during a visit include staffing ratios in assisted living and memory care, recent or historical incidents (and how they were resolved), fee structures (including refundable vs. non-refundable deposits), housekeeping practices, and specific meal-delivery or room-dining policies. Given the mixed but generally positive reviews, families should balance the high level of resident satisfaction and robust services against the isolated but serious concerns reported, and perform targeted due diligence during tours and follow-up conversations.

    About Abbotswood at Irving Park

Abbotswood at Irving Park sits in Greensboro, NC, out in the Irving Park neighborhood, and has served seniors since 1987 with a multimillion-dollar renovation adding modern touches to its classic Georgian look, so you've got a stately Colonial entrance, an elegant lobby, and a warm southern hospitality feeling running throughout the whole place, which you notice right off, and even though their website has some issues so specific details are hard to get online, you can tell they're a close-knit place where staff and residents know each other by name and where people still chat in the common areas or join planned activities-like the Men's Club Luncheon or Ladies Tea-or just have a quiet moment in the library if they want. The facility takes residents aged 55 and older and offers a full range of services, from independent living cottages (with full kitchens, outdoor spaces, and garages) to studio, one-bedroom, and two-bedroom apartments, plus secured memory support suites in The Elms building, so someone can move in healthy and active and later still stay as needs change if they start needing assisted living or memory care for Alzheimer's or dementia, and there's 24-hour staffing for emergencies, regular housekeeping, a laundry service every week, and indoor common spaces for socializing. Residents pay a $3,000 community fee when joining and then monthly rent, with an extra $1,700 per month for a second person, plus daily respite care is offered at $125 per day. Payment options include private pay, Social Security, some veteran's benefits, and various insurances. Meals are included and folks dine either in the Main Dining Room, Seasoned Bistro, or Livingston's Bar + Lounge, picking from a range of chef-prepared menus including diabetic or heart-healthy options, with food made from quality ingredients and snacks and drinks available most of the day, so meal preparation isn't a worry anymore. There's complimentary transportation for shopping and medical visits, scheduled outings to places like the Symphony or Greensboro Ballet, plus community events, fitness classes taught by certified instructors at their state-of-the-art wellness center, and The Art of Living Well® programming, which focuses on overall well-being, balance, and mobility. The facility prefers residents who need light to moderate help, with staff providing standby transfer assistance for non-ambulatory residents and help with daily activities like bathing or dressing, but things like diabetes management and incontinence care require residents to handle their own testing, injections, or hygiene, though medication management and regular wellness checks by registered nurses are included. Security is a priority, with 24-hour emergency response pendants and certified staff awake around the clock, while apartments come with expanded cable, utilities, and maintenance services offered seven days a week, and pets are welcome. The community's got on-site beauty and barber shops, multi-purpose activity rooms, and planned cultural and educational events, while outside there's easy access to parks, libraries, theaters, shopping, and restaurants nearby. Abbotswood is owned by Kisco Senior Living, which operates several communities, and offers both independent and supported living options, memory care, on-site skilled nursing for higher needs, and even some home care for those who want to stay in their own space but need a little help now and then. Regular assessments help keep care plans updated, while apartment choices and a welcoming environment combine to make daily life comfortable and as social or as private as a person wants.
