    Caring staff, run-down overcrowded facility

I love the caring, family-like staff-on-site doctor and nurse, tons of activities, friendly residents and a breezy beach view that helped me regain mobility. However, the building feels run-down and overcrowded (small/shared rooms), the neighborhood is noisy with frequent police/transient presence, and visitor parking is limited. Overall excellent staff and atmosphere, but facility and safety/space issues need work.

    Summary review

Overall impression: The reviews for Ocean View Manor are strongly mixed, with a clear split between reviewers who praise the staff, care quality, activities, and beachfront location, and reviewers who raise serious concerns about facility condition, overcrowding, safety, and management priorities. Many reviewers highlight excellent personal care and a warm, family-like culture, while other reviewers describe a run-down, crowded environment with neighborhood and safety issues that significantly affect their perception of the community.

Care quality and staff: One of the most consistent positive themes is the quality of direct care. Multiple reviewers specifically call out caring, helpful staff, an on-site doctor and nurse, and an environment described as “family-like.” Some testimonials credit staff with meaningful improvements in residents’ mobility and wellbeing. These comments suggest that for many residents, the staff-to-resident interactions and clinical oversight are strengths of the community. At the same time, there are countervailing complaints that suggest inconsistent experiences—some reviewers describe a lack of assistance for certain residents and characterize management as profit-driven, which implies variability in staffing levels, responsiveness, or priorities.

Facilities, rooms, and layout: The location and communal spaces receive positive notes: the beachside setting, ocean views, breezy atmosphere, a fairly roomy dining room, and plentiful seating in common areas are cited as desirable features. However, resident living spaces are repeatedly called out as small and crowded, with limited floor plan choices and shared-room arrangements. Multiple summaries mention overcrowded rooms (one cites a tight 10x20 measurement) and an aging or run-down building condition. These facility-related negatives are tangible and frequently mentioned, and they contrast sharply with the appealing aspects of the location and common areas.

Safety and neighborhood concerns: Several reviewers express serious safety-related concerns: daily police presence, transient individuals on or near the property, and an overall sense of neighborhood decline. The facility’s noisy location is also noted. These reports indicate that for some residents and families, external environmental factors and security issues materially affect the livability and perceived safety of the community. These are not minor complaints and should be considered a central risk factor highlighted in the reviews.

Activities, dining, and social life: Activities and social atmosphere receive strong positive feedback. Reviewers mention “tons of activities,” friendly residents, and a generally happy environment for those who had positive experiences. Dining is described positively in terms of roominess and variety of diets offered, suggesting the facility can accommodate different nutritional needs. This combination of active programming and social friendliness appears to be a major draw for many residents.

Operational and management issues: The reviews surface concerns about limited parking for visitors and staff, which can be a practical inconvenience for families and service providers. Some reviewers perceive the facility as profit-driven and report a lack of assistance for certain residents—comments that speak to potential issues with management priorities, staffing adequacy, or transparency. The mention of the facility being psychiatric-focused by some reviewers may be relevant to prospective residents who have specific care needs or who may be uncomfortable with a higher proportion of residents with behavioral health needs.

Summary assessment and recommendations: In sum, Ocean View Manor appears to offer strong interpersonal care and an attractive beachfront setting with lively activities and supportive staff, which many residents and family members appreciate. Conversely, persistent complaints about small, overcrowded rooms, building condition, parking limitations, noise, and neighborhood safety are recurring and significant. Prospective residents and families should weigh the high marks for staff and programming against the safety, facility, and management concerns reported. Before deciding, visitors should conduct an in-person visit at different times of day, inspect available room layouts, ask for recent inspection and licensing reports, inquire about staffing ratios and security measures, confirm parking availability, and speak with current residents and families to understand variability in experiences.

    About Ocean View Manor

Ocean View Manor sits in Daytona Beach, Florida, in a spot where you can literally walk to the beach and feel that ocean breeze, and it's the kind of place where residents get both help and freedom, depending on what they need, since there are options for assisted living, independent living, and continuing care, so you can really figure out what suits you best. The staff helps folks with bathing, dressing, medication management, diabetes care, incontinence care, and moving around, and there's a nurse and a doctor on-site most of the time, though nursing care only runs about 12 to 16 hours a day and there's twenty-four-hour supervision and a call system if something urgent happens, which seems to make most people feel pretty secure.

There are a lot of activities and places to go in the building-like a game room where groups gather, a library for reading, a fitness room with some equipment, and even a wellness spa and a swimming pool, not to mention the walking paths outdoors and common spots in the gardens for sitting or chatting with neighbors, and there's also a business room, music and arts rooms, movie theater, and a market to pick up personal things. For meals, residents eat in a dining room with restaurant-style service, and there's all-day dining with several dietary options, like allergy-friendly and diabetes-friendly menus, but some have said portions could be bigger and that food service could use a little more attention to everyone's needs. There's a staff that tries to be friendly, though they have been called helpful but sometimes stretched thin, especially when it comes to more personal care, but most people say the atmosphere feels homey and the community is welcoming overall.

Rooms come fully furnished with private bathrooms, cable TV, air conditioning, Wi-Fi, and little kitchenettes, and you can choose between private or shared rooms, even some studio apartments, and they're all set up to help residents communicate or keep in touch with family if they want to. There are lots of scheduled programs like movie nights, music, crafts, offsite trips, devotional activities, and even some resident-run events that let people stay active and engaged, and the care team helps coordinate doctor visits, transportation for shopping or appointments, and laundry, dry cleaning, and housekeeping. They help veterans with VA Aid and support English speakers, and they even have a few programs to keep an eye on mental health through wellness checks and preventive screening. Pets are allowed, which is nice for many, and you'll find amenities that keep life easier, like a community room and on-site skilled nursing if someone needs more help.

Clark Rehabilitation runs the rehab services here, and the building is just two stories, so it's not overwhelming in size, which some folks appreciate. They have a well-known reputation in the area for nursing and rehab care, especially for those needing continuing care or help with psychiatric or psychoanalytic services. The place is licensed by the State of Florida, license number 5675, and they have a fair community rating of 5.5 according to Seniorly, which means there are things done well and things they could work on.

There's always a focus on making sure residents keep their dignity and comfort, with activities to keep the mind and body strong, and while it's not perfect, Ocean View Manor tries to meet different needs with a staff that people call caring and an environment that feels safe and lively, especially for folks who like to look at the ocean or spend time with others. Tours are available for anyone curious about life at Ocean View Manor, and you can see for yourself what the place really feels like.
