    Beautiful views, terrible management issues

I loved the river-view, cozy apartments, in-building laundry, activities and caring staff - the grounds are well-kept, transportation is reliable and the community felt pleasant. I stayed seven months and, despite great people and a nice unit, management was awful: poor communication, frequent policy changes, strict pet/dress rules and a long waitlist/no availability. Maintenance and safety were major problems - elevators, AC and hot water went out, subcontractors caused damage, pests/bed bugs persisted, cars were towed or stolen, and evacuation plans felt inadequate. I also heard of residents evicted by sheriff and denied access to belongings, which was heartbreaking. Given the serious behind-the-scenes issues, I can't recommend it despite the lovely location and staff.

    Summary review

Overall sentiment in the reviews is mixed but polarized: many residents and prospective tenants praise The Towers of Jacksonville for its location, apartment amenities, activities, and community, while a substantive subset of reviews report serious operational, safety, and management problems. Positive comments focus on the physical environment and day-to-day living conveniences: the property sits on the river with strong views (especially from upper floors), grounds are described as well-kept, and apartments include desirable features such as in-unit kitchens and in-building washers and dryers. Residents highlight on-site amenities like a computer room, coffee and snacks, and a regular schedule of activities including bingo and a broader variety of programs. Several reviewers emphasize a caring staff, fast responses to routine issues, and a sense of community—many long-term residents state they love living there and feel their needs are met. Transportation is repeatedly noted as a plus, with at least one report of a private bus operating 4–5 days per week. Demand appears high: multiple reviewers referenced long waitlists (18 months) and reports of no availability for as long as three years.

Counterbalancing the positives are a number of serious and recurring concerns centered on management, maintenance, safety, and pest control. Several reviews allege inconsistent or poor management practices, including claims that management treated residents disrespectfully and that communication is unreliable (phones not being answered). Maintenance failures are repeatedly mentioned: prolonged lack of hot water, air conditioning not functioning during extreme heat, and elevators frequently out of service. These issues have direct safety and comfort implications for an older population and were framed by reviewers as significant risks. Pest problems are particularly alarming in the reviews: bed bug infestations and ongoing pest issues are reported, with treatments described as ineffective and resulting in displacement of at least one resident. Renovation activities also drew criticism—reviews mention subcontractors allegedly vandalizing property and renovations being handled poorly.

There are also reports of acute legal and security incidents that prospective residents should note. A few reviews describe evictions carried out by the sheriff, with claims that evicted individuals were denied access to personal belongings and that families were disrupted as a result. Vehicle security issues, including reports of car theft and towing, contribute to a narrative of safety concerns. Parking limitations were frequently cited—visitors and residents face few available spaces, making visits and daily life less convenient. Policy-related complaints include strict pet restrictions, enforced dress codes, and frequent policy changes, which some residents found burdensome. Finally, emergency preparedness and evacuation planning were singled out as needing improvement by at least one reviewer.

A notable pattern across the reviews is inconsistency: some residents describe attentive management, fast maintenance responses, and a pleasant, well-run community, while others report severe operational breakdowns, poor management behavior, and safety incidents. This divergence could indicate changes in management practices or variable experiences across different buildings, floors, or time periods. For anyone considering The Towers of Jacksonville, the reviews suggest performing careful due diligence: verify current pest-control records and recent maintenance logs, ask about elevator/AC reliability and response times, clarify policies on evictions and access to belongings, check parking availability for residents and visitors, and assess the stability of management and subcontractors handling renovations. The facility offers many strong amenities and a supportive community for many residents, but the documented operational and safety concerns are significant enough that prospective residents and their families should investigate these areas thoroughly before committing.

There's a river walk that goes along the length of the property, plus a community center called the River House that sits right at the water's edge where people can gather and talk, and a schedule packed with social events that help people stay busy and meet their neighbors. For getting out and about, there's complimentary rides to medical appointments and pharmacies, and you won't have to worry about basics with things like a barbershop and a beauty salon on-site, plus accessible features around the community for everyone. The Towers of Jacksonville rests in the Southbank neighborhood, which is easy to reach from places like Orange Park, Saint Johns, and the beaches, and it's surrounded by schools, other neighborhoods, and lots of parks, so you're never too cut off from the rest of the city. The management team focuses on keeping the place running smooth, and the environment stays welcoming-nobody's trying to be flashy, but the staff looks after the residents, and the apartments feel quiet and spacious, making it a steady choice for independent living and retirement living, especially for those who want some peace of mind and a bit of river view.
