    Spacious apartment, great food, community

I moved in recently and have been very pleased - the food is excellent (breakfast and lunch included, dinner available), the staff are caring and responsive, and there are tons of activities that create a real sense of community. My one-bedroom is spacious with a nice kitchen and comfortable living space, common areas are clean, and a new director has been making positive improvements. Overall, a very solid, budget-friendly independent-living option I would recommend to families.

    Summary of reviews

The Landing at Carmichael presents as a community with several clear strengths alongside recurring operational concerns. Strengths most commonly cited include an engaged, personable staff and a welcoming community atmosphere. Tours and admissions interactions are generally described as thorough and helpful. The property offers a wide range of on-site amenities — including a fitness room, beauty salon, laundry, gated courtyard, event/meeting rooms and recreational spaces — and provides varied housing options (small studios and larger one-bedroom apartments). Many reviewers praised the dining program as chef-driven with fresh ingredients, reasonable portioning, and accommodations for dietary needs; meal delivery and restaurant-style dining are also offered. The activity program is frequently described as robust, with scheduled social events, exercise classes, and transportation for shopping and appointments that support independent living residents’ social and practical needs.

Care and staffing impressions are mixed but lean positive with respect to day-to-day resident interactions: staff are often characterized as attentive, helpful, and proactive in arranging appointments and responding to simple requests. Several reviewers specifically highlighted individual leadership and staff members for problem-solving and resident engagement. That said, the community is primarily positioned as independent living; families should confirm the level of clinical or assisted-care services available, since some reviews note limited on-site clinical care and that assisted-care needs may require alternative arrangements.

Dining and activities: dining is a clear selling point for many residents, with multiple mentions of flavorful soups, balanced meals, and menu variety. However, there is also a pattern of variability: changes to meal schedules, temperature and plating inconsistencies, and an added fee for evening meals surfaced as recurring points of concern. Activity programming is generally strong and described as energizing, although COVID-era restrictions and staffing changes have, at times, reduced offerings or attendance for certain events.

Facilities and accessibility: common areas and grounds are frequently described as attractive and well-kept, and numerous reviews praise recent renovations. Conversely, apartment sizes — particularly studios — are often described as small and may not suit those who need larger living spaces or space for medical equipment. Multiple reviews indicate shortcomings in accessibility (narrow doorways, limitations for wheelchair or lift-equipped vehicles) and raise questions about compliance with accessibility standards. Ongoing renovation work contributes to intermittent disruptions and uneven unit readiness.

Management, operations, and communications: a notable pattern in the reviews points to management instability and variable communication. Families reported leadership turnover and changes in policies that have affected billing, meal service, and responsiveness. Several reviewers described delays or inconsistency in maintenance requests, front-desk coverage gaps, and concerns about billing transparency (rent increases, extra charges, and deposit/prorated refund handling). These operational issues are the primary drivers of dissatisfaction where it exists.

Notable patterns and risk areas: while the majority of feedback is positive on daily life, a subset of reviews raised stronger concerns about sanitation practices, staff conduct and tone, and other serious allegations; these items are isolated but significant and would merit direct inquiry and documentation. Prospective residents and families should verify accessibility features, ask for written meal- and utility-inclusion details, confirm how maintenance and housekeeping requests are handled and escalated, review recent management changes, and request evidence of fire- and accessibility-code compliance.

Overall, The Landing at Carmichael appears to be a community that offers engaging programming, strong social opportunities, and generally well-regarded dining and grounds. However, prospective residents should balance those strengths against recurring operational issues (management turnover, maintenance consistency, apartment size constraints, accessibility gaps, and billing transparency) and perform targeted due diligence during tours and contract review to ensure the community meets their specific needs.
