    About Regency at Waterset

Regency at Waterset is a 55+ gated community built by Toll Brothers in Apollo Beach, Florida, inside the Waterset master plan, and it offers low-maintenance living for active adults with easy access to beaches and the Gulf of Mexico, so folks have plenty of opportunities for outdoor activities and relaxation close by. The homes come in several collections-the Teal, Vine, and Wren Collections-each with their own style and different floor plans, like the Skimmer, Flora, Snipe, Sanderling, Dunlin, Tern with its special Modern Coastal Elevation, Herring, Roseate, Stilt, Razorbill, and more, providing two to four-bedroom homes that can fit many needs, including some with 2, 2.5, or 3-car garages and home sizes from about 1,601 up to over 3,000 square feet depending on the model, with many homes offering single-story or two-story layouts, modern great rooms, and gourmet kitchens with lots of storage. The community handles front yard lawn care and irrigation through the HOA or CDD fees, which for example are about $441 monthly for Teal, $35 for Vine and Wren, and there are some CDD fees as well, such as $77.42 for Teal, $100 for Vine, and $118.34 for Wren, so residents don't have to worry much about the yard or general maintenance.

Social life is something the folks there seem to enjoy because Regency at Waterset has a dedicated Regency lifestyle director who's on site and plans all sorts of clubs, events, and activities throughout the year, which helps people stay busy, make friends, or just feel like they're part of something no matter what their interests are, and everyone has exclusive access to a good slate of resort-style amenities, including a resort pool and spa, tennis, pickleball, and bocce ball courts, a full fitness center and studio, and an amenity center with a social room. The Trailhead starts a 12-mile Waterset trail network, for anyone who likes walking or biking, and there are open green spaces, well-kept pedestrian paths, public gardens and parks, lush landscaping, playgrounds, and sports fields, which means folks can spread out and find a spot that fits their mood, whether they want some peace or something more social, and the community keeps a schedule filled with activities, clubs, and events suited to a wide range of hobbies and interests. Homes at Regency at Waterset have many designer-selected features with a lot of customization possible through visits to the Tampa Design Studio, where there's a large selection of details to suit different tastes, along with several quick move-in options for those who want to settle in sooner rather than later.

The location is in the South Shore area, which means beaches, the Gulf, and many local attractions are just a short drive away, and the master planned community provides a sense of quiet and safety with full-time gates, exclusive Regency amenities, water preservation, and protected conservation features to keep things pleasant and green, and of course, having all sorts of trails and open spaces means there are plenty of ways to enjoy nature if that's a priority. Altogether, Regency at Waterset offers a choice of well-designed and easy-to-maintain single-family and duet homes, with enough amenities and events to keep active adults engaged and comfortable as they enjoy this new chapter in life.
