      About Valencia Cay at Riverland

Valencia Cay at Riverland sits within the large Riverland master community in Port St. Lucie, Florida, and this place covers over 4,000 acres with security gates and walkable, bike-friendly neighborhoods, where you'll see golf carts and people along winding streets that mostly look out over man-made lakes, with about 80% of home lots offering some kind of waterfront or preserve view, and if you walk around, you'll notice big single-family homes and club villas, most with impact-resistant windows and strong cement-tile roofs, stone facades, extended patios, and neat brick-paver driveways, and the homes themselves come in several designs-Premier, Regal, Signature, Vintage, Crown, and Club Villas-ranging from about 1,355 to over 3,300 square feet, with two to four bedrooms, options for dens or offices, and two or three-car garages, and nearly all of them have modern finishes like quartz countertops, natural gas ranges, and stainless steel appliances already included.

People here find plenty to do with the 34,000 square-foot clubhouse, which has its own restaurant, pools, card rooms, arts and crafts spaces, and even an 800-seat auditorium for shows or big meetings, and you've got even more fitness and wellness options at the 51,000 square-foot Wellness & Fitness Center, along with the recently expanded Sports & Racquet Club, which spreads out over 14 to 16 acres and includes 37 pickleball courts, 8 tennis courts, 4 bocce courts, a pro shop, and facilities meant to handle competitions and tournaments, and outside, the Paseo Trail runs five miles through the whole Riverland area, letting you bike, walk, run, or take a golf cart from one end to the other, past shops, planned retail, parks, greenways, and traffic-free pathways, so getting around is easy no matter how you want to move.

The community clubhouse and other club buildings offer spaces for fitness classes, group activities, social clubs, cards, games, and organized social events, and there's a lake, several ponds, and loads of small parks connected by walking paths, plus a 5-acre Arts & Culture Center with a Creativity Hub for crafts and classes, so there's always something going on if you like to keep your days busy, and some parks and trails have event lawns for outdoor get-togethers, while the area's designed for dogs, joggers, and folks looking to stay active and connected to neighbors.

People who move in here pay a monthly HOA fee, somewhere between $354 and $425 depending on the year or part of Valencia, and that fee covers lawn care, maintenance for all the common areas, access to all the big amenities, property management, and the manned security gates, making it pretty easy to live a low-maintenance, active life, and there are both new, move-in-ready homes and resale homes, with some coming with upgraded pools or extra interior features, and while homes start in the mid $300s and go up, there's a wide range of sizes and prices between the different models and collections.

The neighborhood has its own events and social programs, from music and movie nights in the clubhouse theater, to fitness and wellness classes, to all sorts of resident-run groups, and several models come with features like private baths, high-speed internet, gas appliances, and walk-in showers, making daily living simple.

There's no CDD fees in Valencia Cay, but the community offers secure, gated entry, a staffed sales office open daily, and on top of all that, residents get access to the full Riverland experience: walking and biking greenways, a free "Stay & Play" access pass that includes a lunch voucher and tram tour, and nearby commercial areas with shopping, restaurants, and entertainment, all connected without needing to drive around busy city streets.

GL Homes, known for building active-adult (55+) communities, started Valencia Cay in 2018, and now it's grown into a large, lived-in, but still-growing part of Riverland, where folks can pick a home that suits them, enjoy clubhouses and parks, walk the traffic-free trails, and find plenty of ways to stay social or just relax and watch the birds on the water.
