    The Village of Lake Deaton sits within a large master-planned, age-restricted community where at least 80% of homes must have residents aged 55 or older, and while most areas don't allow people under 19 to live there, some places do make exceptions if the rules fit. This community's got community development districts (CDDs) that run roads, manage budgets, utilities, and amenities like pools, golf courses, dog parks, trails, and recreation centers, so you see folks out for walks, playing sports, and joining things like Fit Club, Camp Villages, Senior Games, and other clubs and activities that really fill up the days and help people get to know their neighbors.

    Many homes, including the ones at Lake Deaton, are about 1,100 square feet with three bedrooms and two bathrooms, and residents are responsible for things like trimming trees, managing overgrowth, and keeping up their own walls, because the neighborhood rules and an architectural review committee watch over how things look and keep properties in good shape. Behind some houses you'll find a nature area, while everywhere you look, there are parks with benches and paths, dog parks for pets, and peaceful trails for those who want to walk or bike. There's a pool for swimming, a barbecue grill for outdoor cooking, and on-site parking for both residents and their guests, as well as a kitchen and a washer and dryer in the home for day-to-day needs.
