    About The Village of Marsh Bend

    The Village of Marsh Bend sits in a part of The Villages that's still growing, so you'll see new homes going up and roads getting built, and some bridges for golf carts over Highway 44 and the Turnpike aren't finished yet, which means things are still getting settled around here. People started moving into this area around 2016 and 2017, and you'll find that about half the residents live here full time with the other half coming seasonally, so the place changes a bit from winter to summer. The number of homes keeps going up every year, with about 2,550 new homes sold each year based on recent projections, and there are several neighborhoods like Fenney, DeSoto, Linden, Marsh Bend, Monarch Grove, and MCCLURE all grouped south of Highway 44, and Middleton has CDD 12, which is a specific part of The Villages. Right now about 14,000 to 15,000 houses and villas have been built south of 44, and about 12,000 of those are already sold, while there are around 7,500 homes in District 12 where construction keeps happening and about 4,600 units left unsold as of last year, with somewhere between 6,500 and 7,000 people living in the southern areas based on the latest counts.

    You won't find a lot of stores or businesses yet since most of the growth has been homes and parks, but the place has some newer recreation spots and centers, like the Everglades Recreation Center, which folks use for meetings and activities, and there's plenty of effort on keeping parks, dog parks, and nature trails in shape. The community includes services for seniors, like different kinds of care, features for comfort, and programs like The Enrichment Academy which offers classes and activities, along with social events, Camp Villages for family, S.T.A.R. programs, Senior Games, Running of the Squares, Championship Softball, Fit Club, fishing, and group outings, so there's usually something going on if you look for it. There's golf in The Villages with trail fees and golf course care, and you can find softball leagues, swimming pools, and all sorts of classes or clubs at the recreation centers, plus fields, reservation services, and organized sports.

    The Villages runs on a system called Community Development Districts (CDDs), and Marsh Bend falls in District 12, which has its own $3.9 million operating budget for things like district property management, budget, purchasing, financial oversight, and risk management, and they discuss how common areas and acreages get assessed for fees, with questions sometimes coming up about how those charges get figured out. Maintenance assessments cover the cost of shared areas like paths, parks, and centers, and there's a community standards program for deed compliance and building changes, along with public safety programs, emergency services, and options to report problems or get help. For those living here, you get access to ID cards, Resident Academy, bulletin boards, and the Adopt-A-Bench program, and there are systems for water and sanitation, like bill payment, irrigation schedules, boil water notices, and bulk trash pickup. RV storage, community watch, and customer service round out the support, and residents can join lifestyle groups or volunteer if they want a bit more community.

    The facilities keep updating, with technology services tied to Meta AI, Meta Pay, Meta Store, and Meta Quest, and those features are available to residents, showing how they're trying to keep up with new trends as things get built out. All in all, Marsh Bend and the nearby villages keep changing while more homes go up and services get added, and though commercial businesses are slow to come, there are plenty of parks, trails, classes, and events, making it a growing area for folks looking for both recreation and care in a large active-adult community.
