    The Village of Woodbury sits within The Villages, Florida, right in Marion County's District 4, stretching across a bit more than 1,250 acres, and the community's been around since back in 2001 with most of the building finished around 2004, so you'll see plenty of homes here that are well established and cared for because folks have had time to settle in, and you're looking at a mix of single-family and attached homes-meaning you'll find condos, townhouses, and lofts in addition to the standard one-story houses, often with two to four bedrooms and up to three bathrooms, so they fit a lot of different needs; the sizes range from about 1,050 square feet to over 2,700 square feet, and the prices are on the reasonable side for the area which is good for people looking for options. Some homes went up before the strong hurricane codes of 2002, meaning they could have a bit higher insurance, but if you find a spot built after 2002, those usually have insurance rates close to what you'd pay for a new build, and there's also natural gas service in some places, with the chance to install tanks if a house doesn't have a direct connection.

    There's a lot of activity here with folks heading out to two practice golf ranges in the Spanish Springs section and another in Lake Sumter, plus plenty of planned new holes over in Eastport and Sawgrass, and if you like golf, you'll hear about the executive and championship courses: 13 executive courses in Spanish Springs for a total of 117 holes, 16 of those courses in Lake Sumter with 144 holes, and then there's five championship courses in the Spanish Springs area and four in Lake Sumter, so there always seems to be somewhere to play; trail fees and golf course maintenance are part of the package if you use those. There are neighborhood names stretching across Lake County, Marion County (where Woodbury is), and Sumter County, each with their own feel, like Mira Mesa, Del Mar, Silver Lake, Briar Meadow, Piedmont, Santiago, Belle Aire, and more, and this helps people find just the fit they're after-from Country Club lots to one-story homes in quiet corners.

    Pools are scattered at recreation centers for everyone to use, and there's a lot going on with things like socials, golf, Camp Villages for the grandkids, fitness clubs, fishing trips, softball leagues, and big events like the Senior Games and Running of the Squares, so the calendar fills up fast if someone wants to stay busy. For education and enrichment, the Enrichment Academy offers many classes and programs, and there's a charter school too. Shopping, dining, health, and wellness services can be found nearby along with clubhouses, town squares, and plenty of community amenities-think dog parks, walking trails, parks, entertainment centers like Sharon Performing Arts and The Savannah Center, even polo grounds, and the Sharon Rose Weichens Preserve stands out as a nice green space in Brownwood for quiet walks or birdwatching.

    There's a community development district-District 4-that handles things like roads and local services, and staff look out for things like community standards, community watch, ID cards, and RV storage, while utilities and sanitation services let residents start or stop water, handle bills, and take care of irrigation or trash pickups with some bulk pick-up for bigger items. Ordinances, meetings, and planning sessions come up as the community keeps growing, and there's conversations about zoning, land use, infrastructure, and environmental concerns, especially around things like water, sewer, and how ponds or well water get managed. The area's seen bond payoffs, so most people here don't have extra annual payments for infrastructure, but in the newer sections, those payments might still pop up until bonds get cleared, so it's worth checking when buying a home.

    Job opportunities come up now and then, and there's programs focused on safety, emergency management, volunteer groups, and even a Resident Academy that helps new folks learn how everything works. With houses spread between neighborhoods, apartments, and single-family homes, choices cover just about any preference, and residents can find a quiet street or an active block, with most things needed right nearby.
