    Beautiful facility, excellent memory care

I moved my mom to The Terraces in San Dimas and I'm really happy with the choice. The building is beautiful and impeccably clean, the chef serves delicious, cruise-like meals and snacks, and activities are thoughtful and engaging. The nursing, PT/OT and medical monitoring are excellent, and staff - Oscar, Robert, Elizabeth and the whole team - are genuinely caring, attentive and experienced in memory care, keeping our family informed and helping with a smooth transition. Minor downsides: occasional understaffing, some layout/parking quirks and fees, but overall I highly recommend it.

    Summary review

Overall sentiment across the reviews is strongly positive, with a consistent emphasis on high-quality, compassionate care—especially for residents with memory-care needs. Numerous reviewers highlight an innovative, targeted memory-care program led by named staff (Elizabeth/Liz is frequently mentioned) and characterized by structured activities, cognitive stimulation, and individualized interventions. Multiple families report dramatic positive changes in behavior after transferring to this community, often noting that there was no need to increase medications and that physician involvement and attentive nursing supported those outcomes. Memory-care expertise is a clear strength and a primary reason many families chose or highly recommend the Terraces at Via Verde.

Staff quality and culture are recurring strengths. Reviewers repeatedly describe staff as kind, empathetic, responsive, and actively involved in residents’ daily lives. Several staff members are singled out by name (Oscar, Sue, Robert, Esther) and praised for tours, front-desk responsiveness, hands-on assistance, and clear family communication. Nursing and care teams are characterized as attentive with good medical monitoring and consistent communication to families. Reviewers also emphasize collaborative care planning, teamwork with family members, and holistic approaches that support independence and dignity. Families report feeling comforted and kept in the loop with photos, instructional lectures, and ongoing updates.

The facility itself receives frequent praise for cleanliness, modern presentation, and attractive common areas. Many reviewers call the Terraces beautiful, well-maintained, and inviting, with cozy rooms, pleasant outdoor spaces and courtyards, and inviting dining rooms. Room options include singles, shared/Jack-and-Jill configurations, and larger suites; rooms are described as adequately sized and comfortable. Move-in and maintenance support is highlighted as smooth and proactive by several reviewers. On-site services such as a salon, laundry, and monthly doctor visits add convenience and continuity of care.

Dining and therapy services are also strong points. A number of reviews applaud fresh, well-balanced meals, snacks, and chef involvement—some reviewers describe desserts and meal variety in very positive terms. The on-site physical and occupational therapy teams receive several specific commendations for excellent rehab support. Activities programming appears robust: music, dancing, table-top activities, targeted memory programs, outings, community events, and family-oriented programming are all noted. Many reviewers emphasize that activities are purposeful and led by engaged staff, contributing to resident well-being and social engagement.

Despite the many positives, there are recurring concerns to weigh. Understaffing and reports of overworked caregivers appear multiple times and represent the most frequent negative theme across reviews. A few reviewers felt staffing shortages affected engagement or service at times. Architectural and logistical issues are also mentioned: elevator access on the second floor was called out as limiting cross-floor mingling, and some room layouts include shared bathrooms, which may not suit all families. Parking and access (front/back parking arrangements) were described as a hassle by some visitors.

Cost and management-related issues also appear in several reviews. The community has an entrance fee (one example cited $3,000) plus ongoing monthly care fees; a number of reviewers note the high cost and expectant expense. A handful of reviewers reported poor management experiences, a corporate takeover, or sales-like admissions behavior—these critiques are less common than the praise but notable. There are also a small number of contradictory comments: while many reviewers describe the facility as impeccably maintained and meals as excellent, a few mentioned mediocre food, dark rooms with limited daylight, or areas that felt outdated. Some reviewers also observed that because the community was newer or not yet fully occupied at times, certain activities or the level of vibrancy could be inconsistent during early occupancy.

In summary, the dominant narrative paints The Terraces at Via Verde as a caring, professionally run community with particular strength in memory care, attentive nursing, family communication, quality dining, and therapeutic services. Staff compassion and expertise—backed by concrete outcomes in many cases—are standout attributes. Prospective families should weigh these strengths against recurring operational concerns, notably staffing levels, some architectural/layout tradeoffs (shared baths, elevator access), parking logistics, and cost. The reviews indicate that for many families the benefits—especially the demonstrated memory-care effectiveness and the empathetic staff—outweigh the drawbacks, but it is advisable for prospective residents and families to tour, ask specific staffing and occupancy questions, and clarify fees and room configurations before deciding.
