    Well-run amenity rich 55+ community

I bought a Del Webb home at Ave Maria and am very pleased - the sales and construction teams were professional, communicative, and responsive, the build was organized and on time, and the craftsmanship and amenities (clubhouse, pools, golf course, fitness) are high quality. The community has a peaceful, small-town feel with friendly neighbors, great activities, and is about 10 miles from Naples. Move-in and warranty support were smooth; I'd recommend this well-run, amenity-rich 55+ community.

    Summary of reviews

Del Webb Naples (Del Webb at Ave Maria) presents as a large, active‑adult community with a strong emphasis on resort‑style living. The development consistently receives praise for well‑designed homes, high‑quality interior finishes, and attractive, well‑maintained landscaping. Common facilities are extensive: multiple clubhouses, pools, a fitness complex, golf amenities, and a breadth of clubs and programming that support an engaged social life. The setting — preserved natural areas, water features, golf vistas and sunset views — is a consistent draw for residents seeking a peaceful, low‑traffic atmosphere with a small‑town feel.

Staffing, sales and on‑site management are prominent strengths. Many residents describe the sales, construction and field‑management teams as professional, communicative and responsive; warranty issues and finishing touches are often handled promptly according to these accounts. The HOA and community management are also frequently characterized as organized and attentive, contributing to the perception of a well‑run community and a strong sense of neighborliness.

Dining and activities are generally viewed positively: several reviewers praise on‑site restaurants, bars and clubhouse service, as well as the variety of clubs, water‑based recreation and golf programming. That said, there are recurring operational concerns around amenity design and delivery. Some residents find dining options and poolside service limited relative to expectations, and a specific dining venue was perceived as smaller or differently configured than anticipated. Specialty hobby spaces such as kilns, woodworking or expanded crafts areas are limited or not included in current expansion plans, which constrains makers‑type programming for interested residents.

Construction and project management present a mixed picture. While many buyers report rapid build times, clean move‑ins and strong workmanship, other accounts describe inconsistent construction quality and quality‑control issues attributable to variable subcontracting and labor practices. Project timing has also been affected by supply‑chain disruptions and there are documented delays in some planned amenity upgrades (for example, course renovations). These points suggest variability in builder performance and in construction schedules that prospective purchasers should assess during their decision process.

Location is an explicit trade‑off. The community’s preserved, tranquil setting and lower cost relative to Naples are advantages, but the site is relatively remote from retail, medical services, pharmacies and visitor lodging. Residents value the golf‑cart accessibility to local points like the town center and grocery, yet families should evaluate access to nearby clinical care and hospitality for guests. Finally, governance and amenity planning have been described as oriented toward operational efficiency at times, with some residents expressing a desire for more member input on amenity design and prioritization.

Overall, Del Webb Naples offers a strong active‑adult environment with robust social programming, attractive facilities and many service strengths. Prospective residents should weigh the benefits of the community’s lifestyle and value proposition against the operational limitations noted above — specifically construction consistency, amenity design trade‑offs, and distance to medical and retail services — and verify expectations for dining, hobby spaces and timeline commitments before purchase.

About Del Webb Naples- 55+ Retirement Community

Del Webb Naples - 55+ Retirement Community sits in Ave Maria and offers new construction homes starting at $239,990, with a mix of Carriage Homes, Single Family Homes, and Villas to give folks plenty of housing options, and you'll find that most of the chores like landscaping and exterior upkeep are handled so residents can focus more on enjoying their activities or relaxing. The community is built by Del Webb, which is part of the PulteGroup, and their name usually means a focus on homes and amenities that suit folks 55 and older who want to stay busy and connected. There are two large clubhouses, including The Club at Del Webb Naples, and a full-time Lifestyle Director who helps arrange all sorts of social gatherings, fitness classes, hobby groups, and events where neighbors can get to know each other. For those who want to keep moving, there are 18 sports courts, walking trails, a state-of-the-art fitness center, and both resort-style and lap pools, and if golf is your thing, the optional Panther Run Golf Course offers 18 holes right nearby, not to mention bocce ball courts and outdoor spaces like fire pits and an amphitheater, so there are lots of ways to stay active or just enjoy the weather. Many daily needs, like grocery stores, coffee shops, restaurants, shopping, and entertainment options, sit close to the community so it's pretty easy to get errands done or meet up with friends for a meal. Residents can also enjoy salon and spa services on site, as well as wellness and leisure programs that help keep folks healthy and involved. The community runs on HOA services, meaning residents have access to shared perks and can use a portal for service requests or keeping up with community news, and homes come with a 10-year warranty along with some options to personalize your space if you want, and with designated communities like Del Webb Oak Creek nearby, there are a couple different neighborhoods under the Del Webb name. There's a mortgage learning center, resources like a home care guides blog, and a My Account portal for owners, all meant to make owning a home there a bit easier, while the design of the area includes sunset views and scenic landscaping that many people like. In all, Del Webb Naples tries to offer an environment that helps residents stay active, social, and healthy, with homes and amenities designed for adults 55 and up who want a community focused on connection and leisure rather than daily chores.
