    Beautiful grounds, excited to buy

I toured the community and I'm very pleased - beautifully landscaped grounds, an amazing collection of new adult homes and lovely models. The sales team has been fantastic and Cherie, the design guru, made planning my dream home exciting; construction is ongoing with move-ins expected July 2025. Neighbors seem friendly and the outdoor spaces are wonderful; I'd happily buy here.

    Summary of reviews

Escapes Ocean Breeze — Paramount Homes presents a mixed profile: the community is repeatedly described as attractive and well landscaped with appealing model homes and solid exterior construction quality, and the sales team and on‑site design consultant receive positive remarks. At the same time, multiple operational and design issues emerge that materially affect move‑in readiness, long‑term livability, and owner experience.

Care, dining, and activities: Review information about on‑site care services, dining programs, and organized activities is limited. The development appears oriented toward independent adult living rather than assisted‑care programming; prospective residents should verify available services, staffing levels, and any on‑site amenity programming directly with management and in HOA documentation.

Staff and sales experience: Pre‑sale interactions are described positively — sales staff and a named design consultant are noted for creating enthusiasm during the buying process. However, post‑sale experiences diverge: there are consistent concerns about after‑sales responsiveness, an adversarial warranty process, and limited ongoing support from the developer or design studio once contracts are signed.

Facilities and design: The community’s exterior presentation and landscaping are strengths, and model homes show attractive curb appeal. At the building and unit level, reviewers cite several design and safety shortcomings: narrow, uneven exterior steps without handrails, garage reductions caused by step placements, and small interior room sizes that limit furnishing and functionality. Interior layouts are described as compact; buyers concerned about furniture fit and usable living space should review floor plans and measure rooms in person.

Management, governance, and compliance: There are recurring concerns about management practices. Comments point to opaque pricing and undisclosed markups revealed only at contract signing, inflexible change‑order policies, and perceived limitations within the design studio (technical tools, simulations, and material selection). HOA oversight of common areas is another area of weakness; reviewers reference slow responses to exterior maintenance and unresolved site issues. A significant governance concern cited is noncompliance with affordable‑housing requirements and unresolved site drainage/river‑edge issues behind some homes — these raise questions about regulatory oversight and long‑term site management.

Notable patterns and recommendations: A clear pattern emerges of strong pre‑sale presentation followed by weaker post‑sale support. Prospective buyers should obtain an independent home inspection, review contract language regarding pricing and warranty terms, confirm handrail and stair‑safety provisions, and ask for documented plans addressing site drainage and HOA maintenance standards. Because information about care, dining, and activities is sparse, buyers seeking organized services or on‑site clinical support should request written descriptions of available amenities and staffing. Overall, the community offers strong exterior appeal and a positive sales experience, but practical design, safety, transparency, and ongoing management issues warrant careful due diligence prior to purchase.

About Escapes Ocean Breeze - Paramount Homes

Escapes Ocean Breeze - Paramount Homes sits in Manahawkin, New Jersey, about ten miles from Long Beach Island, and is a 55+ active adult community that draws people who want resort-style living and a busy social life, now you can't help but notice the big 16,000 square foot clubhouse which serves as the main gathering place for neighbors to meet, hold events, relax, swim indoors and outdoors, play tennis or basketball, or use the fitness center, and you see there's a lot of planning behind the scenes since a Lifestyle Director, sometimes called a Lifestyle Coordinator, organizes events and activities for folks who want to take part. People can buy new homes here, and there are furnished models, so if you're curious about floorplans, the sales center and design center are open daily and the sales team, with folks like Deb, Fran, and Carol, help explain home options. You see homes with designs mixing traditional and modern touches, all with luxury finishes, not exactly small either, ranging from two to three bedrooms, two baths, and spaces like volume ceilings or large kitchens with breakfast bars, and some floorplans let you add a second floor for a loft or storage, like in The Monte Carlo, The Portofino, The Siena, The Capri, The Valencia, and The Andalucia, each with different perks like walk-in closets, big bathrooms, and options for unfinished spaces. Most homes offer the Owner's Suite right on the first floor for easy access. The neighborhood is meant for older adults who want privacy but enjoy mingling, so the layout brings people together for activities or casual chats, plus there are video tours online showing the area and the homes. The community is close to sandy beaches, shopping, and essential services. Escapes Ocean Breeze collects HOA fees, as with most communities, and folks expect maintenance to be handled, but some residents mention the upkeep of common areas could be better. There's a design studio, though some have said it doesn't have much to choose from and can feel a bit out of date, yet you get to meet with an in-house design person named Cherie who's there to help. After buying a home, some have had concerns about getting warranty work done, so it's something to keep in mind. The association also reports offering assisted living services such as help with daily activities, medication management, meals, personal care, and short-term respite care, though the details aren't always spelled out in the information provided. The focus here is on independent, active living, with a full calendar of events, maintenance-free homes, and large common spaces built for seniors who want to keep busy, connect with neighbors, and have a good spot near the Jersey shore.
