    Happy resident praises community amenities

I'm very happy living at Del Webb - beautiful, well-built homes with open floorplans and thoughtful design. The sales, construction, and customer-care teams were professional, responsive, and made the buying/move-in process seamless. Friendly neighbors and plentiful amenities (gym, pool/hot tub, pickleball/tennis, walking paths and lots of activities) make this an active, welcoming 55+ community I'd recommend.

    Summary of reviews

Del Webb at Union Park presents as a well-equipped 55+ community with a broad range of amenities and an active lifestyle focus. Reviewers consistently highlight strong recreational programming and social opportunities, with organized activities, bingo, and an engaged activity director creating frequent opportunities for resident interaction. The physical site emphasizes outdoor amenities — walking trails, green belts, ponds — paired with on-site fitness resources including a gym, pool, hot tub, tennis courts and pickleball courts. The community is described as pet-friendly and generally peaceful, with residents noting a sense of safety and a welcoming neighborhood atmosphere.

Sales and construction functions receive substantial positive attention. Multiple accounts describe attentive sales personnel and construction managers who provide regular updates, weekly check-ins, and hands-on support during the build and move-in phases. Many purchasers report satisfaction with the homes’ overall layouts — open floor plans and multiple model options — and praise the perceived build quality. Post-move service interactions are frequently characterized as responsive, with routine minor repairs handled professionally.

At the same time, reviewers identify operational patterns prospective residents should consider. Construction timeline variability and delays are a notable theme; anticipated completion dates have shifted for some buyers, contributing to stress during the pre-move period. Related to build processes, there are recurring mentions of inconsistent finish quality and cosmetic defects that require follow-up. These issues range from trim and finishes to items requiring warranty work, which suggests variability in final inspection or finishing processes.

Facility maintenance and management responsiveness present a mixed picture. While many reviewers describe quick, helpful responses from staff and coordination of warranty or one-year check-ups, other accounts point to slower or inconsistent attention to amenity maintenance and building-envelope matters (examples include roof and exterior maintenance and amenity-center upkeep). There are also a small number of comments about billing and tax-handling disagreements and concerns about higher property-tax burdens; these raise the importance of reviewing closing documents and local tax expectations carefully. Landscape impacts from ongoing development, including removal of mature trees as the community expands, are also noted as a source of dissatisfaction for some residents.

Dining was not a prominent topic in the feedback set; prospective residents should inquire directly about on-site dining services or nearby meal options if that is an important factor. Overall, the strongest patterns in the feedback are the active lifestyle and amenity set, positive sales and construction support, and a friendly resident culture, balanced against variability in construction timelines, finish consistency, and occasional maintenance follow-up. Prospective buyers would benefit from detailed discussions about expected completion dates, a thorough walkthrough checklist prior to closing, and clear expectations about ongoing amenity maintenance and local tax implications.

About Del Webb at Union Park- 55+ Retirement Community

Del Webb at Union Park is a 55+ retirement community located in Little Elm, Texas, and it's part of a bigger neighborhood called Union Park, so people have access to parks, green spaces, doctors, pharmacies, and local places to eat nearby, and though it's not new, the place has become well-loved and is known for its friendly and welcoming atmosphere, so residents find it easy to make friends while staying active with walking trails, tennis courts, an outdoor pool, and a fitness center, not to mention four lighted pickleball courts where folks play even in the evenings. The community clubhouse is a main spot for social activities, and there's an activities director who helps arrange events, group outings, games, and programs to keep people busy and connected, as the place really wants everyone to feel part of things, so they emphasize community and outings that help people enjoy each day. There are single-story homes designed based on many years of homebuilding experience, and the homeowner tools like the Del Webb portal, service requests, and home care guides help with maintenance and questions about living there, which keeps things running smoothly for those who live there.

Residents can choose from independent living, assisted living, and memory care, which all take place within the same overall community, with personalized care plans so people maintain their dignity and independence as much as they can, and staff can help with daily needs, meals, managing medicine, and personal care, while in memory care, there's always 24-hour support and activities designed for people with Alzheimer's or dementia, plus the environment's secure, so folks are safe, and there are memory activities to support their needs. Respite care is an option too, which gives families a break when needed, and the place's range of care levels means residents don't have to move far if their needs change. Outdoor activities include walking trails, open green spaces, and a park called Central Park where everyone goes for exercise, picnics, or just to relax, and there's a strong focus on health, fitness classes, and a vibrant social scene.

Some homes have a two-car garage, and people get benefits like a coverage warranty for ten years, and there are ways to personalize new homes with different designs and features guided by decades of experience from Hillwood Development Company, LLC. Homeowners have access to guides that explain home buying, financing, or care, and the community's website lets residents manage their account, request help, and learn more about the property. The place sits in a master-planned area, so trails, sidewalks, and amenities go right to the homes, making it walkable and convenient, and there are resort-style touches, like the pool, clubhouse, and spaces just for Del Webb residents but also some things that everyone in Union Park can use. The atmosphere centers on connection, with people sharing activities, hobbies, and their days, and while it doesn't promise the world, Del Webb at Union Park does what it can to give seniors a safe, lively, and comfortable place to call home.
