    Clean, friendly community with amenities

I love living here - friendly, professional staff and a warm, active community. The grounds and apartments are very clean and well-maintained, the secure one-floor layout is COPD-friendly, and the amenities are excellent (two pools, hot tub/jacuzzi, clubhouse, big-screen lounge, library, sewing and activity classes, dog park, washers/dryers, ample storage and closets). Utilities are included and the location is convenient to doctors, shopping and transit - I'm very happy here and would recommend it.

    Summary of reviews

Phoenix Manor is a large independent-living community on an expansive campus offering many apartment-style units and a broad amenity set. Reviewers consistently describe remodeled interior units with vinyl wood flooring, generous closet and cabinet space, and attractive common areas such as a library, card room, auditorium, event kitchen, and ponds. The community emphasizes recreational programming — bingo, karaoke, arts and crafts, sewing classes, bocce and poolside activities — and operates multiple pools and a hot tub. The campus is secured with a gated entry and night patrol, and the property accepts Section 8 and includes utilities in the rental price, which supports affordability for many residents.

Staff and day-to-day service receive mixed-but-often-positive comments. Many reviewers call the staff professional, friendly, and helpful, and point to resident engagement through committees and scheduled activities. At the same time, there are recurring concerns about management communication and administrative follow-through: examples include delayed deposit refunds, perceived brusque interactions with office personnel, and uneven responsiveness to resident requests. Maintenance responsiveness is an operational theme — routine and non-emergency requests are described as slow at times, and weekend service coverage is perceived as limited.

Infrastructure and safety are important patterns to note. Multiple reviewers described plumbing problems (pipe bursts and water outages), and a lack of readily available emergency shut-off capability was cited as a contributing operational weakness. Exterior-site issues include poor drainage and areas prone to standing water or flooding, dead landscaping and uneven grounds, holes or degraded sidewalks that pose trip hazards, and inconsistent exterior lighting. Interior cleanliness and unit upkeep are generally rated positively, but exterior groundskeeping and some shared-service areas (notably laundry facilities) are described as inconsistent; some laundry equipment is non-operational or poorly maintained. There are also isolated pest-control concerns that prospective residents may wish to address during a tour or lease review.

Clinical services and dining: Phoenix Manor is positioned for independent living rather than assisted or medical care. There are no on-site doctors or caregiving staff; families should arrange home health or hospice if clinical needs arise. The community does not offer a regular meal program — there is an event kitchen for resident use but no institutional dining service — so residents must independently arrange meals or external meal services.

Who this fits and who it does not: The community suits independent seniors who prioritize social programming, a large amenity set, affordability (utilities included, Section 8 acceptance), and a secure, single-level living environment. It is less appropriate for people who require on-site clinical care, immediate or robust maintenance response, guaranteed laundry-function reliability, or pristine exterior landscaping and drainage. Prospective residents and families should verify maintenance protocols, emergency procedures, and pest-control policies during a visit, and confirm expectations about communication and administrative timelines with management before committing.

    About Phoenix Manor

Phoenix Manor is a senior living community located in the Maryvale area of Phoenix and it's been here since 1961 with a focus on a carefree lifestyle for people aged 55 and older. There are 450 studio, one-bedroom, and two-bedroom apartments, and they've gone through a full renovation, so all homes now have upgraded plumbing fixtures, stainless steel appliances, dishwashers, microwaves, dual-pane windows, and energy-efficient lighting. Utilities come included in the rent, and every apartment is designed with comfort in mind. There are carports for parking, and cats and dogs are welcome, though there are some restrictions and fees, and pets also have their own enclosed pet park.

The grounds are large, with lots of green space, several gardens, lighted lagoons with waterfalls, and outdoor recreational areas like bocce ball courts, ramadas with built-in BBQs, and pools, including a heated swimming pool and a Jacuzzi hydrotherapy pool if you need a relaxing soak. Indoors, residents can use the clubhouse, which covers 13,000 square feet and has card rooms, art and craft spaces, a game room, and a media room with large screen TVs. There's also a theater, a library for reading and research, a recreation room, and a complimentary coffee bar to enjoy with neighbors.

Phoenix Manor offers scheduled events, activities, and clubs to help residents stay involved-there's always something going on, and they put out a monthly newsletter to keep everyone informed. The community is in a lively area, so there are chances to connect both within the property and in the surrounding neighborhood. There's a leasing office open weekdays, and they make it easy to ask questions, schedule tours, or find leasing information through a detailed contact form. Phoenix Manor also provides information on rental assistance, options for people with disabilities, and full data on things like rent history, occupancy rates, and property features, so prospective residents can make informed decisions. Amenities are clearly listed for all units and shared spaces, and there's a transparent approach to everything from leasing to community activities.
