    Warm safe affordable family-like home

I've lived here for years and it feels like my permanent home - warm, clean, and safe with friendly, caring staff who give a true family-like welcome. My large one-bedroom has a private bathroom, kitchen and closets; the building has elevators, outdoor seating, a community room, activities (plus YMCA pool access), on-site safety buttons, and good transport. Affordable rent and helpful management make this a place I happily recommend.

    Summary of reviews

Hugh Ash Manor presents as a community with several strong physical and social attributes. Multiple reviewers describe tidy, well-maintained interiors and exteriors, clean common restrooms, and apartment units that include kitchens, closets, and private bathrooms in many cases. The building offers accessible features such as elevators, outdoor seating, a community room with television, on-site emergency safety buttons, and convenient transportation options. Residents have access to an external YMCA pool; the facility itself does not appear to have an internal pool. Activity programming is described as engaging, contributing to a home-like and friendly atmosphere that supports long-tenured residents.

Staff and care quality are mixed in the feedback. Many commenters describe staff as kind, helpful, and caring — using terms like “family-like” and praising warm welcomes and supportive management. These accounts suggest that personal interactions and day-to-day assistance can be a strong point of the community. However, other comments indicate variability in staff conduct and reliability, with concerns about responsiveness and communication tone. That variability creates an uneven picture of care: prospective residents who require consistent, higher-intensity support should confirm staffing levels and response protocols during a visit.

Management and administrative practices show both positives and weaknesses. The community is frequently described as affordable and offering good value, but there are notable concerns about clarity and predictability around rent and fees. Examples include rent increases occurring after move-in and requests for financial documentation; these point to gaps in transparency around billing and lease terms. Prospective residents should request written, itemized fee schedules and ask about policies for rent adjustments and billing communications before committing.

Maintenance and unit-level conditions also show mixed signals. While many reviewers note clean common spaces, others raise pest-control concerns and mold or moisture issues in some units, as well as inconsistencies in overall maintenance standards. There is also a discrepancy in accounts regarding bathroom arrangements — some describe private in-unit bathrooms while others describe shared facilities — indicating that unit configurations may vary or that marketing/communication about amenities is unclear. A few reviewers mentioned difficulty sleeping, suggesting noise or nighttime management can be an issue. Visitors should perform an in-person inspection of prospective units, ask about recent pest-control and mold remediation efforts, and review unit-specific amenity descriptions.

Overall, Hugh Ash Manor appears to offer a socially active, affordable living option with several desirable facility features and many positive staff interactions. At the same time, notable patterns of administrative opacity, inconsistent maintenance, and variable staff reliability mean prospective residents and families should undertake targeted due diligence: verify written lease terms, inspect the specific unit, review maintenance and pest-control records, and speak with current residents about day-to-day responsiveness and nighttime conditions.

    About Hugh Ash Manor

Hugh Ash Manor stands as a seven-story retirement community for active adults ages 62 and up, set on a private and peaceful property in Deland, FL, and serving older residents since 1971, and people often appreciate it for its friendly atmosphere where neighbors have shared life experiences, and you'll find studio and one-bedroom apartments set aside for low-income and moderate-income seniors, with rent that covers basic utilities like electricity, water, and even cable TV with affordable options. Residents get help as needed, with care types like independent living, assisted living, memory care, and skilled nursing all available, and there are emergency help buttons in bathrooms and rooms, which means people can easily call for assistance if they need it, and state-of-the-art generators keep power going in case of storms. The building is completely residential, offering comfort across several floors, and there's a sense of dignity in sharing meals with friends or family right in the dining area, while those who love to be social find plenty to do, because the community organizes recreational and cultural activities with things like arts and crafts, game tables and a pool table, a library, and regular social events, so people don't feel isolated. Gus the Bus helps residents get to doctor appointments, shopping trips, and community outings, making errands simpler. The grounds are well cared for, and the staff strives to support physical, social, and spiritual needs by offering planned activities that folks can join as much or as little as they wish, and even if someone just wants to sit back and enjoy the view of Lake Monroe, that's possible too. The community has Christian standards because it's a project of the First Presbyterian Church of DeLand, but everyone is welcome, no matter their faith, creed, or race, and a Board of Directors keeps it running smoothly. There are no maintenance chores, and the focus remains on comfort, social opportunities, and a worry-free, safe home to let seniors lead their lives independently and with dignity.
