    Beautiful active well maintained community

I toured and bought a home here and I'm very pleased - beautiful, well-built independent-living community with immaculate grounds, a safe, friendly vibe, and a real sense of family. The amenities are outstanding (free-swim pools, water exercise, racquetball, volleyball, tennis center, pickleball, three golf courses, spa/fitness) plus three great restaurants and active clubs/events, and the staff (Brian Morrison, Michelle Yordy, Gus) are attentive and responsive.

    Summary of reviews

The Villages of Citrus Hills presents as a well‑amenitized independent living community in a rural/suburban Florida setting with a strong emphasis on active lifestyles. Its infrastructure supports a wide range of recreational options — multiple golf courses, courts for tennis, pickleball and other racquet sports, aquatics and water‑exercise programming, a fitness center and spa, and extensive club and social programming. On‑site dining includes several venue types and a clubhouse auditorium and performance space that support an engaged social calendar. Many reviewers describe the community as attractive, quiet, and well landscaped, and note proximate shopping and regional services as conveniences.

Staff and service impressions are mixed. Sales and some operational contacts receive positive mentions for being knowledgeable and helpful; several reviews single out dining waitstaff, specific construction-team contacts, and sales guides as responsive. At the same time, there are consistent concerns about management responsiveness post‑sale, including warranty follow‑up and communications. Clinical care and assisted‑living services are not commonly described in the material provided; prospective buyers seeking information about medical or long‑term care offerings will need to request specific documentation, as published details are limited.

Dining and activities are clear strengths for residents who prioritize social engagement and on‑site programming. The campus model favors restaurant‑style dining rather than pre‑planned meal service; cuisine quality appears to vary by venue and by visit, with some residents praising food and service while others describe limited customization and inconsistent experiences. Activities and clubs are robust, and many accounts emphasize an active, friendly resident culture that facilitates daily social connections.

Operational and management patterns are the principal source of concern. Multiple reviews indicate a sales‑and‑development orientation that can precede ongoing operational investment, with management choices that reviewers feel prioritize new home sales over maintenance of existing amenities. Specific operational themes include inconsistent upkeep of some golf courses and cart paths, variability in construction quality driven by subcontractor selection, and recurring issues with warranty resolution and post‑sale accountability. Financial transparency is another recurring theme: HOA dues, fee increases, and ancillary charges are described as unclear or higher than expected, prompting calls for clearer disclosure at the point of sale.

Overall, the community is likely to appeal to independent retirees who prioritize an active social calendar, a wide range of recreational options, and a landscaped, gated environment. However, the experience appears polarized: many residents express high satisfaction with amenities, staff interactions in certain departments, and community life, while others describe substantive frustrations with construction quality, warranty service, management responsiveness, and financial clarity. Prospective residents should perform focused due diligence: request the complete HOA fee schedule and recent assessment history, review warranty and post‑closing service procedures, inspect completed homes and common‑area maintenance records, speak directly with current residents about ongoing maintenance, and clarify dining models and visitor policies before committing.

About The Villages of Citrus Hills

The Villages of Citrus Hills sits on Florida's Nature Coast, about 12 miles from the Gulf of Mexico, so folks get nearly perfect weather around 65 to 75 degrees along with views of moss-draped oaks, rolling hills, rivers, lakes, springs, and even some pretty nice sunsets if you look west. The community has both 55 Plus and non-age-restricted neighborhoods, which means all sorts of people can enjoy active, resort-style living, whether they're thinking about retirement or not, and homes here are built with good care, top-quality materials, and up-to-date energy-efficient features, so families can expect less fuss about repairs and more time to themselves.

There's a lot to do because the Villages of Citrus Hills is tied to a private, for-profit country club with lifetime memberships, which gives residents access to four golf courses, six home styles ranging from 1,629 to almost 3,000 square feet, and move-in ready homes starting in the upper $300,000s up to over $2 million, some with three bedrooms, two and a half bathrooms, garages, family rooms, and more, so there's a little bit of everything for different tastes and budgets. People who like to personalize things will find customizable home plans and outstanding floor plans, and some homes offer climate-controlled spaces, courtyards, guest suites, and libraries, which comes in handy when family stops by or you want a quiet spot to read or work. Citrus Hills Construction Company and the LIVE Citrus Hills program handle building, with the Build on Your Homesite program letting folks build on their own land if they want, and Zillow Home Loans can help with a quick pre-qualification process that doesn't heavily affect credit scores.

Amenities here cover most interests, with four clubhouses, three outdoor pools, an indoor pool in the fitness center, casual or fine dining at places like The Island Vibe and the 4,500 square foot Tiki Bar at the Grille, plus resort-style tennis at two different centers-Skyview Tennis Center with eight Har-Tru courts and an observation deck, as well as Oaks & Meadows Tennis Center with traditional courts and a pro shop-and then there's pickleball, racquetball, heated outdoor pools, nature trails, lighted walking paths, and a big dog park with areas for both big and small dogs, full dog wash, drinking stations, and restrooms. The 50,000 square foot BellaVita Spa & Fitness Center has private fitness rooms, spinning, yoga studios, a circuit training area, and plenty of spa services, and the Central Activity Center provides billiards, live entertainment, and more pickleball and swimming options.

For those who like getting out, the area has fishing, diving, snorkeling, boating, kayaking, biking, and hiking, along with parks, playgrounds, picnic spots, and access to springs, forests, and Gulf beaches, so you won't run short of places to explore or things to do, and there's always something happening thanks to the Villages of Citrus Hills Connections Newsletter, which lays out club calendars, specials, updates, and upcoming events every month. The community's got a gated side for extra peace of mind, though some gates stay open and unattended, and it keeps up a tidy look through detailed landscaping and good home upkeep. Living here means you're part of a master-planned community, recognized by "Where To Retire" Magazine as one of the top picks in the United States, and they have a wellness complex, private spa, and a mix of maintenance-free and traditional single-family options, so everyone can find what works for them while enjoying a mild micro-climate many say is the best in Florida.
