    Resident enjoys active, secure community

I sold my home of fifty years and moving to The Arboretum in Midtown was the best decision I've made. The residents and staff are warm and family-like, activities and the staffed fitness room keep me active, and the dining is consistently excellent. My bright apartment has a large balcony, underground parking, pet-friendly grounds and great security, and the office is responsive. I enjoy the independence, privacy and congenial community - I'm very happy here and would recommend it.

    Summary of reviews

Arboretum Village is described largely as a bright, home-like independent-living community with well-appointed apartments and a central Midtown/Omaha location. Reviewers emphasize spacious units with large windows and balconies, underground parking, pet-friendly outdoor space with gardening options, and a restaurant-style dining room where meals are generally regarded as good. The community is perceived as offering strong social connections—neighborhood-floor gatherings and congenial neighbors are frequently cited—and a full complement of activities including fitness classes and a staffed fitness room.

Care and staffing impressions are mixed. Many residents and families praise frontline employees as kind, warm, and helpful, and the office team is described as pleasant and responsive. At the same time, there are recurring comments about inconsistent staff performance and unclear role boundaries; these suggest variability in responsiveness and service delivery depending on the shift or individual staff members. Importantly, the facility does not maintain on-site licensed nursing or higher-level clinical staff, so residents who need medical or skilled nursing services must arrange external home‑health providers.

Dining is a clear positive for people seeking restaurant-style options: food quality is frequently mentioned as a strength and meals are not served buffet-style. The community offers optional meal plans and often a one-meal-per-day option, which supports independence but may be limiting for residents who expect more extensive meal coverage included in base fees. Practical amenity notes include that apartment Wi‑Fi is not included in the rent, which is relevant for budgeting and convenience.

Facilities and maintenance show a mix of strengths and emerging concerns. The building is valued for its layout, accessibility, and security, but several comments point to aging infrastructure and deferred upkeep in parts of the property—examples include older fitness equipment, a need for window washing, and some broken amenities. Management has initiated a major remodel, indicating recognition of these issues, but prospective residents should confirm timelines and scope when touring.

Overall, Arboretum Village appeals to independent older adults who prioritize social engagement, location, and apartment quality at a competitive price. It is well suited to residents who are relatively independent medically and who value neighborhood-style social programming. Those who anticipate needing on-site clinical nursing or comprehensive daily care should plan for supplemental services arranged through outside providers and evaluate whether the community’s staffing model and maintenance plans meet their longer-term needs.
