    Warm caring community with riverfront

I placed my mother here and am very pleased: warm, genuinely caring and prompt staff; clean, updated building with bright river-view rooms and lovely outdoor spaces (gazebo, swings, garden with bird feeders); on-site restaurant, salon, PT/OT, and active memory-care activities. Seamless step-up care, proactive admin help, friendly residents and strong community volunteers - safe, family-like, and I recommend it.

    Summary of reviews

Overall impression: Peabody Place is described as a bright, well-kept facility with extensive communal and outdoor amenities and a strong social atmosphere. Residents and families frequently highlight attractive river views, updated apartments, tidy common areas, and well-maintained grounds. The property offers a range of on-site services and amenities that support daily life and convenience.

Care and staff: Reviews consistently emphasize compassionate, attentive staff and engaged nursing leadership. Caregivers are described as friendly and proactive, and families note assistance with administrative paperwork and positive staff–resident interactions. Several comments point to smooth transitions when a resident’s needs change, indicating defined pathways to higher levels of care.

Dining, therapy, and personal services: The campus includes an on-site restaurant and accessible personal services such as a barbershop/haircuts. Rehabilitation services (physical and occupational therapy) are available on-site. Overall, these features are framed as convenient and helpful for residents requiring ongoing therapy or personal care services.

Activities and community life: Activity programming receives positive mentions, including memory-care-specific offerings (puzzles, games) and themed events that promote engagement. The facility is characterized as family-friendly and community-oriented, with volunteer involvement and communal spaces (family rooms, community room, walking and sitting areas) that support social connection.

Facilities and cleanliness: The environment is generally described as clean, updated, and odor-free, with a homey, warm atmosphere. Outdoor features such as a courtyard, gazebo, swings, gardens, and bird feeders are noted as enhancing quality of life and opportunities for outdoor socialization.

Management and operational patterns: Several operational concerns appear across reviews. Staffing levels are described as inconsistent, and families have expressed that information about staffing and other operational changes was not always clearly communicated. There are accounts of residents being moved multiple times during their stay; taken together, these suggest a pattern of room reassignment that families should clarify in advance. Cost is another recurrent theme: care is described as expensive and families recommend clear, up-front conversations about fees and billing practices.

What to clarify when touring: Prospective residents and families should ask about typical staffing ratios and how staffing varies by shift, the facility’s policy on room assignments and the likelihood of future moves, detailed fee schedules and what is included in base charges, and whether specific units have shared bathroom arrangements. Also confirm the availability and scheduling of on-site therapies, dining options, and memory-care programming to ensure they match the resident’s needs.

Summary recommendation: Peabody Place presents many strengths for families seeking an engaging, well-maintained community with strong social programming and helpful on-site services. Those considering the facility should balance these strengths against operational considerations—primarily staffing consistency, transparency from management, potential room reassignments, and cost clarity—and address these topics directly during the tour and contracting process.

    About Peabody Place

Peabody Place sits in Franklin, New Hampshire, and has served seniors for over 85 years as a non-profit retirement community with roots dating back to 1938, so it offers experience alongside a mix of care. The community connects with the Peabody Home nursing facility, and features three flexible living options: Independent Living, Assisted Living, and Memory Care, each with services built to match what residents need as they age at their own pace. Residents in Independent Living can enjoy an active, maintenance-free lifestyle with easy access to dining rooms, recreation areas, and social activities, and the staff stays friendly and trained to help with whatever pops up, all without an entrance fee making the move feel less complicated.

Those who need a bit more help get care with bathing, dressing, medication, and high-acuity needs, while folks with memory issues from mild to late-stage dementia have a secure unit, unique care plans, and 24/7 nursing attention, giving families some peace of mind. The place puts on a full schedule of social, educational, and entertainment programs, plus there are pet amenities for animal lovers and areas set aside for friendship and relaxation. Nutritious meals come from chefs and meal planners, and the community covers weekly housekeeping, laundry, linen service, and meal solutions, with building and ground maintenance so nobody has to worry about chores. If someone wants to get out, scheduled transportation for shopping and trips is available, and there's parking along with wheelchair accessible showers and other thoughtful touches.

Peabody Place also supports families, offering expert help with long-term care, family caregiving, and insurance terms, making the details of aging less confusing. The community embraces diversity and works hard to make everyone feel at home, with a focus on professional, loving support that respects dignity. Reviews are generally positive, with a current rating of 4.0 based on 2 reviews, and the staff includes a full care team to manage health services like memory care, incontinence care, diabetic needs, and non-ambulatory support. You'll find more than 25 nursing beds, options for short-term or respite stays, and opportunities for social engagement and friendships, all set near medical facilities and local attractions in central New Hampshire. Peabody Place aims to balance comfort, choice, and reliable care as residents move through different stages of aging, and the facility stays open to questions and tours, even offering virtual visits for anyone who wants to learn more without coming in person.
