    Resident praises food, staff, community

I moved in last year and I'm very happy here. The dining is outstanding (filet, scallops, lemon cake!), the staff are warm and attentive (Brady stands out), and the campus is beautiful with hiking trails, pool, fitness center and a pottery studio. There's a vibrant social life with lots of clubs and classes, maintenance is responsive, and I feel secure, cared for, and part of a welcoming community.

    Summary of reviews

Givens Estates presents as a large, well-appointed life-plan community with extensive grounds, scenic hiking trails, and a resort-like campus. The property includes a wide range of on-site amenities — fitness and wellness centers, indoor pool and hot tub, art and woodworking studios, multiple dining venues, and transportation services — and offers multiple housing styles from condominium-based independent living to memory care. Organizational credentials such as nonprofit status and CARF accreditation are cited alongside an active Resident Association and a culture many describe as respectful and community-oriented.

Direct-care and clinical capacity are notable strengths for many residents: several accounts highlight attentive, compassionate staff, consistent long-term care, an in-house clinic, and a memory clinic with geriatric services. Programming is broad, with frequent fitness classes, yoga practices, music and arts offerings, educational workshops, and volunteer opportunities that support an engaged social environment. Dining is often praised as high-quality and varied, with residents enjoying formal and casual venues.

At the same time, the reviews reveal recurring operational concerns that prospective residents and families should evaluate. Financially, the community is expensive up front and over time; buy-in requirements and ongoing monthly fees are substantial, and optional services and dining items can be costly. There are also mixed impressions of meal value — some describe gourmet offerings while others find menu items overpriced for quality. Contract terms around on-site clinical care and insurance coverage can be unclear and merit close review.

Care delivery and operations show variability. While many note helpful, kind staff, other accounts raise sanitation concerns and incontinence-care delays in particular incidents, along with unmet expectations for individualized care plans and care-coordination gaps. Staffing levels and responsiveness are described as uneven, with phone and technology reliability issues compounding communication challenges. Operational disruptions such as extended construction, HVAC noise, and infrastructure vulnerabilities (notably the absence of onsite generators and consequent power-outage risks for oxygen/CPAP users) have affected resident experience in some cases.

Management and policy patterns also warrant scrutiny. Reviewers indicate repeated rate increases and at least one major relocation initiative connected to redevelopment that created anxiety about future moves and service continuity. There are isolated safety and privacy concerns related to open-campus access that prospective residents should consider when evaluating security needs.

In sum, Givens Estates offers a comprehensive, amenity-rich environment with a strong community culture and substantial clinical capabilities suitable for residents who prioritize active programming and on-campus services. However, the facility's premium cost structure, variability in care responsiveness and sanitation-related practices in some accounts, infrastructure and communication gaps, and management-driven financial/relocation policies are important trade-offs. Prospective residents should tour the campus at multiple times of day, review contract terms and fee escalation policies carefully, ask for specifics about care-plan customization and staffing ratios, and inspect contingency plans for power, internet, and construction impacts before making a decision.

    About Givens Estates

Givens Estates sits on 215 acres in Asheville, North Carolina, tucked in the Blue Ridge Mountains among tall oaks and evergreens, and you'll find the place both peaceful and full of things to do if you want them, with spaces like the Arboretum and Greenhouse for those who like nature, five miles of hiking trails for the walkers, and landscaped grounds and outdoor spots for enjoying fresh air, and they've got a big focus on helping you stay as active and independent as you like with things like swimming, a sauna and spa in the Wellness Center, different exercise rooms, fitness and gardening classes, and even a Woodworking Shop for hands-on activities. There's a Library and Media Center for reading or entertainment, Art and Pottery Studios for creative work, a Chapel for religious services, and a Performing Arts Center for music, plays, and lectures, and Givens Estates offers a bunch of social groups, volunteering, and classes, from book clubs to foreign language lessons, which helps folks stay involved with the Asheville area too, especially through their Volunteer Partner Agency Board.

The homes stretch from cottages and duplexes to apartments and houses, all designed with rustic charm, and some have their own names like Your Home, Friendship Park, Asbury Commons, Oxford Commons, and Creekside Apartments, and there's a waiting list for some places since so many people want to live here, and the monthly fees often include utilities, making it easier to manage expenses.

Dining isn't just about one room, because there are choices like the Social Brew, Market+Craft, and Terrene restaurant, so folks can pick where to eat based on what they feel like that day. Givens Estates takes safety seriously, with emergency call systems throughout the community and trained staff on hand, with nurses who work inside the community to help out, and the place offers transportation for residents who want to get around town without worry.

Care options go from fully independent living, with housekeeping and maintenance help for those who want it, to more support when it's needed, and they have home care, assisted living, skilled nursing, short-term rehab, and even dedicated Dementia Units, which means residents get medical support and therapy on site, as well as help with things like bathing and medication if that's needed. You don't have to start out in independent living to get a spot in assisted living or nursing care, since they offer direct admission, and both private apartments and shared spaces are set up for folks who need extra help. Givens Estates has special programs and names for their services, with things like Givens Choice set up to give more options, and outreach efforts like Givens LifeMinistries that try to address health issues and help people stay well.

The community belongs to the Western North Carolina Conference of the United Methodist Church and is actually a non-profit Life Plan Community, part of a bigger group that also runs Givens Highland Farms, Givens Gerber Park, and Givens Great Laurels. They want every resident respected, safe, and engaged no matter how old they are, and they're always working on new buildings and spaces as part of their expansion, aiming to make the place affordable and welcoming for over 1,500 residents, all while focusing on giving people chances for a full life, continued learning, and meaningful connection, so people can keep growing even in retirement.
