    Riverside community with attentive staff

I'm very happy living here - beautiful river-side architecture, upscale hotel-like décor, spacious clean units and lovely walking paths, all close to shops. The staff are professional, friendly and attentive; maintenance (Aiden, Emily and team) responds fast and fixes things promptly. Meals, activities and good security make it a safe, comfortable community I'd recommend.

    Summary of reviews

Overall sentiment across the reviews for Highlands at Riverwalk Apartments 55+ is strongly positive, with repeated praise for the community’s aesthetics, maintenance responsiveness, and the quality of staff. Many reviewers highlight the property’s beautiful architecture, upscale hotel-like decor, and eye-catching interior accents and art. The natural setting — including proximity to the river and on-site walking paths — is repeatedly mentioned as a major selling point, contributing to a peaceful, pleasant living environment. Multiple accounts describe the complex as quiet, secure, and comfortable, with friendly residents who appear happy and engaged.

Staff and maintenance performance are among the most frequently commended aspects. Reviewers consistently note fast, effective maintenance responses (some reporting service within 60 minutes) and an ability to identify and promptly fix problems such as bathroom leaks or light fixture assistance. Named employees (Aidan/Aiden and Emily) receive specific praise for professionalism, coordination, and exceptional service. Front-line staff are described as welcoming, courteous, and invested in resident comfort. Communication is repeatedly characterized as timely, with staff offering follow-up and returns when needed.

Facility features and amenities also receive high marks. Residents mention spacious, updated apartments; elevators and accessible building features; outdoor activities including yoga and nature walks; and catered meals contributing to a pleasant dining ambience. The building and grounds are described as well maintained and clean, with examples like patio power-washing called out positively. Security measures and a sense of safety are noted multiple times, and several reviewers say they would recommend or would consider living there themselves.

Despite the overall positive tone, there are recurring concerns that deserve attention. The most prominent issue is rising rents — several reviewers call increases “outrageous” or “too fast,” and some indicate that prices are going up while services are perceived to be shrinking. Air conditioning problems are another notable negative: while many maintenance issues are fixed quickly, some residents experienced prolonged AC outages that caused discomfort. Parking is repeatedly criticized as poor, and the community’s pet policy (not pet friendly) is a drawback for prospective residents with animals. A few operational or amenity gaps are mentioned: entertainment options are described as limited, an on-site ambassador or point-of-contact has been reportedly missing or confusing at times, and there are isolated exterior maintenance lapses (for example, algae buildup prior to a subsequent cleaning).

Patterns in the reviews suggest a community that excels at customer-facing service and building upkeep but is facing pressures common to senior housing: affordability and maintaining the breadth of services while costs rise. The dominant strengths are the property’s ambiance, natural setting, cleanliness, and fast, personable staff who handle repairs and resident needs effectively. The dominant weaknesses center on cost (rent increases), limitations on pets, occasional service gaps (notably AC outages and parking), and a perception by some that programming or services have been curtailed. Prospective residents should weigh the strong staff responsiveness, attractive grounds and interiors, and generally positive community vibe against the financial trends and specific logistical concerns reported by current residents.
