    Filthy building, rude management, bedbugs

I lived here and would not recommend it. Administration and management were rude, staff turnover high, and there were no resident activities or cleaning services - elevators, laundry and hallways were filthy. I suffered a bed-bug infestation with a very slow response, felt spied on despite cameras, got no refund (I had to pursue legal action), and annual rent hikes made it poor value. The gated entrance, downtown views and pedestrian-friendly location look nice, but the hotel-like appearance is only cosmetic.

    Summary review

Overall sentiment in the reviews is predominantly negative, though a few consistent positives are repeatedly mentioned. The facility's location and outward appearance receive praise: reviewers note a pedestrian-friendly neighborhood, good views from apartments, proximity to downtown Los Angeles, a gated entrance, on-site security cameras, and a generally hotel-like appearance. For some residents these features contribute to a perceived sense of security and convenience.

However, those positives are outweighed by frequent and specific operational complaints. Management and administration are frequent flashpoints: multiple summaries mention poor administration, rude management, and an owner who is criticized. High staff turnover is noted, which often correlates with inconsistent service and care continuity. Financial grievances are also prominent — reviewers cite annual rent increases, concerns about value for money, and a policy or practice of refusing refunds. At least one reviewer summary indicates that legal action has been taken, which suggests disputes serious enough to escalate beyond simple complaints.

Facilities and housekeeping are recurring concerns. Reviewers report no cleaning service for residents and specific cleanliness problems in common areas: dirty elevators, laundry rooms, and hallways. A very serious operational and health issue appears in the summaries: a bed bug infestation with a slow response from management. This problem, combined with lack of timely remediation and poor cleanliness, significantly undermines confidence in building maintenance and hygiene. There is also at least one allegation of spying on residents, which raises privacy and safety concerns that are separate from, but exacerbated by, other security and management issues.

Security impressions are mixed and contradictory across reviews. While several positives list a gated entrance, cameras, and an overall sense of security, other summaries explicitly say there is "no security." This inconsistency suggests either variability in actual security measures or differing perceptions/experiences among residents. Prospective residents should seek clarity on what physical security measures are functional and how security incidents are handled.

Activities, care quality, and dining: reviewers consistently report a lack of resident activities, which points to poor programming and low engagement for residents. The summaries contain no specific information about dining or food quality, so no reliable conclusions can be drawn about meal service. Similarly, direct references to medical or personal care quality are absent; the available comments focus largely on administrative, maintenance, cleanliness, and safety matters instead of clinical care.

Notable patterns and practical implications: the dominant themes are management problems, cleanliness and pest control failures, financial dissatisfaction, and mixed security signals. The presence of a bed bug infestation and reported slow response is a major red flag for prospective residents and family members. High staff turnover together with reported rudeness from management suggests ongoing organizational and culture issues that could affect daily living experiences. The juxtaposition of a hotel-like exterior and desirable location with internal operational failures creates a pattern where appearance does not match lived reality.

If considering this facility, prospective residents and their families should directly verify: current status of pest remediation and any past pest reports; what cleaning services are provided and the schedule for common-area maintenance; concrete details about security staffing and incident response (not just cameras and gates); the schedule and types of resident activities; specifics of lease terms, refund policies, and expected rent increases; and staff turnover rates. The reviews indicate enough serious, recurring problems (pest infestation, hygiene failures, management disputes) that doing thorough due diligence and seeking written policies and recent inspection reports would be prudent before committing.

    About Colorado Terrace

Colorado Terrace sits in a mid-rise building at 2455 W Colorado Blvd in Los Angeles, right in Eagle Rock just east of Glendale, where seniors aged 55 and over can find modern, peaceful living and, truth be told, there's a steady flow of activity as it's close to big places like hospitals, the Westfield Mall, Americana at Brand Shopping Center, and the major transportation lines, so you won't feel cut off from things. Residents pick from cozy studio, one-bedroom, or even 2-bedroom, 2-bathroom units, and you get features like carpeted floors, electric heating, intercoms, and beautiful views, some looking over rosegardens, with accessible units set aside if mobility, hearing, or vision is a concern, though there's a waiting list for those. The building itself is about two years old, and it's set in a quiet, "Senior Friendly" neighborhood, full of rose and citrus gardens that help the place stay peaceful, plus the grounds have both indoor and outdoor common areas to spend time in, and the whole area is good for walks if you like staying active in safe surroundings with gated entry and security cameras in place.

There's a community kitchen outfitted with things like a stove, microwave, and garbage disposal to help residents prepare healthy meals, and laundry facilities are nearby when it's time to tidy up, which is handy. Colorado Terrace welcomes both men and women, allows pets, and absolutely does not let anyone smoke in any indoor areas, public or private. Cars are easy to park thanks to secure, gated parking, and if you want to get spruced up, there's beauty and barber services on site. Folks living here can join onsite and offsite activities, and management is usually friendly and quick to help with things, according to what's been said.

Many who live here like the easy access to recreation and wellness activities, and the building works hard to help people keep their independence with reliable services. Apartments tend to fill up, especially those designed for folks with physical disabilities, and information about amenities comes directly from the facility, since outside verification's not provided right now. The area surrounding Colorado Terrace is pedestrian-friendly, meaning seniors can walk to shops and local spots without too much worry, and weekly open house events plus private tours make it a little easier to get to know the place. Based on reviews, the community gets about 2.5 stars, which many people see as "Good," and property images are available if someone wants to see more before visiting.
