    Warm staff, engaging activities, safe

I toured The Summit and moved my mother in - overall a very positive experience. The staff are warm, responsive and dementia-trained, and the activity program (yoga, stretching, cooking classes, concerts and live bands) keeps residents engaged; Roxanne, the activity director, is outstanding. The facility is spotless, light-filled, pet-friendly and well-appointed (theater, gym, pub), and the dining is consistently delicious thanks to a culinary-trained chef. My mom feels safe, well cared for, and is improving - I'd highly recommend The Summit.

    Summary of reviews

The Summit presents as a modern, well-appointed senior living community with many of the amenities prospective residents and families seek: a bright, newly built environment; spacious, light-filled apartments often with balconies; a range of independent-living facilities (theater, gym, salon); and an active calendar of events and outings. Memory-care programming and staffing receive consistent positive mention, including dementia-trained CNAs, robust activity schedules, and well-kept memory-care areas. Housekeeping, laundry, and in-house therapy services are also noted as convenient inclusions for residents.

Staff performance is a central strength for many reviewers. Numerous comments highlight friendly, knowledgeable, and compassionate caregivers, with particular staff members and activity leaders singled out for praise. Front-desk and concierge staff are described as welcoming when present, and families often point to good social integration and resident engagement as differentiators. At the same time, there are recurring concerns about uneven staff professionalism, turnover, and gaps in continuity — for example, departures of key concierge personnel that affected service perceptions.

Dining receives mixed to positive assessments. Several reviewers praise the culinary-trained chef, appealing meal selections, and daily specials; others cite slow service, occasional declines in food quality, and limited vegetarian/vegan options. Housekeeping and room amenities (sheets, towels, refrigerators, microwaves) are appreciated, and on-site therapy and exercise classes support resident wellness and rehabilitation goals.

Activities and community life are consistently highlighted as a strong area: a full schedule of programming, holiday and Veterans Day events, entertainers, field trips, and active volunteer/performer engagement make for a lively atmosphere. Activity leadership is frequently named as a positive influence on resident morale and engagement.

Operational and management issues are the most frequent source of dissatisfaction. Multiple reviews describe delayed or incomplete repairs (balcony and roof leaks, ceiling saturation, carpeting concerns), heating and cooling problems, and concerns about construction quality. Communication and follow-up from management are described as inconsistent, with unanswered phone calls, unreturned messages, and unresolved billing questions. There are also repeated concerns about staffing levels — particularly in dining and assisted-living areas — which reviewers link to slower service and uneven care responsiveness. Several reviews reference clinical coordination problems, including medication‑management errors that required repeat provider visits, and one or more reviews noted limited full-time nursing coverage.

More serious concerns surfaced infrequently but were significant when mentioned: allegations of discriminatory or unprofessional behavior toward employees, an allusion to a state investigation, security incidents on the property, and instances when families described inflexible policies around transfers between care levels that restricted access to shared amenities. These items contrast with the many positive accounts and suggest variability in management practices and enforcement.

In summary, The Summit offers many of the physical attributes and programmatic features families seek — modern common spaces, active programming, strong memory-care activity offerings, and several consistently praised staff members. However, potential residents should weigh those strengths against recurring operational complaints: maintenance responsiveness, management communication, staffing consistency (especially in dining and assisted living), pricing transparency, and limits on cross-level amenity access. A focused walkthrough that verifies maintenance responsiveness, staffing levels for the specific unit of interest, availability of nursing coverage, dietary accommodations, and written policy on transfers and amenity access is advisable before deciding.

    About The Summit

The Summit, built in 2015, sits in Hockessin, Delaware, and is a senior living community that offers several living choices, including Independent Senior Living, Senior Assisted Living, and SHINE® Memory Care for those dealing with Alzheimer's or other forms of dementia, with care that can be adjusted if a resident's health needs change, and you'll find respite and short-term housing options as well. Staff remain on site 24/7 to provide help with daily activities, and safety and housing options get discussed with residents and their families. The community includes well-kept and comfortable residences, with options like the Vermillion, Yale, and Turret floor plans, and welcomes pets. Residents can get help through programs such as Ambassadors Club, Military Veterans Program, Expressions Concierge, and Housekeeping & Maintenance, while transportation is available through the Connections service. There's a restaurant-style Sensations Dining program, where a trained chef and culinary team prepare simple and healthy meals, and residents can enjoy concerts, arts, music, live entertainment, and the Celebrations activities and events program along with a Dimensions Health & Fitness program. The SHINE® Memory Care and the specialized memory care community have spaces designed to make movement safe and reduce confusion. The facility offers resources for families about the stages of dementia, early signs, prevention, and legal and financial planning, and shares information through outlets like The Disappearing Mind podcast. Support for companionship, health and wellness, and other senior concerns are available, and the atmosphere is made to be both comfortable and resort-like, with features and caregivers focused on promoting happiness and health. The Summit belongs to Discovery Senior Living and maintains a continuum of care so residents can stay even if their needs change.
