    Friendly, active, safe retirement community

I've lived at Cypress Lakes for years and am very pleased - friendly, professional staff; great clubhouse, pools, on-site grill and library; abundant activities (golf, pickleball, arts, music); well-kept grounds, gated/safe community with wonderful neighbors and wildlife; flexible home options and strong value for retirement living - I'd happily recommend it.

    Summary of reviews

Cypress Lakes Village presents as a large, amenity-rich 55+ community with many attributes attractive to active retirees. Strengths repeatedly highlighted include resort-level common facilities (multiple heated pools, hot tubs, fitness center), an on-site restaurant and bar (Cypress Grill), and two full golf courses with practice facilities. The clubhouse supports a broad schedule of activities — arts and crafts, organized sports (pickleball, tennis, shuffleboard), music and entertainment nights, dances, and many social clubs — which contributes to a visibly active lifestyle and strong neighborly engagement. The grounds and landscaping, scenic ponds, and wildlife viewing are frequently praised and form a central part of the community appeal.

Resident experience of staff and direct services is mixed. Many reviews describe helpful, friendly front-line staff and long-term residents who foster a welcoming atmosphere; several sales representatives and on-site employees receive explicit praise for professional, compassionate support. At the same time, there are repeated comments about inconsistent responsiveness from management and some gate/security staff conduct concerns. Families and prospective buyers are advised to verify commitments in writing and to obtain legal review of contracts where applicable.

Physical plant and home-condition issues appear uneven across the community. The shared facilities, golf courses, and much of the landscaping are generally well maintained, but reviewers also cite deferred maintenance in specific areas — worn windows, water-damage and wood deterioration in some units, downspout and mower-related damage, and road construction or pothole concerns. Resale and move-in condition standards seem to vary, producing variability in buyer experience. Pest-control concerns and sanitation-related complaints were noted in relation to some homes; prospective buyers should include thorough home inspections and confirm pest-control remediation policies before purchase.

Financial and governance patterns are a recurring theme. Reviews describe high lot rents and an expectation of annual increases (commonly noted as ~5% in examples), additional pass-through taxes, and periodic special charges. Several reviewers report frustration with contract language, perceived lack of transparency around fees and approvals, and difficulties selling homes. There are also serious allegations of deceptive sales tactics and financial disputes in a subset of accounts; given the potential financial impact described, prospective residents should request full fee disclosures, documented policies on rent and tax pass-throughs, and independent legal review prior to signing.

Overall, Cypress Lakes offers a compelling active-retirement environment for people prioritizing amenities, social programming, and golf-oriented leisure. At the same time, prospective residents should enter with caution around contractual terms, fee escalation, and variable home-condition standards. Practical steps for families: confirm all promises in writing, commission a professional home inspection and pest inspection, ask for a clear explanation of lot rent escalation and pass-through fees, and clarify resident-screening and refund policies in advance. These precautions will help balance the facility’s strong lifestyle offerings against the documented operational and governance concerns.

    About Cypress Lakes Village

Cypress Lakes Village sits on over 1,000 acres and has more than 1,600 manufactured homes for residents aged 55 and older, with both pre-owned homes for sale and rental options, some featuring open concept designs and island kitchens, and you'll see multisection homes with peaked roofs and lap siding all tucked inside a gated community with wide paved streets. Folks living here find a focus on leisure, with a multimillion-dollar clubhouse, two championship golf courses, tennis and pickleball courts, shuffleboard courts, a billiard room, a swimming pool, a putting green, boat and RV storage, and a dog park, along with a bar and grill and an on-site restaurant and a full slate of social events, arts and crafts, and wellness programs. There's a golf club membership program and all sorts of planned activities, plus game rooms, a dining room, a fitness center, salon/barbershop, library, and WiFi if that's of use, and people can take advantage of transportation services, guest parking, and maintenance-free living. They offer independent and assisted living, with studio, single, and two-bedroom layouts, and you'll find services like personal care assistants, walking and wheelchair help, and safety features like handicap access and sprinkler systems, while dining services provide many choices for meals, with everything from Asian and Vietnamese to Southern and soul food, and several coffee, tea, and dessert spots like cafes, bakeries, and ice cream shops nearby. The pet policy lets folks have pets, though aggressive breeds aren't allowed, and there's a community Facebook presence where people can keep up with the latest events. Management by Cypress Lakes Village and home sales through Team Cypress - Cove Home Sales help support day-to-day needs, and there are mobile home parts, insurance, and appraisal services available, plus sewer line construction. There's no mention of nursing care or skilled nursing services, but the community keeps an active and social atmosphere for retirees who want a Florida lifestyle with golf, travel, nightlife, and easy access to dining and recreation, with options for both independent and assisted living in a setting designed for residents' safety and comfort.
