    Affordable safe HUD funded apartments

I live here and am very pleased - affordable low-income housing (rent about $300 includes utilities), free lunch, laundry on every floor, parking and 24/7 security. HUD-funded updates (new elevators, fire alarms, HVAC, pipes, fresh paint) and Tracey's masterful leadership with Angel and Donna make staff responsive, courteous and proactive; there's a strong, independent community with plenty of activities and gorgeous skyline views from big windows. Studios are cozy and one-bedrooms have a waitlist, but I feel safe, comfortable and grateful for the continued improvements.

    Summary of reviews

Westminster Gardens is a HUD-subsidized, over-62 independent-living property built in the 1970s that is undergoing phased capital improvements. Reviewers consistently note affordability and included utilities as primary strengths, along with tangible infrastructure upgrades: new elevators, updated fire-alarm and CO2 detection systems, HVAC and boiler work, water-pipe replacement, fresh paint, and new carpeting in many areas. The building’s large windows and skyline views, bright interiors, on-site laundry, 24/7 security, and convenient location near transit, parks, and shops contribute to its appeal for seniors seeking an independent, budget-conscious living option.

Care and staff experiences are mixed. Many residents and visitors describe front-line personnel as welcoming, helpful, and kind, and several reviewers compliment specific administrators who have driven renovation coordination. At the same time, multiple accounts indicate inconsistent responsiveness after move-in, concerns about staff conduct and communication tone, and variability in maintenance follow-through. These patterns suggest reliable service at intake and during renovation projects but uneven day-to-day operational reliability for some residents.

Dining and daily living services are limited compared with full-service senior communities. The facility no longer operates a full prepared-meal program; residents typically prepare their own meals and rely on external services such as Meals on Wheels. This model supports independence and lower cost but may not meet needs for residents who require regular on-site meal support or dining supervision.

Activities and community life are strengths for many residents. Organized recreational options—bingo, card games, bridge groups, pool table, and an exercise room—help foster a strong sense of community. Management’s engagement in programming appears variable: some reviewers praise proactive administrative involvement in activities and renovations, while others feel programming and social supports are secondary to leasing goals.

Operational and environmental concerns recur across reviews. There are repeated references to leaks, mold remediation needs, and ongoing pest-control issues; reviewers also describe delays or inconsistency in completing repairs. Construction noise and limited in-building Wi‑Fi (lobby-only) are practical inconveniences mentioned by residents. Availability constraints are also evident: one-bedroom units have long wait lists and many vacancies are studios with smaller footprints.

Taken together, Westminster Gardens offers a cost-effective, community-oriented independent-living option with significant capital reinvestment and many desirable location and amenity features. It is best suited to seniors who value affordability, independence, and an active resident community and who can manage or supplement personal care, meal preparation, and health needs through external services. Prospective residents and families should weigh the building’s ongoing renovation activity, documented maintenance and environmental concerns, variability in day-to-day staff responsiveness, and limited in-house dining when assessing fit and arranging supports prior to move-in.

    About Westminster Gardens

Westminster Gardens Retirement Community sits on a tree-lined hill right across from the Tallahassee Garden Club, and folks can see a nice view of Florida's capital city from there, all tucked away on 120 wooded acres. The place has a high-rise building for older adults 62 and over with studio and one-bedroom apartments, each unit ranging from about 221 to 452 square feet, and every apartment comes with one bathroom, with rent covering all the utilities except for phone and cable TV, so there aren't too many extra bills for residents to worry about. It's an affordable rental retirement community meant for very low-income seniors, and you'll find it also has some villa homes and maintenance-free apartment homes, plus a waitlist that can take up to a month depending on what's available at the time, though right now some units are ready for move-in if the timing works out. People who want to apply can use an online pre-application process for the Project Based Voucher Program, and they only need to apply once per household, with a confirmation system for tracking where an application stands. The community follows all federal rules about non-discrimination per HUD policies, so nobody's turned away for their race, color, religion, , disability, familial status, or age, as long as they're at least 62 years old. The intake process starts with a phone call and collects basic contact and household details to keep things simple. Westminster Gardens is part of Westminster Communities of Florida and offers several types of support, like independent living, assisted living, Alzheimer's care, nursing care, and even rehabilitation and home care for folks who need it. Amenities on-site include a beauty/barber shop, a country store, a computer lab, a library, an art room, a meeting room, and a fitness center, so there's usually something to do or somewhere to go, not to mention a range of planned social activities every month for residents who want to be active or get to know their neighbors. Living here keeps people close to shopping, restaurants, medical offices, churches, and the areas where cultural arts events happen, plus the Tallahassee StarMetro bus line stops nearby, making it easy for folks to get around the city for errands or visits. The property office stays open from 8AM to 4PM on weekdays, and the place is meant to make life easier and provide a steady spot for low-income seniors looking for both support and community, with a quiet setting and plenty of trees all around.
