    Well maintained supportive apartment community

I moved into the apartment-style community and I'm very pleased - well maintained, supportive administration and attentive staff who are available but not intrusive, on-call help, partial meals and self-furnished apartments. Daily activities are enjoyable, the food is very good, all levels of care (plus nearby rehab) give me real peace of mind - it's close to ideal for what I was looking for.

    Summary of reviews

New Homestead & Homestead Acres appears to offer an apartment-style living model with self-furnished units, on-call staff, and a continuum of care that includes independent living, assisted living, and skilled nursing. The property and grounds are generally described as well maintained, and its proximity to rehabilitation services is noted as a convenience for residents who need short-term therapy. Partial meal service is available; reviewers characterized the food quality positively in several accounts. The activities program is a frequently cited strength, with daily programming and an activities director who receives strong praise.

Care quality observations are mixed. Many families expressed satisfaction and a sense of security, but there are operational concerns that recur across accounts. These include inconsistent adherence to physician-directed care plans and limitations or interruptions in therapy continuation. Several comments point to staffing shortages that affect responsiveness and the frequency of checks or interventions, which suggests variability in day-to-day clinical coverage. Together, these items indicate that clinical oversight and therapy scheduling may not be uniformly reliable across all residents.

Staff and management present a similarly mixed picture. Administration is described as supportive and accessible, and many reviewers note attentive, non-intrusive staff interactions that contribute to residents' comfort. At the same time, families cited variable staff skill levels and inconsistent performance, which aligns with the staffing-shortage concern. The facility's approach to monitoring appears more reactive than proactive in some cases; families who prioritize frequent clinical checks should verify rounding practices during a visit.

For prospective residents and families: the facility scores well on environment, activities, dining quality, and the availability of a full continuum of care. However, before making a placement decision it would be prudent to confirm current staffing levels, clarify how the facility implements physician orders and therapy plans, and inspect specific unit finishes and apartment features. A focused tour that includes questions about clinical oversight, therapy scheduling procedures, and examples of staffing coverage during peak times will help set realistic expectations about day-to-day care.

About New Homestead & Homestead Acres

New Homestead & Homestead Acres in Guthrie Center, Iowa, is a senior living community that offers several care options all in one place, and it sits out in the countryside where things are calm. The facility has independent living apartments and assisted living at Homestead Acres, plus skilled nursing, rehabilitation, and long-term care through The New Homestead, so people can move between services if their needs change. There are semi-private rooms with real closets placed between each resident rather than flimsy curtains, which some folks appreciate for the little bit extra privacy, and each room has windows with outside views and a bathroom with a shower you don't have to share. Staff provide round-the-clock assisted living services and skilled nursing, and there's therapy for people who need help after a hospital stay, including physical, occupational, and speech therapy in their rehabilitation center. The place has a physicians' exam room, a family room, a private dining room for special times, a beauty salon, a cafe, an activity room, and common areas with a wellness center-residents can do health and wellness programs, join social activities, or just relax. There are secure courtyards and walking paths, so it's possible to get out for some fresh air without worry, and two small households share a kitchen and pantry that feel more like a home kitchen. Housekeeping, laundry, and meals are handled by staff, and there's help with daily living, medication management, and nutritional planning. For memory care, the Alzheimer's House is designed for safety and support. The facility is certified for Medicare and Medicaid, operates as a non-profit, and makes a point to focus on the care routines and personal choices that matter to each resident. Trained caregivers are always around, and apartments offer kitchens along with full bathrooms that wheelchair users can get into easily. Everything works together to give people a place to age in comfort and dignity, with daily activities that help keep minds and bodies active, and a steady sense of community that tries to make life easier while providing the care people need.
