    Caring staff and beautiful community

I moved my dad into Holladay Park Plaza and I'm very pleased. The staff are caring, responsive and go above and beyond - Gloria at reception remembers names, nurses are kind, and the therapists provide top-notch, upbeat PT/OT. The community is clean, comfortable and beautiful with apartment-style living, many amenities, activities, a gym and great city views; continuing care is all in one place. I would stay again and highly recommend it.

    Summary of reviews

Holladay Park Plaza presents as an attractive, full-service continuing-care community with apartment-style living, extensive amenities, and a visible emphasis on social and rehabilitative programming. Reviewers consistently describe pleasant grounds, good views, a well-appointed building, scheduled fitness classes, frequent social activities, and an onsite shuttle for outings. Rehabilitation services (PT/OT) are frequently cited as a strength, and many families and residents note personable reception staff and engaged social-services leadership.

Clinical-care impressions are mixed. Several reviewers express concerns about staff training and clinical competency in areas such as wound care, and there are recurring descriptions of inconsistent assistance with activities of daily living (bathing, feeding) and with hydration or dietary needs. Specific operational gaps include delays in implementing therapeutic or restrictive diets and variability in how staff assist with meal accessibility. Documentation and record-keeping practices are also identified as inconsistent, which reviewers link to care coordination and follow-up challenges.

Dining and nutrition receive varied feedback. Some residents find the food satisfactory to good and appreciate options like a food cart, while other accounts describe a fixed menu with limited choices and bland preparations, prompting suggestions to bring condiments. The facility appears to offer allergen-free meal options, but meal presentation and assistance (for residents who need help unwrapping or preparing food) are noted as areas for improvement.

Facility operations show strengths in cleanliness and comfort of common areas, but there are periodic housekeeping inconsistencies reported in resident units and personal-item management, including lost items and variable laundry handling. Logistical concerns include elevator capacity and slow elevator service during move-ins or high-traffic times, limited guest parking, and vendor parking practices that reviewers felt created visibility and safety risks.

Management and organizational culture present a mixed picture. Employee-facing comments describe a positive work environment with a supportive HR function and engaged staff. However, some family reviewers raised serious concerns about leadership accountability, communication transparency, and instances where insurance/payment constraints appeared to affect care decisions. There are also isolated allegations of inappropriate managerial conduct; prospective families may wish to inquire further and seek documentation or clarifications about any such incidents.

For prospective residents and families: the community offers a strong amenity package, active programming, and notable rehabilitation resources, but it would be prudent to directly assess clinical staffing competencies, documentation practices, meal-service flexibility, laundry/personal-property procedures, parking logistics, and leadership communication during a visit. Requesting current staffing ratios, wound-care and clinical training protocols, examples of family-communication workflows, and written policies on insurance/payment-driven care limitations will help clarify whether Holladay Park Plaza’s operational practices align with a specific resident’s needs.

    About Holladay Park Plaza

Holladay Park Plaza is a life plan community in Portland's Lloyd District that offers a range of care options such as Independent Living, Assisted Living, Memory Care, Skilled Nursing, and Continuing Care Retirement Communities all on one campus, and the building itself is made up of apartments and condos with several layouts, including 1-bedroom and 2-bedroom units, some featuring private balconies, high-end finishes, and city or mountain views that the residents seem to appreciate, with over 31 floor plans available in all. Residents can eat at several places onsite-there's Bistro 1300 for casual meals, a coffee bar and café, a grocery market, and Bridges Restaurant for fine dining which uses seasonal and healthy ingredients, and they make accommodations for dietary preferences like gluten-free, vegetarian, or heart-healthy choices, and there's a good dining room where everyone gets a meal every evening. Activities keep people busy, with options like woodworking, arts and crafts in the art studio, social events and lectures, plus a full calendar of fitness like yoga and aqua aerobics held in the gym or pool, and personal training is available for those who want it, while spiritual and emotional support is also part of the programming, so residents can take part in reflection or meditation gardens, or attend other events. There's a rooftop deck with walking paths, a quiet library for reading, social rooms, a fitness center with many classes, arts and crafts spaces for hobbies, parking, pet-friendly spaces, private dining rooms, and plenty of outdoor spaces like a serene garden, making it easy to relax or spend time with visitors or pets. Services cover housekeeping, laundry, transportation help, shuttle rides, cleaning, on-site salon care, concierge assistance, and strong WiFi, and staff remain onsite along with visiting professionals such as OHSU doctors, nurses, therapists, and dietitians, all working together to help residents stay well, with personalized treatment plans when needed. The skilled nursing section is well established and serves those needing post-surgery recovery, rehabilitation, palliative care, or support for dementia in the Memory Care community, and staff members provide help with daily activities as needed for those in Assisted Living as well as full skilled care. The community's focus on wellness means they offer programs to support physical, emotional, spiritual, social, vocational, and intellectual health, and new residents or families can look at resources like tours, events, a photo gallery, senior care planning tools, and a blog to learn more. The building makes it simple to get around, as residents can use public transport like the bus or Max, and the environment aims to be friendly, with warm greetings and smiles being the norm. Holladay Park Plaza gives older adults a place where days feel meaningful and full of things to do, with care that can adjust as needs change.
