    Professional, caring, clean, quiet community

I had a very positive tour and found the property manager and staff consistently friendly, helpful and patient. They follow pandemic guidelines, know the paperwork, communicate well with families, and provide great care and privacy for my mom. The community is clean, quiet, surrounded by woods with lots of activities, and maintenance is responsive. Overall a professional, well-run place I would recommend and consider very good value.

    Summary of reviews

Overall impression Madison Manor Apartments presents a mixed profile: reviewers frequently praise the staff, social programming, and the quiet, rural-like setting, while raising operational and infrastructure concerns that affect safety, comfort, and perceived value. The community appears to deliver a warm resident experience in day-to-day interactions and activities, but several facility-level and management issues have been noted that are relevant for prospective residents and families, especially those on fixed incomes or with mobility needs.

Care and staff Comments about staff are largely positive. Many accounts emphasize friendly, patient, and caring interactions with front-line employees and an accessible property manager. Families report good communication and respect for resident privacy. These strengths seem to support social and emotional needs: staff availability and an active activities calendar are repeatedly highlighted. At the same time, there are occasional concerns about responsiveness and communication lapses (for example, scheduling or late arrivals), and some reviewers perceive variability in staff follow-through on specific tasks.

Dining and housekeeping Madison Manor does not provide meal service or routine in-apartment housekeeping. There is a biweekly grocery delivery option, which some families find helpful, but the absence of dining and housecleaning services is an operational limitation to consider for those seeking more hands-on support. Unit-level cleanliness and move-in readiness were cited as issues in several accounts (mold presence, caulking deterioration, stained surfaces, and odor concerns), indicating that preparation and sanitation practices for new residents can be inconsistent.

Activities and social life Social programming and activities are consistently noted as a positive. Reviewers describe a wide variety of regular activities and an engaged activity staff. For prospective residents prioritizing social engagement, this is a clear strength of the community.

Facilities, maintenance, and safety Several reviewers raised infrastructure and maintenance concerns. The building is older and shows signs of wear (carpeting, countertops, cabinetry, and caulking), and while maintenance staff are present and often responsive, there are comments about inconsistent technical competence and deferred repairs. Of particular importance are emergency-preparedness shortcomings: the community relies on a single elevator and lacks a backup generator and emergency lighting/exit indicators. Power outages that disable the elevator and leave stairwells or hallways dark were described, creating accessibility and safety risks—this is especially relevant for residents who use walkers or have mobility limitations. Additional facility issues include pest-control and grounds-management gaps related to nearby wetlands and standing water.

Management, cost, and value Management is described in mixed terms: many reviewers find the property manager helpful and professional, but others report administrative delays around move-in logistics and appointment coordination. Financially, the lease structure converts to month-to-month after the first year and reviewers cited notable rent increases, contributing to concerns about long-term affordability and value for residents on fixed incomes. Some residents also reported higher electric bills on upper floors, which affects total cost of living.

Notable patterns and considerations for families If considering Madison Manor, weigh the strong interpersonal environment and active programming against infrastructure and operational limitations. The community is suited to people who prioritize friendly staff, social activities, and a quiet, scenic location and who do not require on-site meal service or routine apartment housekeeping. However, prospective residents with mobility limitations, those who are sensitive to unit sanitation at move-in, or those who require reliable elevator access during power interruptions should seek clarification from management about contingency plans, timelines for repairs, and policies on rent increases. A thorough in-person inspection of a prospective unit (including lighting in stairwells and emergency systems) and clear, written answers on emergency power and maintenance response expectations are advisable before committing.

Seniors age 62 and up can pick one- or two-bedroom apartments, each with modern kitchens, garbage disposals, open floor plans, balconies on upper floors, and large closets and bedrooms, and you've got air conditioning, central heat, ample cabinet and counter space, plus laundry rooms on every floor, which is handy because you don't have to go far on laundry day. This place keeps things simple and smoke-free, offers affordable rents under $950 for one-bedrooms and under $1,132 for two-bedrooms, and even throws in hot water, sewer, and trash removal, which can help save a little each month, and they make the community welcoming for people who need accessible features or equal housing options.

You won't hear much noise because there's controlled access for security, along with 24-hour emergency maintenance and staff ready to help if something needs fixing or someone needs quick help; folks can park on site, and there's even extra storage available for those with more stuff, plus a grocery truck comes every other week for convenience. Residents have access to the Solberg Activity Center, which includes a computer lab, campus store, and more social and educational activities to help people stay active, and there are group outings and transportation options, though you pay for rides outside. If someone needs extra support, the community is set up to connect people with services like assisted living, nursing care, memory care, and in-home help with daily activities, and seniors can use their own caregivers if they want, with National Church Residences supporting a quality, supportive environment as a continuing care retirement community. The staff stays fully trained, keeps an eye on safety, and is always ready if there's an emergency, plus the grounds and indoor areas get cleaned and maintained for everyone's comfort and health; you'll find places to gather for arts and crafts or worship, friendly neighbors for company, and a dining area with a breakfast bar open to all.
