Beacon Street in coastal San Pedro, is a five-story, Spanish Colonial Revival landmark that's watched over the port and bridge for decades, and the place's long history includes serving as an Army & Navy YMCA back in 1926, then a recreation spot for servicemen during World War II, then later on as a hotel and a retirement home, and after 1967 it became a residence for people dealing with mental illness, where it provided care and shelter under nonprofit HealthView. The building's got 204 licensed beds and has seen a lot of change, like becoming a licensed Adult Residential Facility and an Intermediate Care Nursing Facility, once handling 83 beds that way, and it's gone through big renovations after earthquakes and got even more updates planned after getting entitlement approvals in 2019 so it'll be adapted into 100 mixed-income apartments, including at least 10 units set aside for very low-income households, and they're working with the firm Omgivning on these changes.
You can find big, light-filled rooms with studio, one-bedroom, and two-bedroom layouts, with square footage ranging from about 525 to over 830 square feet, and there's concrete and tile floors underfoot, central cooling and electric heating, brand new appliances like dishwashers and microwaves, plus in-unit washers and dryers in some spots, and you get all utilities included. Residents can enjoy big windows looking out at the Vincent Thomas Bridge, the Port of LA, and the city, and Harbor View House lets folks have up to two small dogs or cats, with no pet rent but you do need a deposit, and even a pet washing station. The place has modern and historic touches, like big lounge areas, a cozy library workspace, community rooms, TV lounge, game room, and a fire pit for gathering.
Outdoor and wellness amenities are solid, too, because there's a renovated basketball court, a gym, a swimming pool, lap pool, a sports court, laundry facilities, elevator access, and patios for relaxing. Safety and security matter here, with controlled access, night patrol, and a good security system. Harbor View House supports mental health needs as well since it's been home to programs for folks living with mental health and substance use issues, and there's personalized care plans, supportive supervision, and recovery-focused spaces.
The site has about 9,000 square feet of commercial space on the ground and basement floors, onsite management, an online portal for maintenance and rent, and you can get food and drink from The Majestic's café, which serves coffee, pastries, and more, plus there's a poolside restaurant service and a special venue run by Chef Dustin Trani and Arts Technologist KamranV. Laundry is shared in common spaces and parking is nearby. The Hillcrest Company owns Harbor View House now, and they've promised to keep many original features, like the gym, café, and major gathering spaces, in the coming upgrade. Residents have easy access to nearby downtown San Pedro, the Port, and beach cities, with lots of natural light and flexible apartment layouts, and you get both peace and city life right outside your door.
