    Spacious campus, homey apartments, peace

I moved my parent here and have been very pleased. The large, well-kept campus and bright, spacious apartments (porch, full kitchen, garage options) feel homey, and the dining/chef and activities keep residents engaged. Staff are professional, friendly and responsive, with good transportation and a full range of care from independent living to memory care - it gives me real peace of mind and I'd recommend it.

    Summary of reviews

Waterford presents as a large campus with a wide range of living options, attractive apartments, and an active social program. Many families praise the community aspects: an engaging activities calendar, weekly entertainment, spiritual offerings, escorted outings and transportation, restaurant-style dining with alternate menus, and numerous common spaces and grounds that residents find pleasant. The site offers continuum-of-care advantages—independent apartments, assisted living, memory care, therapy spaces, and hospice services—along with safety features such as grab bars, 24-hour call systems, and an on-site security presence.

Care and staff performance are mixed. Numerous comments highlight warm, helpful, and compassionate frontline employees and nurses who know residents well. At the same time, there are consistent operational concerns about staffing levels and clinical competence during certain shifts (notably evenings and overnight). Reviews point to training gaps among some aides and inconsistencies in hands-on clinical tasks, medication administration, and hospice coordination. These operational weaknesses have been associated with delays in toileting/dressing assistance, slow call-button responses, and instances where families needed to intervene. There are also noted concerns about staff conduct and tone in specific events; a small number of accounts raise more serious allegations such as missing personal items and other significant complaints that families felt warranted escalation.

Dining and activities are frequently cited as strengths: many residents enjoy the food, variety of menus, and the social aspects of dining. Activities programming is wide-ranging (exercise, cards, outings, memory-care programming), but reviewers describe uneven access and suitability: some programs are well attended and lively while others are canceled or less inclusive for residents with greater care needs. Transportation and scheduled trips are appreciated, though occasional last-minute cancellations have been reported when participation is low.

Facility condition and maintenance are variable across the campus. Several units and townhomes are described as spacious and recently updated; others are older and in need of repair. Maintenance responsiveness is praised in many instances, yet there are recurring comments about a backlog of repairs, delayed responses on some requests, grounds issues (potholes, lighting), and pest-control concerns in particular areas. Housekeeping consistency is another mixed area: common spaces are often kept clean and welcoming, while room-level cleaning and sanitation practices are described as uneven.

Management and administrative practices show both strengths and weaknesses. Some reviewers commend proactive, hands-on managers and transparent pricing structures; others describe communication shortfalls, denied admissions after deposit/payment, billing disputes, and slow follow-through on refunds and commitments. Staff turnover, schedule changes, and morale problems are reported to affect continuity of care in some parts of the operation.

Overall, Waterford offers many appealing features—varied housing types, social programs, dining, and a continuum of services—that suit residents who value community and amenities. However, recurring themes of understaffing, inconsistent clinical skill levels, variability in housekeeping and maintenance, and administrative communication issues indicate areas that warrant careful review by prospective residents and families. Visitors should observe staffing levels at different times of day, ask specific questions about clinical staffing ratios and training, clarify housekeeping and maintenance response protocols, confirm billing and refund policies, and discuss activity inclusion for residents with higher support needs.

    About Waterford

Waterford sits at 6288 Louisiana Ct N in Brooklyn Park, MN, tucked into a pretty, pastoral area that's easy enough for folks to find, and people say it's a delight to call home, especially with the nice walking paths, a community garden, and even grounds next to a wildlife refuge. The place has a long history, going all the way back to 1956, and has been run by Transforming Age, a nonprofit that believes in respect, dignity, and innovation, which shows in the way they treat their residents and keep up the community. Waterford earned recognition as the best retirement center in Crystal/Golden Valley three years in a row, from 2017 to 2019, which means a lot to some folks around here, and you'll find a mix of independent living and assisted living apartments, along with care for those with memory loss.

The apartments at Waterford range in size, with one and two-bedroom layouts, and some have screened porches, attached garages, big walk-in closets, dryers, washers, and air conditioning, with floor plans starting at $1,145 per month, and sizes from 326 to 1,195 square feet, so there's usually something that fits most needs, and the spacious apartments and townhomes make it comfortable for people aged 55 and better. Waterford gives weekly light housekeeping, offers laundry setups, and folks can get assisted living services like help with dressing, eating, bathing, grooming, transfers, and medication, and there are 24/7 care teams, nurses on site at all hours, and regular visits from doctors, podiatrists, and audiologists. For people who need more care, there are dementia and hospice waivers, and there's both assisted living apartments and independent living spaces, with the option for single room units for those who want something simpler.

Waterford has an activity program that people enjoy, with things like movie nights, crafts, billiards, fitness room classes, a library for quiet time, and plenty of opportunities for hobbies, social events, and outings, since there's transportation to get folks where they need to go, whether it's just around Brooklyn Park or out to see a doctor nearby. The Crystal Room has chef-prepared, made-from-scratch meals in a pleasant dining area with plenty of space for friends, and there's a salon and barbershop for grooming, along with the comforts of complimentary Wi-Fi in the common areas. There's support for all residents to focus on body and mind wellness, and dignity and independence remain important here, and Waterford is considered a verified community, showing it really focuses on care.

Legal and housing protections for LGBTQ individuals stand firm in this state, so nobody's turned away for who they are, and federal housing rules back that up for both orientation and gender identity, and they look at income sources fairly, too. Staff are known for being caring and available all day and night, and there's always someone you can count on if something comes up. The outdoors are special here, with paved walking paths and lovely grounds, which offer a peaceful place to stroll or sit and watch the wildlife, so people can enjoy their time, keep up their routines, and take life at a comfortable pace. There's an information kit and personalized tours for anyone interested. Rental terms, utility details, parking, and certain building features aren't published right now, so it's good to ask for the details if those are important. All in all, Waterford offers stable, senior-focused living with simple comfort and practical care, sticking close to the kind of values people can trust.
