    Welcoming community with excellent amenities

I live here and have been very pleased: residents are friendly and sociable, and the community feels comfortable and welcoming. The two-bedroom suites with balconies are nice; dining is excellent, and the basement store and on-site laundry are very convenient. Strong resident-led activities (interesting films and a wide range of programs), easy transit access, and affordable rent make this a wonderful option.

    Summary of reviews

Overall impression: Reviews present a mixed but specific picture. Many reviewers emphasize a warm, sociable resident community and an active calendar of resident-led programs, while others raise concerns about building age, administrative practices, and service continuity. The facility offers several tangible conveniences (on-site store, laundry, balconies, two-bedroom suites, and good transit access) that appeal to people seeking affordable, socially active senior housing. At the same time, operational and management patterns identified by reviewers merit direct inquiry during a tour.

Care and staff: Explicit commentary on clinical care levels is limited. Several reviewers described the community as suitable for elderly residents or those with mild support needs; however, constrained elevator capacity and an older physical plant suggest the site may be less appropriate for people with substantial mobility dependency or complex care needs. Staff impressions are mixed: resident-facing staff interactions are sometimes characterized as friendly, but there are recurring remarks about inconsistent maintenance courtesy and occasional concerns about staff responsiveness. Prospective residents should ask about staffing ratios, maintenance response protocols, and how the facility manages accessibility challenges.

Dining: Dining impressions are inconsistent. Some reviewers described the dining experience positively, while others questioned the cost-to-value relationship of the dining room and noted that the facility’s meal plan was suspended during the pandemic, which created inconvenience. This points to two practical considerations: verify current meal-plan availability and pricing, and ask about contingency plans for meal service during disruptions or infection-control events.

Activities and social life: Activity programming is a clear strength. Reviewers consistently mention an active schedule, including resident-led groups, interesting film screenings, and a wide range of social options. For someone seeking engagement and opportunities for socialization, this community appears to offer robust peer-led programming and regular events.

Facilities and location: The building provides useful amenities (balconies, two-bedroom units, basement retail, laundry) and a convenient transit-oriented location. At the same time, several reviewers describe the facility as older and note limited elevator capacity, which can affect daily life and accessibility. The facility’s proximity to a cemetery was noted and may be a deterrent for some families on a subjective basis.

Management and notable patterns: Management and administrative practices are an area of concern for some reviewers. Comments range from questions about transparency and restrictive rules to uneven impressions during tours. An open-admissions policy that includes residents with prior convictions was specifically mentioned by some reviewers and contributed to perceptions of an unpredictable resident mix. These patterns suggest it is important to evaluate administrative policies, community rules, and the admissions process directly with management.

Bottom line and recommended next steps: Friendship Manor shows strengths in resident community, activity programming, affordability, and some on-site conveniences. However, potential residents and families should probe operational and accessibility issues before committing: confirm elevator and accessibility accommodations, ask for written policies on meal service continuity and pricing, inquire about maintenance response times and staff conduct expectations, and discuss admissions criteria and the community mix. A focused tour and conversations with current residents and family members will help clarify whether the facility’s trade-offs align with a prospective resident’s needs and priorities.

    About Friendship Manor

Friendship Manor sits at 1320 East 500 South in Salt Lake City, offering apartment living for seniors with over 180 units across 14 floors, and you'll see studios and one-bedroom apartments, each with their own bathroom, plus some apartments are open now, like Unit 1208 and Unit 0914, with prices such as $690, $1,215, and $1,220, though other units are already rented or will be available later, and the building allows dogs and cats if you have pets. Residents have access to covered parking and laundry rooms, as well as in-unit dryers and washers in some flats, and the Manor includes a garden room where people gather for theme days, buffet meals, and continental breakfast, and there's a rose garden, a patio, and a beauty salon for grooming, lots of grocery items stocked in the on-site store, and both a gymnasium with exercise machines like treadmills and stationary bikes and a computer center with internet access.

The community has a television room and a billiards room where you can spend time, with staff who are known for being helpful and joyful, and over the years the staff have gotten awards for their care and activities. There's a strong focus on allowing seniors to be as independent as possible, but there's also specialized memory care for people with Alzheimer's or dementia, along with assisted living help and extra support from trained aides offering companionship and non-medical care, so everyone gets the care they need. Meals get prepared with an eye towards nutrition and quality, and there are musical concerts plus regular events to keep everybody active. People can pick from several different studio and one-bedroom floor plans, though details about every amenity or policy don't get spelled out. The Manor is apartment-style and supports different care types, and uses a few of its own unique names for activities and features, but descriptions leave out a lot of specifics. The place gets recognized for its services and the friendship among staff and neighbors.
