    Clean cottages, caring attentive staff

I'm very pleased with this small, homey senior living community. The cottages are clean and spacious, the grounds are lovely, and the owners and staff are genuinely caring, attentive, and professional - they treat residents like family. There are regular activities (movie nights, bingo, dances), shopping trips, and personalized attention; meals and transportation add good value. My loved one is comfortable and well cared for, and I recommend it to other families.

    Summary of reviews

Overall impression: Colonial Manor Hackettstown is consistently described as a small, clean, and well-kept assisted living community with a pronounced home-like, bed-and-breakfast character. Many families highlight a combination of hands-on, compassionate caregiving and attractive grounds or newer cottages that create a welcoming environment. The facility is positioned as an affordable option with transportation and periodic physician visits that support basic medical and lifestyle needs.

Care and staff: Staff and management receive strong praise for empathy, responsiveness, and personalized attention. Reviewers frequently describe staff as genuinely caring, respectful, and willing to accommodate changing needs, including providing attentive support during hospice and end-of-life periods. Families note that staff often go beyond basic tasks to provide individualized one-on-one care. That said, there are isolated accounts of less satisfactory experiences; these suggest variability in care outcomes between households rather than a single uniform standard.

Dining: Dining experiences are mixed. Several families report improving kitchen leadership and appreciate meal service as part of the value proposition, but others note under-seasoned food, limited meal portions (e.g., a single hot item plus a beverage), and variability in quality over time. Meal-service continuity and menu variety appear to be areas with room for consistent improvement to meet differing resident expectations.

Activities and social life: The community runs a range of social programs — movie nights, bingo, game nights, dances and occasional themed events are noted — and offers outings such as shopping and library trips. The small size contributes to a close personal atmosphere and frequent owner/staff interaction. However, activity variety and frequency are reported as limited by some families, and several reviewers observed reduced group exercise and programming since the pandemic. The small resident population can be a benefit for personalized engagement but also contributes to fewer social options for residents who seek a larger peer group.

Facilities and amenities: The physical plant is regularly described as clean, attractive, and well maintained, with new spacious cottages, private bathrooms, and pleasant grounds. On-site animals and home-like decor are commonly mentioned as positive features. Routine medical visits and transport services are available, which supports independent-to-assisted-living needs. The facility does not position itself as a large-scale memory-care center; there are explicit limitations on accepting residents with advanced Alzheimer’s or severe dementia-related needs.

Management and notable patterns: Ownership and management are portrayed as hands-on and accommodating, with flexible arrival/visit interactions and a family-oriented approach. Pricing is generally seen as affordable by many reviewers, though at least one visitor felt the cost was high relative to the desire for a larger social environment and more amenities. A consistent pattern is the trade-off between personalized, small-community attention and a narrower scope of services and activities compared with larger assisted-living communities.

Who this fits and cautions: Colonial Manor may be a good fit for prospective residents who prioritize a clean, intimate, and staff-focused setting, private rooms, and regular, predictable medical check-ins. It is less appropriate for people requiring advanced memory care, extensive clinical services, or a broad calendar of group activities and exercise programming. Families who prioritize consistent culinary variety or a larger social milieu should compare offerings and expectations carefully. Finally, while most families describe positive experiences with staff and cleanliness, a minority of accounts indicate variability in care quality — prospective families may wish to tour more than once, meet caregiving staff, and discuss meal and activity plans before committing.
