    Warm attentive staff homey community

I moved my mom here and I'm very pleased - the staff are warm, attentive, and genuinely treat residents like family, with nurses and administration giving clear, proactive care and communication. The community is clean, calm, and homey with nutritious meals, plenty of activities, a lovely courtyard and easy one-story layout, and they even accommodated her cat. My mom is happier and better cared for than before; I recommend this place.

    Summary of reviews

Overall impression: Franklin Place / Avista Senior Living Sumner is consistently described as a small, home‑like assisted living community with strengths in individualized, compassionate care and a collegial staff culture. Many families and residents praised staff who provide personal attention, support transitions, and create a family atmosphere. The single‑story, circular layout and a large courtyard contribute to ease of navigation and a residential feel that residents and visitors often find comforting.

Care and staff: Reviewers commonly highlight attentive day‑to‑day caregiving, routine communication about resident needs, and staff willingness to accommodate personal preferences and room personalization. Nursing and care coordination received positive comments for improving some residents' health and emotional well‑being. At the same time, there is variability in responsiveness and staffing by shift; reviewers noted that weekday coverage tended to be stronger than some weekend or off‑peak shifts. A few accounts also point to gaps in clinical processes (medication communication and emergency response), which prospective families should clarify during tours.

Dining and meals: The facility's dining program is described as homestyle, with multiple meal selections and staff able to make accommodations in many cases. Several reviewers praised the food and family‑style dining experience, while others observed inconsistency in meal quality and seasoning. There are also limitations around specialized diets (for example, gluten‑free meals may not be routinely prepared), so families with specific dietary needs should confirm offerings and accommodations.

Activities and social life: Activity programming is a clear strength. The community offers a broad array of on‑site options — bingo, games, arts and crafts, gardening, baking, exercise classes, puzzles, and social events — and residents report forming friendships and regaining social engagement. Outings are less frequent, and transportation for errands and grocery trips has been constrained at times, so families should ask about current transportation schedules if off‑site activity is important.

Facilities and operations: Physical amenities reflect an older, smaller property: many reviewers appreciated the courtyard, garden, accessible bathrooms, and kitchenettes in studio units, but others noted small apartment sizes and an older building footprint. Remodeling and renovation work has been ongoing, which some families found disruptive. On‑site maintenance and housekeeping services are regularly praised, though occasional cleanliness or odor concerns in specific areas were also mentioned.

Management, costs and notable patterns: Communication and coordination from management are often described as helpful and supportive, particularly around admissions and transitions, but there are recurring comments about organizational and record‑keeping lapses. Cost is viewed as competitive by many, yet the fee structure (including a points system and subsequent increases) can lead to fast rising charges; prospective residents should get clear, written cost and fee escalation information. Finally, the community provides assisted living through end of life but is not positioned as a specialized memory‑care facility for advanced dementia; families seeking memory‑specific programming should verify suitability.

Bottom line: Franklin Place offers a small, personable assisted living environment with strong social programming, a residential atmosphere, and generally attentive staff. Prospective residents and families should weigh strengths in individualized care, dining style, and activities against operational considerations such as shift variability, meal consistency, building age and ongoing renovations, memory‑care limitations, and the facility's fee structure. A focused tour and direct questions about emergency procedures, staffing patterns, dietary accommodations, and written pricing will help determine fit for specific needs.
